Property Ratings at Ivy Hill Park Apartments
I have been reaching out to the Ivy Hill Apartments since April to get them to cut these overgrown weeds that have been protruding from their property and through my fence. The amount of mosquitoes back there due to this overgrowth has led to me not even being able to enjoy my yard this summer. I have done my best not to involve the city and the courts with this matter but my kindness is not yielding anything here. Its a shame that businesses who make money buy do not live in the Newark community feel like they don't owe the citizens in of this community the decency of cleaning up after themselves. Ivy Hill is not a dumping ground!
t has roaches it has rats it has anything I’ve also seen small spiders everywhere the neighbors smoke and the smell goes through the next apartment the hallways smell bad kids are always running in the hallways making so much noise the manager won’t do anything if you make a complaint also the workers have talk bad about some people and it’s so many people and some have even died because of the coronavirus they don’t disinfect the buildings at all people also play very loud music sometimes even at 1am or even late don’t there is nothing wrong with the apartment I think it’s just everything else don’t listen to the good reviews, it’s either they are part of the issue or they were lying or they could have even gotten payed honestly it’s bad and there has been crimes in the basement were a man had salt thrown into his eyes and they stole his money and sometimes they write vulgar words on the elevator walls the elevator sometimes has spit or like pee on the floor the stairs smell like pee and sometimes there would be homeless people in the stairs also the security let’s everyone inside they just sit down all day pressing a button but please always check reviews before renting a place, but then again you get what you pay for
If you can afford to live somewhere better, please do. The leasing office really doesn’t do anything. This probably has something to do with the fact that they’re privately owned. The worst part of living here is the broken down elevators that break every other week and the rodents and critters. You will have a permanent roommate of mice and roaches. It doesn’t matter how clean you are, they will live with you forever. The building is old and it’s horribly infested. The only good thing is the price point and the fact that it’s next to an elementary school and park. They use old paint and refinish their bathtubs that will peel after a month of use. Even for a starter apartment, I wouldn’t recommend. I lived here for 4 years, my car got towed from my paid parking space and they do not pay you back in cash they will add to your monthly bill which puts you in a bind if you didn’t have the money to get your car out. Not worth the price point to be honest.
Probably one of the worst apartments you could every live. DO NOT MOVE HERE. STAFF IS TERRIBLE, building SMELLS BAD. and there’s LOTS OF CRIMES AND DRUGS but staff won’t do anything.

The manger of the place DO NOT care about people safety, and happiness. They only want your money. Manger took it personal that I wrote bad review 3 years ago because I got robbed 2 times, 1 time beating up with 3 guys and other gun point robbery with 4 guys. MANGER DON’T care, and want fake perfect 5 stars to get professional services. TERRIBLE staffs and manger. Very unprofessional and got too personal in working environment. I rather be honest and tell people this area is dangerous so people has rights to know and defend themself better if they got robbed. MANGER Still DO NOT CARE!!!!! I got bedbug, rats and roaches in apt, very terrible but most cheapest rent of all Newark area, for that reasons......... ????
I would have rated this place zero stars if I could. First off please make sure you read all the reviews as I didn’t before I chose to look at this apartment. I signed a one year lease. When I viewed the apartment the cabinets and things in the apartment was not up to date. It had rust stains and dirt and it should have been painted. The rods in the closets were very old looking like they were going to break and they just weren’t very sturdy. They told me these things in the apartment would be fixed before my moving in. One week later I signed a lease and a paper stating everything in the apartment was new. As I walked up to put my things in the apartment it in fact was not fixed as mentioned before new. I told them the maintenance guy needs to fix it. As I opened the cabinets I also saw a dead roach and roach eggs all over the cabinets. How disgusting!! These people do not care. I wish I read the reviews about the roaches prior I would have never even made this place an option. Do not rent here. Even if it’s a last option.
ZERO STARS----DO NOT move in here. The cheap rent is not worth the troubles. Roach infested and I recently got bedbugs and was told by staff that my neighbors brought those in and they cannot do anything except for to come every other week and recklessly spray everywhere. They do not even give you a set time so you have to take the day off and wait for them to show up. You don't know how that chemical is harming you, your pets and kids. Roach and mice infestation in every building. Laundry was recently changed for the worse. Small machines that constantly break down and tenants are now fighting over them because they only take half the load they used to and so now you need more machines. AND dryers ruin your clothes. ELEVATORS are always broken and it is a big deal because you have to climb up to 15 floors god forbid if you live there. Nobody responds appropriately. Old people and new mothers struggled to climb stairs that were nasty and had human and pigeon excrement all over. (make sure you check the building you are offered an apartment including the stairwell before you decide). Water is shut off from 8 AM to 5 PM twice a month at least because of repairs so you will end up running to a nearby McD to use the bathrooms. Marijuana and cigarette smoke constantly drifts into your units, nothing you can do about that too. Security is only for show. Anyone can come and go. People have been robbed in the elevators and there was an execution style shooting right opposite to the buildings at a school. A dead body was found in the park next to it. You call the security and they take their own sweet time to come because they are too afraid about what they may face. If you have family, pay extra and move somewhere else so you can have peace of mind.
Do you like roaches, weird arbitrary rules that no one will explain, and horribly rude staff that treat you and your family like an unpleasant chore? Then look no further: this is the apartment for you. As an added bonus, they'll throw in the constant, pervasive smell of rot, paper-thin walls, puddles of urine in the hallways, and elevators that are out of service nine times out of ten. Living here is a punishment.
Lived here one year. Would not recommend to anyone. All sound travels as the walls are concrete. There is a huge bug problem that staff is unwilling to address so be prepared to pay for any extermination needs out of pocket. Staff is generally unwilling to assist with the exception of the super. On two occasions I had to wait over three hours for the super because the office did not alert him to my problem. The people who answer the phone line are not located on site and do not know answers to simple questions like the location of the security office or the move out guidelines. This is hands down the worst place I have ever lived, made livable only by the cheap prices. I guess you get what you pay for.
Buildings are filthy and roach infested. The neighborhood is sketchy and dangerous. The people are sketchy and dangerous. The staff is rude. They scream at you if you try to get a delivery on Sundays (even when they tell you you're allowed to move in on a Sunday). The ceiling in my bathroom collapsed and they never fixed it. They just put a piece of cardboard over the hole. No matter how clean you are, you will always have roaches. Air conditioning is extra. You can't control the heat in the building, and it's ALWAYS running. You need AC even in the winter because it's way too hot. Terrible place. Terrible tenants. Terrible staff. Don't live here.

