I have been here twelve years and continue to be impressed. The convenient location to everything, the outdoor pool, exercise room, clubhouse, covered parking, and security make this the place to rent. My two bedroom unit is very spacious and quiet. The office and maintenance staff respond quickly to any request.

They purposely do not keep move in records or resident complaints. They then use it as a means to overcharge at move out. During the pandemic, they acted kind and helpful. They moved me into an apartment that was not clean and had damage. I appreciated the place during COVID but I should have taken steps to protect myself. During lockdown all of there business practices changed like anywhere, but now it is an excuse to over charge on move out since no pre move inspection was preformed or allowed do to CDC or management rules. Make this place s last option to live.

You'll find it is not uncommon in the multifamily housing industry for some cleaning and repair costs to be owed at move-out should the condition of the unit warrant it. I never benefitted once from my interactions from staff, instead they have been a constant source of annoyance. They lost my package because they moved it while trying to do some sort of cutesy photoshoot to attract new customers, and did nothing to help me recover my losses. They closed down all the amenities during COVID, the exact features we were paying their incredibly high prices for, but offered zero financial assistance while they made bank by not having to maintain the services. Every time we don't do exactly as they ask they make threats instead of trying to compromise. I'll never forget when they threatened to charge us for having "holiday lights" up in January; the lights had nothing to do with the holiday and had been up since August.

I have been living here for over 5 months nd did not have a problem till now. As many of the reviews have mentioned it before, the management is outright cruel. I made a mistake of a late payment by a day. They charged me, and I am not even kidding, 400 DOLLARS for it. I told them that it`s Covid times and I am in a bit of a crunch, and they said we will send you an eviction notice and told me go back home. I get that apartments have policies, but a small mistake like this landed me a dent of 400 dollars. I was warned about the management before moving, but now I want to write this out to add my two cents to it.

Besides noisy neighbors, car break ins, and an influx of transients around the general area, It’s on the higher end for rent without an abundance of amenities. It’s in Sugarhouse but there are several other superior apartments that would be leaps and bounds beyond this place. Take all pictures when you move in and document everything. A scratch, carpet, blinds anything. Or you’ll get charged for random old things that cost your security deposit and more when you move out that you did not damage. The apartment complex proves to be dishonest and deceptive when you move out, obviously, I get nothing for writing this but hopefully this helps someone else from moving here.

DO NOT LIVE HERE!!! Walls are paper thin, the whole building shakes when someone walks up the stairs or a semi-truck drives by, and simply walking around your apartment causes your neighbors' apartment to shake. I've lived in apartments my entire life, and this was by far one of the worst. Management is lazy and dishonest. They're hardly ever around on the weekends, if at all. So if you have any issues, like drunk college kids blasting music at the pool (which happens every weekend in the summertime), it's your problem to deal with. Get everything management says in writing. Your lease agreement doesn't allow management to make or honor any verbal agreements, and they know this. So they'll say or promise whatever you want to hear, but won't honor anything not in your lease agreement. Their favorite form of communication is eviction and collection notices. They charge fees for everything, including parking and collecting your mail. Crime is bad here and their rent-a-cop is feckless. We witnessed multiple broken car windows, stolen bikes, and homeless people living in the garage. But when you ask to see their cameras, forget about it. They're probably just up for show. Save yourself a lot of money and grief and just DO NOT MOVE HERE!!!

This place is the worst apartment complex. The office management staff are very unhelpful. You have to communicate the same thing over and over again because they are so forgetful or they just don't care to help out their tenants. Overpriced, lots of car break-ins, amenities are always broken.
I am surprised too see any negative reviews of the Irving Schoolhouse Apartments. Reading them I noticed almost all of them were 4 years old and I felt compelled to defend the property and management. My experience at Irving Schoolhouse has been great. I sold my house in Sugarhouse last year and needed a place close to Highland High School for my daughter. I looked at every property in Sugarhouse close to Highland High and Irving Schoolhouse was by far the best choice. They have the best pricing, floor plans, sq. footage., staff, and parking. In Sugarhouse parking is always an issue but not with the Schoolhouse. There is more parking then you could ever need. The staff (Kiera, Winter) treat you like family and I have never had an issue that they didn't solve. The property has just been renovated and the clubhouse is amazing. The staff helped me have my daughters graduation party there, and we are having our family Christmas party in the clubhouse too. The pool in the summer time is by far my favorite. You can barbecue right by the pool and run across the street for all kinds of good food including Whole Foods. Irving Schoolhouse apartments is like living on a resort right in the heart of Sugarhouse. I have never had a car broken into and I park 2 cars and a motorcycle there. 5 stars staff, 5 star property.
Don't rent here. This apartment is overpriced, unsafe, and the management does not care. Our car has been broken into (rear window was shattered) and our storage unit was broken into twice due to the flimsy storage locks. The surveillance is a joke. No one was ever caught and cars continue to be broken into with high frequency. If that wasn't enough of a reason to look elsewhere, the rent is high and they are now making you pay $120 a year for the privilege of having a packaged delivered. If you don't sign up, they will return your package to sender. Or decline to have your mail delivered. It's ridiculous. We cannot wait until our lease expires. There are so many new, less expensive options in Salt Lake where you can be secure and don't have to pay to have mail delivered. Don't waste your money here. I truly wish I could give it 0 stars.
We are disappointed about this place and NOT recommending it to you at all. First of all, the rent isn't worth the apartment condition and services they provide. Here, I am giving only a few examples: 1. Once, someone hit my car in my paid stall. I shared pictures of the scene with the office and asked them to help me find who did it. Despite paying monthly fees for parking lot, camera, etc., they did not help us. we were told that cameras do NOT cover our parking stall! (I don’t know why I was charged for cam every month!) 2. I have not seen services this bad anywhere else I lived in the past. I called the facility guys multiple times on several things, such as fixing tub stopper, ceiling fan, and fireplace. They never got back to me! Even once the water heater broke, we had to stop 2 times by the office to have someone fix it. BTW, water was running for almost a day. Second, there are a lot of hidden fees. IMO, this is the worst thing you would notice in this place from day one. When we moved out, we're surprised by the last bill. We throughly cleaned the apartment (Vac&Mop&etc.); we did not damage the walls or floor at all. However, we got charged for complete paint and clean.
I lived at Irving for 8 years. Was an easy tenant, paid on time, never complained even when the drain above my shower was pouring dirty rusty water into my tub for days. When I turned in a proper 60 days notice, I never was told of the extra charges on leaving. They even charged me 20 dollars for stove drip pans on a stove I never once used. They only do walk throughs after you have left so that you cannot object to their charges. Nice location and 8 years ago, the apartment and the management were great. Now, not so much.
Sugarhouse neighborhood is a great place to live. But if you want a good experience in living, look further than Irving Schoolhouse. The apartments are small, storage minimal, noise travels through the walls, and the management will squeeze every dime that can from you. If you ignore this warning, be sure to examine the lease to know what you are getting into. I am sorry I ever decided to live here!
This is a wonderful location and I have loved living in Sugarhouse. But Irving Schoolhouse is NOT a good place to live. Renters have to put up with poor management, small spaces, noise, and high prices. The management does not treat you with respect and constantly seeks to find ways to squeeze every dime they can from the tenants. It is not worth it!
