Property Ratings at Jade Ridge
I moved into this place and it was really nice for a few months. Unfortunately that was all the time that I got of it being nice. There was always a leak in the pipes outside my bedroom window. Every other month or so, raw sewage just backed up and flooded the gravel below my window and into the parking lot. It was usually like this for a day or two before they did anything about it. There was a few weeks where they didnt pay the city to pick up the trash so the dumpsters were just overflowing and there were huge mountains of trash everywhere. There were a ton of bugs all over the place. There were roaches in the apartments and those huge sewer roaches would sneak in through the huge gap under the front door. There were also termites in the wall that they never did anything about. The people in the office are rude and will lie to your face about anything. They never answer the phone and they just randomly close the office for no reason. They have repeatedly lost the money orders that we pay rent with. Then try to get us to pay them again. There are gates around the community but they never work. There are homeless people that come in and sleep on patios. The 'security' they have does nothing. Ive never even seen them walking around. The lights in the complex dont work, so at night its pitch black unless you have your patio light on. There were so many leaks in the apartment and they always took several days to come out and fix them. There was a leak so bad in the bathroom that there were mushrooms starting to grow in the wall. We had to take care of the mushrooms ourselves cause they took so long. In the master bedroom there was a leak that kept coming through the bedroom closet that smelled like sewage. That happened every couple of months. There are kids running around the complex that just throw rocks at windows and the cars. I had a window broken from this. They took over a week to fix it. I lived here for almost 4 years and the complex went through 3 name changes and about a dozen management buyouts. Run far from this place!

They will not answer the phone, return calls, emails, u have to walk in & still they won’t do anything. The women who work in the office are some of the rudest people you will ever meet & will not do anything. Walls paper thin, crackheads. Trash, glass, dog poop, cigarette butts, cats in heat, gate falling over. If you wish to ever sleep again, do not move into a bottom unit. Upon moving in my dad was told it was the lower price for the newly renovated apartment. Like many of the previous reviews have also stated. They’re liars

We appreciate your patience and look forward to restoring your confidence in our community.
Run.. Run for your life! Management does not care and lies. Broken appliances, mold, HORRIBLE PLUMBING that YOU pay for. Grounds not keep.. please come see!
This apartment complex is garbage, and NOT a gated community as it has it's gates open 24 hours a day. Homeless people will steal things off your UNCOVERED patio and rummage through the dumpsters in the early AM. The maintenance crew is great & responsive. The property management will never admit fault, they deflect blame and deny these issues exist. Water is included, but it's shut off nearly weekly at points for emergency maintenance. If your apartment gets flooded, like ours did, and you have damages to personal property, they will do NOTHING. If a subcontractor hired by them damage your vehicle, they will side with their subs and not take any action to rectify situations. This is a partial trap complex, ran by people that don't know any better, don't be fooled by fresh paint. Numerous complaints by neighbors and other reviews of roaches, not property cleaning units before move-in, etc... If you want to feel good about where you live, and safe, this is not the community for you.
Terrible apartments and terrible management. Not worth the price you pay.

After 7 years and 2 owners and now the 3rd office/property manager this place is definitely taking a change again for the better. The new manager Kate is awesome and much nicer than the last, and Linda and Alessia in the office are also incredible. The property itself is being improved too. The maintenance truly does care and gets to residents needs in a timely manner.
This place should be last on your shopping list.Been living here over a year with frequent water shutoffs at short notice at least 11 times. When it rains the entrance road floods at least 8 to 12 inches which you have to drive thru. There are major plumbing (old pipes) issues which have been getting bandaid fixes. Also forget about gated community. What a joke! The entrance gate stays broken so anybody can just Drive in.Several cars have been broken into. Been broke so long (at least 6 months) that I have forgotten the 4 digit code. Same with the 7th St exit.Gate is wide open so cars come into the one way exit creating high chances of an accident. This could be a great place to live but with the new management team in place, I can't wait till my lease is up. They are sales oriented and are not able to help much since it is run by a large corp. with a budget so their hands are tied with regard to dealing with major issues. There should be an AZ state law which refunds some rent if a gated community does not maintain their locked entrance and exits. I have a nice car that I do not want broken into or flooded in the parking lot when it rains. Beware
The updates that have been done have really improved the overall look and feel of the complex. Maintenance tickets are resolved quickly. The new playground is a nice addition and well as the upgrades made to the pool grounds. The overall look and feel is so much better than when we had first signed our lease to when we moved in
We have been here about a month and so far, Management is very kind and quick to respond to concerns. Maintenance is very respectful and come within a day or less, which we did not have at our last apartment rental. The entire complex is being renovated and we are pleased with the new playground and amenities. We weren't even expecting our apartment to be as "updated" as it was upon moving in, for such a good rent price. The only problem we had was a noise complaint that we believe wasn't actually meant for us. I look forward to the stairs being updated and more safe. Over all we are glad to be here.
Change is difficult for me and I didn't know how I'd handle Paula and everyone I knew leaving after knowing them for a bit over 5 years, so when Chamberlain and most of all Yesenia took over I was pleasantly surprised. This property was built in 1983 and before the new owners and Chamberlain took over, it looked like it. Now though this place is beautiful, the new management and maintenance is exceptional. Work orders are taken care of ASAP and most of all people are picking up after their dogs now and that was a huge pet peeve of mine. I live here so I see it as my house and everyone should look at it that way, and in the past residents would trash and disrespect this place every night. Its nice living here and I enjoy it, its a beautiful quiet property that Chamberlain should be proud to manage. Thank You,

