Communication wise, 0/10, hard to contact them, and it always goes to voice mail. For trash I have to throw them by myself to the trashbin because the people in charge with trash never picks up 0/10, lastly for parking lot it's hard to find a parking spot it's very limited and always full 0/10. Overall dissatisfied. Hope this review helps for future renters.
The apartment is very friendly, and safe. They have been making amazing renovations to the area for the tenants. They work well with you on getting your lease set up. 10/10 , highly recommend this complex, and very affordable
The James apartments are home to me and my family and even though we’ve been living here for just a short time it feels like home, especially with such an amazing staff at the office and the friendly neighbors.
This property has been under new managers since the end of last year and it looks like they really are working hard on a lot of improvements - they completely redid the whole pool for the summer, have cleaned the place up a bit more, put a new fence in for us and have done some nice remodels we've seen. They are also very nice to work with and respond on a personal level.
The new owners are great. Erika has been very helpful. Can't wait for the new pool!
Staff is very unprofessional. They will close the office early to go home. You can never get a hold of them telephonically, you always have to walk into the office when it’s open. There is no grace period for late payment, so if you can’t reach them prior to the 1st of the month good luck. There is no dishwasher in unit, but listed anyway as an amenity. If you get a downstairs unit you will hear the water running through the walls along with every step your upstairs neighbor makes. Do not waste your money here!
The maintenance cane in within 48 hours and fixed all 4 work orders within a matter of hours. The management team are really friendly and the property is quiet, the only downside is that in Washington apartment properties don’t come with AC in them due to their year round in climate weather, so we had to buy our own window unit for AC. Other than that this is a great property for a reasonable price as compared to other places considering the cost of living around base.

Moved In when Trinity was here but then another company bought it after that it when down hill fast The place had ants, rats they change you for everything trash water sewage trash valet and the locks on the door when I moved out I still my contract with trinity so I only had to paid two months of my rent plus the 2 week notice but if I had the contact with the new owners I would have to paid 6,450 for two months plus the trash water sewage also the 2 weeks and i left the apartment clean but they didn’t give me my deposit back in fact I still had to paid more I don’t recommend it at all police was always there many people move out the apartment look new but are falling apart it’s not Worth paying for the amount their asking for and if you live in the both back where every you can hear everything the walls are thin
Been here now close to 2 years, its been good, maintenance is great, office people re friendly, only big issues I have is the amount of people who walk their dogs with out a leash, and how high they raise the rent...I'm looking at a 300 dollar increase in a matter of two years...I feel this is kind of un fair but what can ya do....Other than this its not a bad spot to be.
Initially I wasn't going to leave a review but after reading other negative reviews I find it only fair to throw my two cents in. Ive lived here for well over 7 years. Never have we ever had an issue with previous management. We were not made aware of a drastic rent increase when signing a new lease. Maybe that was our fault for not asking or theirs for not being crystal clear on the day of signing. So here we are stuck in a run down appartment with old poorly working appliances, paying for a trash service that is shotty at best with a dumpster that consistantly breaks down. We asked to relocate but were told that was just not possible......so I'm not sure why that is an offered option all of a sudden to others who are also crawling out of the woodwork to leave honest reviews. We are no longer allowed BBQ's, cars are constantly flagged for towing, the office hardly ever answers the phone and only return calls if you leave numerous messages. The after hours message center is a joke. Heven forbid you have an actual emergency the likelihood of the receptionists taking the correct information the first time is low at best. Every few weeks they find another reason to post a notice of entry which is annoying at best.

We always ensure that renewal notices are sent out in time and in accordance with Washington State Laws. There is always one copy posted to your door as well as one copy sent in the mail. We do not like to hear that our residents do not find value in their home. I would be more than happy to schedule a time for our Maintenance Team to come take a look at your appliances if you?d like. We will always encourage a relocation but at times, there may not be homes available to relocate to. If you?re looking to move into a 2 bedroom but all we have are 1 bedroom homes available, a relocation would not be possible at that time. Barbecues are a fire hazard and are prohibited in our community. We also abide by our lease contracts when it comes to the parking lots and if a vehicle is not in compliance, it may be tagged to be towed 96 hours later. I apologize that you have trouble reaching the office. Because we are a small team, there are times when we are all helping other residents or prospects and are unable to answer the phone. However, we do our best to make sure we are available at all times. If you leave a message, someone from our team will always return the call as long as we have valid contact information. I?m sorry to hear you have not had a good experience with our after-hours maintenance service. I will gladly reach out to them and find a resolution. I want to thank you again for your feedback. The old owners as well as the new owners/mgmt. are arrogant and self-serving. Marijuana grows in people's apts, faulty laundry facilities, laundry thieves, rent doubled in 4 years with no upgrades to my apt. and verbally abusive JBLM soldiers who cat call women and threaten male residents. You can contact the Lakewood Police Dept. and they will tell you about the calls to this apt. complex. "TOO MANY"!!!

