Property Ratings at J 501 Estates
Positives: good amenities (gym and pool are great when they are well maintained), maintenance staff are polite and respectful, other community members are mostly kind and respectful. Everything else about this property is sub-par. I moved into a newly remodeled apartment in Spring 2022 and the quality of the remodel at the time was already questionable (they had to re-do my floors when I noted a large glue bubble pooling in the center of the living room- only on my request of course). Has now proven to be terrible craftsmanship less than two years on with flooring coming up throughout the apartment, cabinetry falling apart, and bathroom fixtures rusting. There is trash everywhere all of the time. The valet service that residents pay extra for outside of their rent may not be under the control of the property, but the stray trash bags and pieces of garbage strewn everywhere from broken trash bags makes the ground looks poorly maintained at all times. The community managers do not communicate well at all and when things go wrong there is no clear communication with updates and zero attempt at accountability on the part of the managers. Overall I cannot recommend paying the exorbitant prices they charge to live in this community as it is not a deluxe experience in any way.

The staff was insanely helpful and so accommodating to all our needs. The beautiful apartments and grounds sold us immediately! At this point I am pretty upset and frustrated. I keep my apartment exceptionally clean. Trash is taken out frequently. Floors are mopped and vacuumed frequently yet i continue to have a considerable amout of bugs. I have been complaining to management for months!!! Pest contol has come out and it is not working!!! I am on schedule for pest control at least 1-2 times a months. Last night a large roach leaped out from my bed when i pulled back the covers. You can imagine the screams, I’m sure my neighbors heard me. I have also found silver fish twice in my freshly cleaned bed. I have even had a lizard come into my apartment. I am upset because at this time i dont feel that managament is taking my issue seriously or even care. I am losing sleep and and this is becoming a health concern for me at this point. This issue has been going on for months and management needs to resolve it or release me as a tenant. I have spoken to my neighbors on the third floor who seem to be having similiar issues with rodents. This is unacceptable and at this point in time, i am NOT feeling like the “valued resident” they portray they care about. Please resolve this!! I also informed management that I would me making this post this morning!
I have had a great experience at 501 Estates and will happily continue my stay. The office staff is amazing, the maintenance team is really responsive and the overall quality of life has improved tremendously over the last 12 months. Thank you 501!!
This property is stunning. They have freshly painted and enhanced so much around the community. The new management is excellent. The maintenance staff is also incredibly helpful!
Myself and my 8-month pregnant wife had a very bad experience from the very beginning. First, by the time we moved in, the apartment wasn’t painted. Second, until today, more than a week after moving in, we’re still waiting for the in-unit washing machine and dryer we chose to have when we signed the lease in May, 2018. About the painting, it surprised me how unresponsive our leasing agent was. When I asked how to fix that issue, she said she didn’t know whether I had to paint it myself or someone from her team could do it for me. What made things worse is that I had to move in that day and my pregnant wife had to sleep in an apartment with a heavy smell of paint. Although the leasing office manager had told me that her team was going to use rollers to paint so that it didn’t create fumes, they used an air-based application that left paint particles all over the place. Right after that, we consulted our family doctor and he advised us to have some tests to make sure the baby didn’t have any complications derived from poisonous elements in the paint fumes. The issue with washing and dryer is even worse. From day one we were notified that they didn’t have an expected delivery date and there was nothing they could do because it was a third party provider. They offered to “give us some coins to use the community’s laundry” and “disccount from our rent the appliances portion based on the number of days we didn’t have them”. None of these options work for us. My wife has limited mobility due to the pregnancy and having in-house units reduces the risk of having her walking to the community laundry with a basket full of clothes. Because of my daily schedule, I’m not at home most of the day and night, so my wife helps me with the laundry. We don’t care about having “some coins” or “any rent disccount”, because what we need are our in-house units as requested. We need timely responses and a responsible leasing team that can answer to our needs. Now I’m calling the leasing team almost everyday and I’m trying to talk to the manager but she’s always “busy” and I end up talking to the same person (her name is Andrea, the same lady who told me she didn’t know whether I had to paint the house myself or her team could do it for me), who just says “sorry sir but we don’t have an estimate delivery time just yet”. As I said at the beginning, we had a very hard experience from the beginning and I wouldn’t recommend anyone to live here.
When I received the apartment wasn't in perfect conditions. There was part of walls with a different painting, there were holes in the walls, there were liking faucets, etc. I am not a picky person so a let pass a lot of this little things, but it cost me part of my deposit at the end. When I had something major and called maintenance to fix it, they reacted very slowly and many times they fixed one thing but left other in bad shape. At the end, you will start doing things on your own and bear the cost of doing it. The management is not especially friendly and definitely, they believe that "the client is never right." People are nice but a lot of families have started to leave because of this type of issues.