Thank you for taking the time to provide us with some great feedback. We understand where you could be concerned about change, yet we could not be happier to have made that change very seamlessly. We understand how important it is to make sure that our residents and their needs are prioritized, so it is great seeing that we are continuously doing that on a daily bases. If you were to ever need anything moving forward, please be sure to let us know. Thanks again!
If my review will keep even one person moving here, I have to try. I have lived on this property for a total of 15 years and have seen a few management companies. Chamberlain is, by far, the worst. They flat out don't care about their residents. The facelift the property is getting has been nothing but a major inconvenience. Pools closed, parking restricted. Construction workers leaving trash, saw blades and broken glass laying around and management does nothing when it's brought to their attention. The office staff is another problem. Extremely poor customer service. They're closed on weekends, won't accept packages so many trips to the post office, don't answer the phones and don't return calls. The manager gave me her email address to contact after i brought this to her attention, and guess what? She didn't answer my email! I even contacted Chamberlain directly and got no response. For all of my trouble, my lease renewal was for $150 more per month! My neighbors got a $200 per month increase! The facelift the property is getting doesn't change the inside. 40 year old plumbing, wiring, windows, and even some appliances! Many apartments have very old air conditioners, too! The water gets shut off way too often with no notice, which says a lot about the plumbing being so old. If you're going to spend the kind of rent money this place charges, get into a newer place with management that actually cares.

I lived here for about 6 years from the ages of 15-21 and I gotta say I was a witness and a victim to all kinds of crazy stuff in these apartments. MYSELF personally had my apartment burn down and was never told if it was electrical or from my neighbors lit cigarette, I walked out one morning to take my niece and nephew to their bus stop on Grovers and the apartments were swarmed with police officers with riot shields because a man had committed suicide and they were evacuating apartments. Another morning a man opened his door to get unexpectedly shot in the throat, I've known other people to have their apartments burn down here and get almost no explanation as to the cause, I've had a personal friend fall down their stairs and get seriously injured because of unstable and neglected stair steps and they were not able to get any recompense for said situation. And I personally did see plenty of maintenance neglect when something when be broken and a "work order" would be put in but no one would show up until I called again in a few days and I had my outside fence on the bottom floor apartment 1049 completely rot and have nails sticking out a COMPLETE hazard by every definition of the word, they promised to have it knocked down and rebuilt within 2 months, *sigh* they did not even come and knock it down until 4-5 months later but they NEVER put a new gate up. Overall I hope I am NEVER put into a situation where I have to move back into these apartments.
We visited on 3/2 to see apartment the lady in office said they didn't have any 3 bedroom apartments. I called during the week and made an appointment to come in 3/9 to view apartment because one was coming available. I arrived and the office was locked the office lady came in several minutes late with someone else. We waited and then she didn't even want to help. She said let me look for another apartment because the one i have to show is all the way in the back, unless you want to walk all the way there to see i looked at some paper for a couple minutes. Then she said that she didn't even know how she could show anything because other people were in office. Really unprofessional and seems like they don't even want to rent their apartments. Definitely Do NOT Recommend.

We have had several plumbing issues but the one that stands out most is we had a water bubble in our kitchen ceiling around August of 2018 and maintenance came to remove it, BUT they left a huge gaping hole in our ceiling with spots of black mould. We continuously contacted them to come fix it and they'd say they would get to it but never show up. DO NOT LET NEW MANAGEMENT FOOL YOU!!!! We told them about the ceiling as well and they are doing the same thing!!! I am pretty sure they are going to wait until our lease is up and try to charge us for it!!!

