Property Ratings at Ivanhoe (1 & 2)
Everything started well when I moved into my studio. I signed an 18 month lease which I later found out is subject to a rent increase after a year. The point of signing that long of a lease was to lock in that price for 18 months but whatever. The apartment I had was nice and updated. It seemed to be pretty much what I needed. Unfortunately, I injured my ankle after living there for 7 months or so, making it challenging to walk down the 3 story building on a regular basis. There were no elevators so I didn’t really have any options. My doctor provided a letter to provide the property manager so I could break my lease to find an ADA compliant place. They wouldn’t accept my letter and charged me about $2100 just to break my lease. According to Oregon’s law regarding breaking a lease, this is somehow legal. It seems to fall under the “just because you can, doesn’t mean you should” category. Regardless, I paid the ridiculous fee. When I finally got my deposit, they took $185 for cleaning and $250 for repainting. I left the apartment in excellent shape. When asked for an itemized invoice, they said they the letter they sent me was sufficient even though the charges seemed arbitrary. Turnover is high. Somehow my water bill went up $40 over the course of 3 months—mind you all of the tenants split the bill so unless someone was just leaving the faucet on 24/7, I don’t know how we could get that big of a jump in water…unless EkoLiving found a “legal” way of raising rent. No one would be able to prove the actual water bill unless they contacted the water company to get the quarterly bill for the building. So if you’re looking for a property management company that’s solely in it for the money and doesn’t care for their tenants, this place is a 10/10.