CTE presented us with one price and promotion in person when we toured and agreed to apply and then switched out for another price after we had submitted the application. When confronted they placed all the blame on us, but continued to make mistakes and present us with incomplete information. "Month to month pricing will be $$$" and then later "Month to month pricing is $$$ plus another $200 fee". We decided to find another option at the last minute because they were so shady. Luckily for us we found out that when you know the true pricing at CTE, it's actually cheaper to pick a newer, or newly renovated properties with nicer rentals and nicer amenities. I highly suggest asking a lot of questions and getting EVERYTHING in writing via email, or maybe even recording your verbal communication because the manager of this property is definitely not a forthright guy.
Nobody ever told me to update my new address and even they got my email address in hand they wouldn't send me a notice that I have to pay $14 for some scratch. Instead, they send this to a collection agency which caused me a derogatory record. For god's sake this drops my credit score by more than 50.
I have been living at Century Trinity Estates apartments for almost a year and I have just renew the lease for one more year. It has been an extraordinary experience... Me and my wife came to Durham for different reasons, and one of the main objectives that we were looking was to be able to live in a nice apartments, with two rooms/bathrooms and hopefully without any problems. I must say that everything during this time has been very pleasant, the tennis court is awesome, the maintenance person come immediately when something is broken, there is not noise and I am able to live in peace with everything I need with my wife and friends here at Century. I am sure that everyone that comes here will think the same, is a beautiful place, surrounded by trees and grass, where anyone can live and have a very enjoyable and peaceful year!
We were really impressed with CTE in the beginning when we visited. The properly looked nice, the townhome was nice and newly updated, and the amenities (dog park, pool, gym, tennis courts, etc) were a great bonus. However, since we have lived here, we have been dissatisfied with our experience. Upon move in, many things in the home were not fixed and were broken to the management's knowledge. The dog park is not maintained by tenants or management, so there is a ton of dog feces in the park (so much that I don't even go in anymore). The pool needs a facelift, as well as the gym (no windows open in there, and the ceiling fan does NOT cut it). The biggest rip off is the $28.50 monthly fee for pest and trash. The trash is a valet service (you cannot opt out) and it's just a guy in his pickup that drives around collecting trash from the driveway areas. Again, you cannot opt out of this service. Most of all, I've been disappointed in the management staff. Each time I enter into the clubhouse area, I feel like I'm disrupting them and that asking for recycling bags is a nuisance to them (note: you must recycle in these blue bags that they have). When we were applying to live here, the staff was super friendly, but now that they have our business, it seems they don't care at all. The maintenance staff is overworked and the management's focus is clearly updating older units and not maintaining current ones. For example, we have rented since January and our air filters just got changed in late September. Last I checked, air filters are a preventative maintenance task that should be done quarterly. All in all, if you are looking for a place, I wouldn't recommend here. It's a decent price to live in the middle of nowhere with nothing within walking distance. You can get something at a better price down the road and be closer to either Chapel Hill or Durham.

The staff here is pretty friendly, however, it can take days for maintenance to get to you unless it is a dare heart emergency. The heating units are all going bad so on several occasions, the heating units are dysfunctional and breaking down. I feel the apartments are a little over priced because they are due for upgrading which I think they are gradually getting around to do as tenants move out. My unit still has overdue need of replacement carpet and the patio doors are some of the heaviest doors I've seen and are somewhat dysfunctional as well. The units do not come with ceiling fans as does many of the more modern apartments and I currently pay $1030 a month. I will have lived here a little close to 3 years when my lease ends and I still have yet to see them ever blow the breezeways; I have taken it upon myself to sweep occasionally. I also pay more in trash and water even without a washer and dryer in the unit and it has been more than what I paid city trash and water. Other than the few complaints, the apartments are ok,
