Property Ratings at Ivy Ridge
Absolutely will regret renting here. Poor management. Over priced. Spiders all over the walk ways and ceilings between buildings. Rusted steps and hand rails. Poor upkeep. Heat and air issues, not even throughout apartment. Toilet and water issues. Get emailed notices about theft and having to keep doors locked. Overall a huge waste of money.
Moved into Ivy Ridge for a short term summer contract between June-August 2019. Had quite a few difficulties with the apartment, and most of those difficulties involved management. I cannot recommend living here. 1) When I signed, office scanner was broken for a week straight so the lease had to be faxed over. Fedex charged me $59 to receive the fax, and Ivy Ridge management refused to reimburse the charge. 2) Was not provided a key fob for the fitness center during move-in day. I made two more attempts to get a fob throughout the summer, and both times "the system was down." I never received a fob for the fitness center. 3) In early August, the A/C system started leaking into my bedroom and damaged my property. I contacted management through the portal, and maintenance came three times to vacuum and clear out the A/C system. Every time my problem was flagged as "resolved," I arrived home to a wet carpet. Ivy Ridge did not fix the cause of the problem until I spoke with the supervisor in person. 4) Recently received my move-out charges after leaving in August. I have been charged twice with an item simply described as "155," $70 for replacing two blinds, and $75 for replacing a crisper drawer. Conveniently, my $500 security deposit has now become a $175 charge. This place does not care about its residents, just its bottom line.

We are sorry to hear that you feel you had a negative experience while living at Ivy Ridge. We do strive to resolve any maintenance issue within 24 to 72 hours but we do sometimes have to come out more than one time to troubleshoot & resolve anything ongoing. If you have questions on move out charges please contact us so that we can review with you and can also review with you the inspection form from move-in which we use to make sure you are not being charged for anything that was not damaged by you. Thank you & we look forward to hearing from you.
I moved into Ivy Ridge a year ago. The office made my move very easy. The appartment was in good shape. Any time there was a maintenance issue the girls at the office took care of it as soon as they could. They are very kind friendly representatives of ivy ridge. When renewing my lease electronically they were there to help 100% of the time I would recommend to anyone with pets to check this place out. Thanks Allison and Linda. Mark

Thank you so much for taking your time to post a review! We are happy to hear that you enjoy living here with us!
The description of The Ivy Ridge Apartments complex and amenities is absolutely accurate. The staff are a friendly group of professionals, who were especially helpful to me as I relocated from out of state. The maintenance crew also takes care of snow removal quickly and efficiently. The complex is always plowed and ready when I leave for my 7am shifts. Ivy Ridge is centrally located in Harrisburg. I found many conveniences nearby including shopping, movies, restaurants, the post office, the State House and the train station. I almost forgot to mention the beautiful views of the Downtown area and I enjoy the Park which is adjacent to the property. This is a well maintained and quiet community. It is a must see if you're looking for a new home in Harrisburg.

Thank you for the review! We are certainly happy that you enjoy living at Ivy Ridge!
As a resident of 7 months, I've enjoyed my time at Ivy Ridge. The setup of the apartments is much nicer than every other one I've toured near Harrisburg. Some things that really drew me to this place was the laminate floors throughout most of the apartment, the size of the apartments, and above all else the newer appliances. I can't tell you how many places I've seen nearby that have washers, dryers, fridges, and ovens that look like they're from 1950. Ivy Ridge offers newer, sleek-looking black appliances that give the apartments a modern feel. The neighbors and community have been pleasant for the most part and tend to keep it quiet at night. Also, the great view of the Harrisburg skyline is a cool sight to come home to every day. As for some cons, I had to pay a $100 fee for being locked out one time. (Really, $100 for a maintenance man to drive down the road and open my apartment.) The dog park is in a strange location: it sits on the side of a steep hill so I fear for my dogs ligaments every time we go play there, but there is a soccer field (that sits on flat land) close by that we can also use. Overall, I would rate my time here an 8/10.