Living here, do not expect cortesy from the staff. You have to deal with the roaches, mice and smelling hallways.

i didn't have a lot of time to find a new place to live and I had to settle for ivy hill park apartments. I hate it here!! This complex is disgusting and they try to make it look pretty with flowers in the spring and summer. Screw the flowers! Fix the elevators so we don't get stuck but if you don't want to do that at least put a fan in there so we don't die from heat exhaustion. The doors jam and the walls and floors are filthy because they bring the trash down the the basement without protection. Get a better exterminator or exterminate more often. I never leave a mess anywhere and I just started to see roaches. They come from underneath the LOOSE electric sockets. Ugh! I want try cry every time I see one. I didn't grow up in apartments nor did I live with nasty people so I'm not used to this! Also one of the managers is rude and yelled at me saying I could be kicked out for having a delivery on Sunday. I did not know I couldn't because the lady in the leasing office said I could move in on the weekend. Again, I've never lived like this so I didn't know!! It smells all the time and my neighbor poets her 7 kids, all under the age of 8 run rampant through the halls all the time. Even Saturday and Sunday mornings. I cannot wait to move out. I already started looking bc I don't want to be stuck here for any longer than my lease.
My apartment is great for someone that is starting out on a new adventure in life. if you have perseverance and a will to commitment to hard work. You can use this apartment as a stepping stone for great things in your near future.
Okay so when I moved in i thought it was amazing cause it was my first place, but the whole building ( about 10) is all roach infested. No matter how much you clean they are alway there ( kitchen & bathroom ). They shut the water off about twice a month & there's always at least 1 elevator down. It's convient to different cities in jersey though & is affordable. You get what you pay for, lol'

This is perfect location to go into the city. You can catch loco bus to Newark Penn Station or 37 to airport or 107 to NYC. People are friendly. You are half block from park.
I recommend Ivy Hill Park Apartments only to Seton Hall students who are looking to cut their lodging bill in half. It is muchh cheaper than living in the dorms and you dont have to worry about the guest policy or sharing a room. Other than that, this place is sub-par My father grew up on the Lower East Side of Manhattan and he calls this place the projects. The elevators are frequently broken, stairwells are narrow and smelly, parking is impossible unless you pay the $60/month fee for an assigned spot, the laundry room is shared by two buildings so you may come back to your clothes on the top of the washer because someone else wanted to use it. The kitchen is tiny, not eat in at all unless you are standing. You get one closet for storage. As for bugs, if you dont spray diligently, you will see some of the biggest waterbugs of your life. Ive seen 3 of those, numerous roaches, and a mouse in the basement. You really have to spray once a week to keep them away but I dont feel that you should even have to do all of that. They do not provide air conditioning but if you buy your own unit, the leasing contract requires you pay a $200 installation fee. My friend said they also charge $100 a month extra if you have an AC unit in the summer to accomodate the increase electricity usage. And the floors are not hardwood, they are parquet Ivy is just cheap and thats why people stay here. There is nothing classy about this place. Majority of residents are seton hall students and foreign families, primarily eastern european. Only benefits is that its cheap, utilities are paid, and they dont charge for pets. If you are broke, make this a temporary home until you can save enough to move out and into something more clean and spacious
I just recently moved into Ivy Hill Apts. Thus far I must say that the building I live in is the best kept secret in Newark. My building is clean and quiet. The staff and neighbors are very friendly. Only problem is parking. You have to pay monthly, I feel each unit should come with at least one parking space. if you do not pay for parking it is a nightmare. I would recommend any one looking for an affordable,clean and friendly place to live consider Ivy Hill Apartments.
its ok to live here... but they still have some issue that they need to address .. the elevators keep breaking down and also the stair wells smells at times and the floor is sometimes wet because people drop stuff in the stair wells
So fair, ivy hills has drastically improve, from new security guards to fixing concrete walkway at 240-250. Very great place to live for first time apartment buyers.
