Westover is a small tree-lined neighborhood about five miles southwest of Downtown Richmond. Westover has a lower cost of living and offers a variety of affordable rentals as well. Cassandra and Marquita have really turned the property around! They've built a great team with Berenice, Ke'Vonne, Tre, Ryan, Paul, and Tony, and everyone is working hard to make sure the property is a great place to live. Yes, it was built in the 60s so there are issues, but nothing the team can't or won't fix. They have overcome a lot of obstacles to get the property where it's currently at and they just keep getting better!

Donot move here everything about this place is horrible office people rude and nasty and never know how to help you maintenance don’t fix nothing you basically gotta harass them to fix something in your apartment but the office make sure you pay your rent every month i been Here since January and i swear It’s a new problem every week Like contractors fixed the apartment up with they eyes closed… Pest control is horrible honestly don’t think they even come spray when you ask them to … they throw a thousand fees on your account that honestly don’t even think it’s worth paying for

This is certainly not the experience we strive to provide. We take your concerns about maintenance, pest control, and customer service seriously, and it is clear that we need to improve in these. Our goal is to make sure all of our residents feel heard and supported, and we deeply regret that this hasn’t been your experience. We will work on addressing these issues as well as improving.
I moved here when they were Aden Park, and it was bad then its worst now. No one answers the phone. No one comes to fixes anything in the apartment. They apply fees to your account when they know that you don't owe them anything. I had to get my water fix from something that they changed, and their contractors mess up. To this day no one has come to see if my problem was solved and when I did give then the documentation to show that i fixed it and requested it be credited to my account that has not happened. It has been 2 months and they still have not applied my credit and it seems as if I have a balance on my account. Please save yourself the trouble and don't move here.

This is my first time moving out on my own and I was worried I wouldn’t find a place that checked off all of my needs. But here at James River pointe they did more than that! the entire maintenance crew (Marquita, Mr Lou , Rob & Ed) Took very good care of me when I moved in. Any issues or problems I had they made sure it was taken care of in a timely manner, also Ms waleena made sure I felt comfortable and cared for while also insuring that all of my paperwork was handled correctly she made sure that I had what I wanted and what I needed! If you’re looking for a place to call home James River pointe is it!

I went in to ask if I could view an apartment sometime. They said they wouldn't have one available for viewing until end of May (even though there were several listed online as move in ready). That was one odd thing. Secondly I applied for an apartment. After that I had received an automated email asking me to send the same info that was on the application to two different email addresses since they were missing that information. This email also stated I had 72 hours to do so, or the application would not be ran. This confused me a bit. So I emailed them asking exactly what they needed, if anything different was need. Well no responses at all from them. On the last day to send in those emails around early afternoon. No one checked to see if I emailed those things and so the application timed out on midnight. I contacted them again complaining about that and that I wanted my $255 back since they didn't run my application. I think it is very concerning that they place an automated 72 hour timeout on their applications if they aren't going to check in time.
Please do not move here. It will be the worst mistake you could ever make. The people in the office never return your calls but then want to send notices and charge you for something you don’t owe. Then when you try to dispute you don’t hear anything. They don’t fix things. They take forever to come and then do a botch job. My tub was peeling and the man used paint that you use on a house to paint it and guess what it peeled right back off. Management is unprofessional at the highest level. Please don’t move here. You will be overcharged and it’s nothing like how the pictures portray online. It’s mildew spots in the ceiling and everything!!!! All they want is your money. They don’t care about you!!!!