We hope you enjoy living here for a long time to come! Thank you for the feedback, we definitely utilize feedback to make improvements to the property. We are in the process of relocating the entrance to the Dog Park so it is not so steep upon entry.
I have rented out several places in both Pennsylvania and NYC and due to a change in my job, I relocated to Harrisburg. I was initially living in Downtown Harrisburg but decided to switch to Ivy Ridge after 1 year after I heard great things from fellow colleagues. I have now been here for 2 years and I would like to say that these apartments are not only beautiful (I live in renovated ones) but the maintenance is very accommodating and do a great job. The Ivy Ridge main office staff has recently changed and I would like to say they are also fabulous. They always follow up on the maintenance requests and really do take care of the residents. They also do great things for the residents such as the contests and the gift wrapping station at xmas was a great touch. I really do enjoy living here and when I relocate to New York in 6 months have to be sure that I find a place with similar property management and maintenance support.

We took a short term rental at this place. The apartment was ok but the management believes in fleecing the renters. In addition to the short term rental fee (an extra $150 a month) they charged us a $300 redecoration fee (redecoration for what?), a $75 turnover fee (really?). There was no mention of this fee when we rented (buried in fine print and they only showed it to us when we asked for our deposit back). I would avoid this place at all cost

I'm sorry that you had a negative experience. You lived under old management. We no longer have an administrative fees and there are no "turnover" fees at move out. The lease is emailed to you in advance of move-in so that you may read over and ask any questions you may have in advance!
The apartment seemed nice when we moved in at first, but over time you notice how cheap everything is made. Fake granite counter tops, cheap laminate floors yet the rent is comparable to places that offer much nicer things. It is noisy, and I mean VERY noisy you would think the walls were made of paper. The gym is a joke, very tiny and it is located INSIDE the leasing office, it is just an awkward set up. The dog park they brag about, is nothing special just a weird slope with some benches in it. My biggest complaint however, is the move out charges. They will completely take advantage of that contract you sign with them, so be warned. When you move out they send you a bill for about $600 with all of these hidden things that you didn't know existed in the contract. Cleaning fees were CRAZY. So you better hire a maid to clean your apartment before you move out or else they charge you about $50 to clean a sink, that you already cleaned. Also they said on our bill when we moved out that they had to replace the carpet, so they tacked on a $150 fee, when I have no idea why they would need to have replaced the carpet. There weren't any stains, we only lived there for one year, which again is another fee, apparently if you move out after only one year you are charged an "early termination" fee of $75. The ladies in the office are snobby and act as though they are better than you, and the type of people living in these apartments aren't what you would expect. We had a neighbor that definitely had more than 6 people living in there with 3 very noisy, undisciplined kids. The only good thing I can say about this apartment complex is the maintenance. They were always very prompt and respectful. I had to put in about 2 maintenance requests and both were completed with a day or two. I would most definitely not recommend this place mostly because of the price in comparison to what you are getting.
I enjoy living at Ivy Ridge, It is very peaceful and the apartment is very nice, office staff and always kind. Any repairs are done quickly and right, maintenance staff are always respectful and helpful. I feel safe. You can walk around the whole complex easily and the view is all around beautiful.
Our townhouse rental in Ivy Ridge is perfect for our current situation. It's close to everything...stores, gyms, restaurants, and our jobs and schools. The master suite is spacious, and having 2 1/2 baths is so helpful for our family! The staff (both in the office and maintenance) has always been helpful and prompt. The neighborhood is also perfect for running, walking, and biking. The only downside to our experience is the rent. I was paying significantly less for a mortgage, but for what we get here, it has been worth it.
When we found this apartment 2 years ago (2013), we fell in love. It seemed like a fair price and we also received a move in special. Now, 2 years later we don't believe this apartment is worth the money. Our rent has gone up substantially both years, almost totally $150 more per month. We also have to pay for gas, electric and water. This apartment was brand new when we moved in and out electric bill is rarely under $120. Seems like a lot of money to us for this one floor apartment. There is no pool, or tennis court or anything of the sort that compatible complexes offer for this price range. There is a gym but it is a poor excuse with 2 treadmills, 1 elliptical, 1 bike and weights. It feels cramped with more than 2 people in there at the same time. In conclusion, these apartments are definitely nice but with the amount of complexes in this area in the same price range, you can do better.