I have lived at Breckenridge since 2/16. In the past 6 weeks there have been 4 gun incidents, 3 of them were shootings. I understand the complex can't promise a crime free environment but nothing is being done to make residents feel safer ad office pretends they know nothing about the incidents. Apartments have no insulation and thin windows let all the Phoenix heat in, no air flow in the apartments means no temperature relief even when it is in the 60's outside and fans are in the windows. Definitely will not be renewing the lease.
We moved to this apartment thinking we were going to be staying for a long time. After 6 months our eyes were opened wide. My 8 year old was riding his bike (within the apartment complex) and was hit by a car (he was ok, but his bike was totaled). My 12 year old was bullied by other kids (rocks thrown at him, name calling, threatened, etc). We tried to talk to these kids, but they just started screaming at us (so I took a video to show management). Managements solution was to write a letter to the HOA (as some of the units are available to purchase). We never received any form of resolution (letter, meeting, etc). Our 12 year old was accused of damaging a CONCRETE TRASH CAN - to which my response was show me the proof and I will pay for the damages - then we find out that some other child did it - no apology given. After this incident we started to receive threatening letters from the office (renters insurance lapse - our policy is with our car insurance and renews every 6 months; notice that they were not going to renew our lease once it was up - We always paid on the 1st - because if you did not they charged you a late fee - no grace period). We had mushrooms growing in the middle of the apartment (I called maintenance - they came in, pulled the carpet away from the wall took the mushrooms out and got ready to leave. I asked if they were going to spray anything and he said no - so I offered my Lysol can as it was the only disinfectant I had at the time). Every month I had to have maintenance come to the apartment for something broken. NOT WORTH YOUR TIME!
Our place was infested with cockroaches, appliances were constantly breaking and would take up to a month to fix at Times. Leak from the apartment above was improperly fixed so it would just leak again and the electrical is done incorrectly with exposed wires even the fire department said it was not safe they will enter even without permission the people in office have no idea what they are talking about anything that is damaged before you move in they will charge you for it when you move out the windows are very old so be prepared to have a high electric bill anyway they can screw you over they will this is the worst place to live my car was broken into twice within 3 months of moving there the only reason I'm giving it one start is because I have to give it something in order to submit my review
This place is great! I moved in a while back and I am very happy here. The leasing office is very accommodating, friendly, helpful and polite. I transferred to a different apartment in the complex and they were so helpful and fixed everything I asked for quickly. They really care about their tenants being happy and I appreciate that greatly. The office manager Paula is great! She really listens and is willing to do what she can to help. The leasing agents are also fantastic! They are very friendly and any requests you ask for gets done quickly. The maintenance team is super nice and quick to get things done. The apartments are quiet and the rooms are spacious. The area is also great, right by a grocery store and a shopping center. I would recommend this place!
My friend and daughter live here, and I fix more things inside that the Maintenon guy was supposed to over 2mo ago!! And to top it all , ceiling is sagging water spots paintnpealingbfrom what was supposed to be fresh painted before moving it... And hand railings falling off to go up the stairs! NOT TO ME TION THE POOR CIRCULATION! No no no!!!
Breckenridge is OK for the most part. The price is great for the amount of space you get, and it is conveniently located near practically everything from shopping to freeway access. For being a resident for two years I would have to say the biggest deal breaker for my family was the pest control. Having had two different units on this property with the same problem was very irritating. Yes they do have the exterminator every Tuesday but it shouldn't have to be twice a month you get your unit sprayed. So if your on a budget or fixed income this is probably the place for you. You get what you pay for kind of thing.
When I had to move into an apartment due to unemployment and other financial reasoning, I was discouraged. I have 2 dogs & 1 child and I could not imagine not having a home with a yard. When my 1 year lease was up here, I had to make another difficult decision if I was going to go back to living in a home again, or stay at Breckenridge. My experience (and my daughter's) living at Breckenridge has been so outstanding, we decided to stay another year. The way the mgmt. takes care of their tenants is amazing! It's a beautiful place with their gardening & so many tall trees that shade us from the AZ sun! From the landscapers who wake me early every Monday morning up to the activities the office arranges for tenant appreciation I don't think can be found done better anywhere else! The way mgmt budgets their money and expenses are always put forth to benefit the tenants. Their decisions on where to put the money in their budget can be seen in the landscaping, the care of the grounds, resurfacing the pool(s), replacing pool furniture whenever it's needed, happy tenants and families and friends we have come close to is next to nothing I've ever had before. We have private security guards, security gates and 24 hour service when needed. It is so child and pet friendly, & I always feel safe here. When I was in the office today to pick up a package, I patiently waited for the manager to finish up checking in and giving keys to a new tenant. When they were all done with their business, the manager told them to wait one minute, that she had one more thing for them. She went into her office and brought out a Welcome door mat, and a gift basket of goodies that everyone needs during the moving process. Breckenridge goes far beyond what is expected from an apartment building. They have regular outdoor events during holidays and provide tenant safety meetings with the surrounding police and other organizations. It is now tugging on me again whether or not we will move into a house at the end of my lease. I will most likely be signing another year lease coming up at the end of 2015. Breckenridge should, for sure, be voted one of the best places to live in Phoenix, Arizona. Sincerely & with great appreciation for what you are doing to help our great nation's families to live just that much better, Allison H, Phoenix, AZ
