I have lived at J3 Apartments for several years and it's certainly gone through a lot of changes. They just recently got a new manager, Michael, who is fantastic! He is positive and helpful, and plans fun events for residents. The apartment is well located: we often walk to restaurants for lunch/dinner and it's very near the freeways but not noisy.

Maintenance does not communicate and will just show up whenever they feel like it to do the work. Management will find anyway they can to nickel and dime you out of every cent they can. On-site laundry is expensive and way too small for the number of residents. Parking is limited to 1 vehicle per apartment, requiring households with 2 or more vehicles to park on the street or face towing. Don’t bother with this place as for the price of a 2 bedroom apartment you could easily rent out a much larger place elsewhere.

We rented at J3 apartments for a total of 6 months, and it was a fairly average apartment complex. Upon move-in from out of state, we weren't given a tour of our new apartment or the property. We were given a different unit than the one we had signed a lease for, but it ended up being a nicer location. Our apartment was unclean when we moved in - we found trash under the bathroom sink, and our second floor unit had recently had the carpet taken out and replaced with vinyl, leaving carpet fibers and dirt behind. Additionally, the bedrooms and closets are very small, and we almost couldn't fit a medium sized dresser in our room with a queen sized bed. The laundry facilities need more attention than they're currently getting - washers often overflow and leave the floor filthy, and dryers are occasionally out of order. There were a few times water was shut off to perform emergency maintenance, and a maintenance worker entered our apartment without notice. Luckily I was home, but we know at least one other time when we weren't home a worker entered our home with no attempt to contact us. The grounds are kept fairly clean, but yard work takes place multiple days every week, which can be disruptive and loud. Even though our apartment faced Jenkins, the road noise didn't bother us. Dog poop is everywhere though! Parking is tight, and we've had to park on the street more than a few times, but we've always felt our vehicles were safe. There is drug use here, but unfortunately that's the normal for the area. We never felt unsafe outside at night, and never had any reason for concern. Management is usually available in the leasing office, but it's hard to get ahold of them if you're not available from 10-5pm like most people. It took us 5 months to find an email address and phone number that didn't lead to an off-site leasing agent. When we were able to get ahold of management, they were extremely helpful and professional. Overall, for the price, flexibility, and awesome location, we are happy with our experience, though it's hard to recommend to others. We wish 3.5/5 stars was an option.
There are a lot of issues here and it’s clear they do not really care about their tenants here. Was going to renew but now we are moving. We have been super nice and compliant and so there is no reason for this. They raised the rent but they can’t even fix the laundry rooms properly. There is dog poop literally everywhere. They won’t respond to our emails and when they do it’s short and very rude. They have never had a problem with getting our money and we have made things easy on them with something’s we have been dealing with at our apartment. The people running this are fake and paint a picture to get you in that isn’t real.
I am trying to avoid retaliation and so will update this post more when I move. It has gotten really bad here and the management have been straight up rude. We wanted to stay and possibly remove, but we are so disappointed we are counting our days now to leave. The laundry situation is a complete disaster to say the least.
I chose to live at this apartment complex because it was super close to my job. It was my first time moving out and they took advantage of that for sure. The property manager was Lindsey I believe her name was, and she was super nice and helped me out a lot! But then we got Nathan, and he was terrible. I was a day late on rent and there was already a eviction notice on my door if I couldn’t pay. In 2019 they also changed the way you can pay online and if you have complications with your online account you can no longer pay online but with suggestion, pay with a cashiers check. Towards the end of me living there was just annoying. I’m pretty sure he took advantage of the fact that it was my first time moving out that he screwed me over of my security deposit. And I left the apartment SPOTLESS. I cleaned for like 4 days and did no damage to the apartment at all. After asking SEVERAL times, I still never heard from Nathan about my security deposit of $1,400. The place looks nice on the inside but the paint job and phony features don’t fool anyone that lives there. The only good thing about this place was it’s conveniently located and parking wasn’t bad. I’ve learned a lot about the moving out experience and what to look out for at future apartments.
Over the year they’ve had different managers, so many I can’t even count on my fingers any more. They are limited on washer and dryers. Since they’re wanting to build a small “gym”, but at that complex who knows how long it will end up taking. When maintenance needs to be done and you put in a request, it will take over months just hear back. There’s never anyone in the office, it’s like you need to make an appointment just to see them. Laundry facility was changed from using a key to using a scanner which doesn’t even work. Many have told me they can’t even get in without seeing someone leave the door open for the facility. No so happy with the place, yeah the tour of the property is nice and they are friendly but it was a mistake for deciding on this complex.
I went to the complex for a viewing (the manager was very polite), but I wanted to apply and they NEVER GOT BACK TO ME! Emails, voicemails, several calls and they hung up on me every time! This says a lot about how this place is running.
After multiple managers in one year the rudest of the bunch has stuck around to stick it to all the tenants. They will charge you for everything when leave even after we hired professional cleaners. Don’t expect your deposit back. If you like spending too much money for fresh paint cheap superficial renovations and constant maintenance then this place is for you!
I really like living at J3. The apartments are modern and up to date. When I searched for a new home I wasn't able to find all the great things you get- stainless steal appliance, hardwood floors, tile backsplash and quartz counters for such a good rate. The staff is really great and always responsive to whatever I need. I would recommend these apartments to live.
I have never had as many 24 hour notice for week long windows for general maintenance. It seemed like once a month we were being told that people would be in out of our hom. Current manager is very rude and I constantly find her talking down and arguing with people when I walk in her office. We reported moisture and a stain coming through the ceiling and they completely ignored us. I’ve never been more sick in a year than I have living at this location. Run away!!!
Don't believe the lists here. There is no door to door trash pickup, no gym/fitness room, no fire pit, no commonroom, no views, no storage areas, no covered parking/garage, no courtesy patrol, no sprinkler system, no microwave (some units), and no dishwasher (some units).The pool is tiny and the bike storage area is two bike racks at the middle unit. There is 4 coin washers and dryers for 40 units. Not sure who is in charge of updating the apartments.com listing but it is way incorrect.
Manager is fantastic and communicative, Neighbors are very friendly. You pretty much have immediate access to downtown beaverton. Finding a nice restaurant is usually about a ten minute walk. The pool is super cold in the summers which is fantastic. Maintanice is handled very well. You really can't beat it if you need access to the Beaverton area.