Although legal in Washington, marijuana is prohibited in our community per the lease agreement. Residents are responsible to ensure guests are aware of the rules. We take this very seriously as the smell is invasive and impacts the living experience of other residents. However, if we are not made aware of the issue, we cannot take any action. We understand that rental increases can be uncomfortable but they are a good sign that the local economy and community are thriving. We must be fair and competitive with neighboring communities and our pricing is reflective of that. Our laundry facilities are available for resident use and we have not received any complaints of laundry going missing. We are always willing to fix any issues that may arise with the machines and we do make sure they are well taken care of (they were recently replaced). Really disappointed in the way things are going around here. I've lived here for 4 years and once new management took over I thought things would change for the better. Initially Charlie wa every helpful! Ron is amazing and I never have a problem with him coming to fix things he always does great work with a great attitude. The problem I have here is that for 8 months I've had painters outside my house looking into my apartment cursing cat calling whistling and it makes me very uncomfortable, we are due to sign a new lease soon and though we will have to pay the new rent we will not be getting any of the upgrades that the new apartments get so what exactly are we paying extra for? They have been working on a new rental office for months so the pool and fitness center is out of commission I asked Charlie when they will be done she said the third week in July it is now July 28tg and the rental office still looks like a construction zone with no end in sight! We don't have dryers that work properly but all of these other renovations are being made. There have also been thefts someone stole a bike off my neighbors balcony and broke into my other neighbors car Charlie said we have night patrol and cameras but I have NEVER seen any night patrol and Charlie later admitted that the "video surveillance" that is supposed to aid in keeping us safe is fraudulent because the cameras don't work and are "dummy cameras" even though when you first come into the community there is a huge sign that says "you are under video surveillance" I hope that once everything gets settled this will be a great community but as of now I am not impressed with the way things are going.

The James are the worst apartments I've ever lived in. My apartment flooded because my upstairs neighbors toilet overflowed for hours when they weren't home. The toilet problem had been reported months ago. All of my carpet was soaked, water damage on the ceilings and holes where maintenance drained the remaining water out of the ceiling. No carpet was replaced or even cleaned. The James makes "renovations" to charge too much for rent. Painting the balcony, putting a gate around the trash can, renovating the leasing office, repairing the lines in the parking lot and now trash valet (a joke) just so they can raise the rent 200 dollars. New tenants get to take advantage of new amenities in their apartments but loyal tenants who have been here for 4 years are stuck with the old, dated, broken appliances and still pay the new rate. They advertise nightly patrols but there are none. They put signs up saying the neighborhood is patrolled with the hopes it will scare anyone from doing anything. New management has become rude and seems to hate her job.

Do not rent here if military. I got orders to PCS and turned them in to the apartment management. Due to my lease expiring that month, they moved my lease to a month to month lease and changed my rent from 700 a month to 1125 a month. They do not prorate rent either. So if you get orders to leave on the 5th of the month, they will charge you the entire months rent. They do not support the armed forces in anyway and they do not deserve our business. They will also draw you in with a low first year lease then after first lease expires will always raise your rent on the next contract since they figure you will not move due to cost and hassle.

Really not a bad place to live, area is kept clean, mostly military residents including myself. Only problem Ive ever had with management is that theyre really strict on rules, which isnt a bad thing, but there was a few complications with my paychecks and I wasnt getting paid until the day after rent was due, I asked the management if they can work with me, and they said Id still have to pay an $80 late fee, which kinda hurt my wallet since my military pay was already short due to paperwork issues as I was getting Single Soldier pay, when Im married with dependents. They strictly insisted that if I didnt pay the late fee, Id have to vacate the Apt Unit. Theyre not an easy management to work with, my mother lives in the same complex, and they gave her a notice on her door saying she must pay (( a total of 5 cents in MONEY ORDER FORM)) since she was a nickel short of rent, otherwise shed have to vacate the Unit also.