"This oasis in the city truly cares for you: wonderful service, prompt 24 hour maintenance, free Wi-Fi in the club house, a gated community with courtesy patrol, free movie rentals, two pristine pools, and a 24 hour fitness center. Superbly maintained, it offers quick access to everyday shopping and exceptional restaurants, while soothing you with palm trees, fountains, and sunshine." Andrew Sullivan, Phoenix, AZ
I have not lived in an apartment in years, but this experience has been exceptional. Everyone from the office staff to my new neighbors have been friendly and helpful. It's a great location with shopping, dining, a park, running trail, and community center, all within walking distance. This place is pet friendly, and family oriented with community activities, a play ground, basketball court, pools, BBQ, and fitness center. What a great place to start fresh.
When we got married, my wife and I needed to find an apartment that fit our limited budget as well as could be moved into relatively quickly. BreckenRidge met that requirement with one of their 1 bedroom apartments, and for the past 2 years we have, for the most part, been happy living here. The interiors are nice, with newly installed counter tops, cabinets and appliances. Our neighbors, for the most part, are respectful with their noise levels. The staff and maintenance crew have been, again, for the most part, helpful and prompt. After our year 1 renewal, we were able to get our carpet cleaned and a wall painted for free, which we really liked. We would recommend BreckenRidge for anyone looking for a first time apartment on a budget. With that said, there are a few things that are causing us to look elsewhere and not renew our lease. The first is that the 1 bedroom apartment, while adequately spacious, has only 2 very small windows that don't allow in very much sunlight at all, especially on our north-east side of the building. We also don't have our own patio, but have to share with our neighbor. The patio is also the walkway to the laundry room, so it's not really usable at all. There's also very poor air circulation. Most of the A/C and heating vents are located centrally, very close to the air return, instead of at the perimeter of the apartment, so you can get hot and cold pockets if you don't run some fans. The bathroom fan also doesn't exhaust any air, but instead, in the words of the maintenance staff, "are designed to only circulate the air in the bathroom", so after showers in the winter there is condensation throughout the apartment. I feel that we have to clean this bathroom much more frequently than I have anywhere else just to stay on top of mold and mildew issues. There's also been a couple times where I've reported a maintenance issue to the office staff, but it didn't ever get to the maintenance staff. We had a recent issue as well where they showed up in the morning for work that we were unaware they were going to be performing. Apparently they had called, but no one answered and they didn't bother to leave a message. Overall, it's been a pleasant experience, but now that our budget has grown we are ready to look elsewhere.
Located in a moderate-rent district, Breckenridge has what one might expect. The grounds are well maintained and the team is courteous. The neighbors could be better screened, but with no deposit required, I guess we get what we get. Nice amenities, including 1-, 2-, and 3-bedroom apartments, two swimming pools, playground, dog park, and tiny workout area.
Let's start of with friendly staff move to luxurious living space in our 3bd 2bth with private laundry area. Two pools, one is heated next to Jacuzzi, a dog park that's gated as well as the community. The children aren't left out either they have a park and community planned activities monthly.
A great community to live in! Everyone that works for this apartment community really does treat us like family! They are always willing to take care of us & make sure any problem gets fixed in a very prompt manner & time frame! Just an all over great place to live!!
Breckenridge apartments in Phoenix are affordable and in great condition. The office staff is great and will take care of your needs as soon as possible. The only drawback is there is not a lot of parking.
We want to move to a better place, this apartment has only one bathroom with three bed rooms and with three girls and two grand daughters.
My apt complex goes out of there way to make things nice for me & treat me like a true individual.
my overall view of breckenridge is very good it is a well maintained and the staff is very nice i enjoyed my time there looking around he apartments are very nice also
I have lived here for approx. 3 months. I found the complex when I was doing some serious apt hunting for cheap prices. I got a 2b/2b (1000ish sq ft) for $600. Which is amazing! Water is included ($50) and I pay $30 a month for my washer and dryer (full size). You can, however, use your own as well and skip the $30. So far the office staff has been polite and I have had no issues. The grounds are pretty and although I haven't used the pools yet, the playground and the gym are a nice bonus. They offer free dvd rental as well in the office. My hubs loves the basketball court too. I really have zero noise issues, except the back gate is kinda loud, but no biggy. I love that its a gated community, so I will take it. I love the apt itself, the only thing I am not too happy with is that the apts done have back patios, just front porches. Still kinda big, but not amazing. I sacrificed the back patio for the price, so that's ok to me. The maintenance took a few days longer to complete my work orders than I was ok with, but when they did fix the issues, they did a great job and were super polite. The location is nice (right down the street from the 101 and lots of shopping). Jimmy Johns delivers here too haha! So far, I love it. I will update in a year and let you know if I have any issues. But so far, I recommend.
