Property Ratings at Ironwood
Currently Ironwood has more than 25 two bedroom units coming available by the end of the year. There is good reason for this, it's because no one wants to stay here. By default, Ironwood will attempt to increase your rent 10% after your first lease term. Don't accept it, move elsewhere. After attempting to increase rent, property management had to drop it again because it was absolutely outside market range for the unit. But management doesn't care, they just hope you accept it, after all they have all the power. By default, management will charge you exorbitant cleaning fees. Just return the unit however you see fit, you won't see your deposit regardless. Upon move out office staff will claim they have sent you your deposit. They will not actually send you your deposit. Instead, you will be ghosted. Any attempt to talk to a person in the leasing office gets you someone with no power to do anything to help you. If you lease here, expect you will never see your deposit again, regardless of the state you leave the unit. If you attempt to talk to someone in their office to resolve an issue, you will get assurances it will be taken care of. It won't. It will be as if the conversation never happened. Staff will take notes, but the notes are for show. There is no record of any conversation ever happening in their office, and it means they can deny that you informed them of anything. Get it all in writing or it never happened. Units have no central air or heat. Website descriptions say units have air conditioning. Air conditioning is a small unit in the front room that can't cool the back rooms, and stinks when you run it. Livermore gets hot. Units have a single natural gas heater on a wall, which can only heat the front room. Bedrooms have no heat. The heater is inefficient, so your gas bill will be astronomical in the winter, and you'll still be freezing in your bed at night. Flooring in the units may or may not have carpet, you won't know until you've seen your unit. Default flooring here is very cheap laminate flooring. It is incredibly hard to clean. The unit pictures shown on the website are a bait-and-switch. Do not rent a unit sight unseen. The entire complex repeatedly had water outages because the pipes were failing. You will be sharing your water bill with the entire building. This means your neighbors excessive water use is now your problem.

This was our first apartment. The interior is really great, modern floors, and updated appliances. The maintenance staff is honestly really great and despite little things breaking and not working well, they were kind and responsive and resolved to the best of their abilities. The neighborhood is also really great, perfect for walking your dog or taking a jog around nearby parks. I love that there is plenty of guest parking as well. I do have a concern about night time, the apartment complex is so dimly lit at night. Security also isn't the best. Our car was stolen while parked at the complex overnight, and the staff wasn't very helpful since there are no cameras and security doesn't come regularly, despite there being no gates. Otherwise, I really loved living here and glad to call it my home for over a year.
When my partner and I moved in, one of the bedrooms smelled strongly of urine. Management assured us that the carpet had just been cleaned and it would take a few days for the smell to dissipate. We waited, but the awful smell persisted. We raised the issue again and they agreed to have the carpet recleaned. Afterwards, the cleaning scents faded and the smell of urine returned. Eventually management agreed that the carpet would have to be replaced. When workers *peeled* the carpet off the floor boards, we discovered a giant urine stain several feet in diameter. Although I credit the management for eventually addressing the issue, the smelly bedroom wasn’t unusable for a month after we moved in. The gall of the situation is that when we moved out one year later they charged us $115 for a carpet cleaning! Let me emphasize that we never spilled anything on the carpet and meticulously cleaned before we left. At the move-out inspection the staff member said, "I wish all tenants left the apartment this clean." In any case, I was under the impression that we could only be charged for damage, but management disagrees. In any case, this situation cannot be construed as fair-minded given what we had to deal with. We endeavored to maintain positive and respectful relationships with staff during our stay, including forgiving the initial unpleasantness, but when I raised my objection to the cleaning fee to management, I was sternly rebuffed. The bottom line is: if you discover a major sanitary issue when you move in, get a rebate on your rent until it is fixed. Leniency will not be reciprocated.
Good apartments and great location to down town. The Assistant Manager, Choua is the best! She makes you feel welcome and does her best to get you what you need. She cares about all the residents at Ironwood.