It sucks that I can not give them a 0. I moved out 2 years ago. And when I left they were under new management. I painted and had hired some help to clean before leaving. The washer machine had been broken for 6 months and everytime they fixed it, it was never fixed and unded up nearly flooding the apartment. Mold was forming and they lied and called it soot....? There was also someone killed infront of our apartment (we had small children) and shootings happened constantly. The block in front of us the lady had bullets penetrate to the kitchen. After leaving they charged me with $1500 (My rent wasn't even close to that). For the next year I would find myself driving 45 minutes back to the office to ask for proof, to ask for pictures, to ask about my reimbursement from the broken washer machine etc. Never got anything. Everytime I called the Property manager would give me the run around until he mysteriously transferred to a new property. Left my number multiple times for the new manager...never got a single call. Now its still sitting on my credit and I refuse to pay without proof. I would love to not have to go to court for something they could man up about. But at this point it looks like I have no choice. PLEASE AVOID THIS PLACE IF YOU CAN. There are so many better terrible options...don't pick the absolute worst of the bunch. I can assure you that this is not a pleasant place. Regardless of who is managing it now...
I've been living here for 20 plus years and in the beginning it was fine. However as the apartment owners kept changing and management was passed around to different people, it became significantly noticeably worst. You cannot get anyone on the phone no matter what, especially now during the pandemic where the office is closed to the people. They will tell you to call but they never answer, not even on "follow-up" calls or emails. There is still issues with management relationship with renters; only when it's convenient form them, i.e. rent, do they "reach out". They still don't listen to you or your requests or questions. Maintenance, seen them maybe a handful of times, I've seen and have been that neighbor that tried to keep their neighborhood area clean but it just doesn't work out with how mess people are here. Just last week someone set the dumpster on fire...AGAIN! This will be the second time it has happened, never indicate the fact that some people always leave their garbage outside the dumpster but the even throw it it the sewage drain area as well. For the last 2 or 3 years my family and I have been trying to move, because until they can get their act together it's really not worth it boss. It's not worth being in or staying in a suffocating contract. Is possible fine a better home.
Maintenance do not come out to do the work until 2-3 months later even for emergencies!!! They want their rent on time but fail to provide the basic services advertised. Garbage everywhere poor excuse for management and maintenance! I can’t wait to get out of here!!!
The rent office NEVER answers the phone!!! They do not respond to my emails ..Maintenance request are not responded to until weeks after.
If I could give ZERO stars I would. This place has the worst management! I moved here March 1st and have been complaining about a mold/mildew odor since I moved in. March 5th I turned in my move-in checklist and stated there was an odor coming from my livingroom floor, my microwave (which was an amenity at the time of my lease signing) was not in there, and the lighting fixture in the bathroom was rusted. They did nothing. I went up there the next Monday as they had done nothing. They came and sprayed a bio-enzymatic barrier on the floor which worked for a few days. They took down the microwave as an amenity on the site and still have done nothing about my lighting fixture. I let the know the smell was back and that the smell gets worse when it rains. Someone went out a few days later and stated that they did not smell anything. So again I'm complaining and nothing. I've tried calling and they do not answer from my phone, but as soon as I use a different number someone answers. WOW. I went back up there last week complaining about the same issue as I've complained multiple times throughout the month. They finally went out again last week, I believe Tuesday and boom they finally smell an odor after I say I'm going to put the rent in escrow and bring them my sons dr. bills (he has asthma) as this is a health concern. But the best part is they tell me they cant fix the issue (seal up the crawl space) until April 2nd. Now here is April 2nd, it's raining and the smell is back as worse as ever (mind you the smell is here everyday). I visited the office on Friday I believe and I'm told by the apartment manager Aaron that the best he can do is a complementary carpet cleaning ! I am livid at this point ! Avoid this apartment "community" (quotes due to the fact that a community helps) at all costs !
They tell you that water is included in rent, but what they won’t tell you is that it is not included in the base pay. So, you’re really paying an extra 100 for water and trash on top of the base pay for rent. They also do not accept personal checks, money orders, or online payments. This was just changed as of November 2018! Your only option for payment is a freaking cashiers check. How inconvenient is that! Parking is horrible! The website is lying when they say ample parking when you can barely find a park! The walls are thin. You can hear your neighbors every breathe! DO NOT MOVE HERE! Not worth it. This place is not worth the money and the staff just doesnt care.

I recently called and was taken care of over the phone by Nikki. She was very attentive and helpful. She answered all my questions and had such a pleasant disposition on the phone. I will be relocating from out of state and will making a visit to get a tour. From the way Nikki described the property it sounds like somewhere I would like to call home.

I go visit my girlfriend on a regular basis and every time I go there she's constantly complaining about the bed bugs and how no one ever takes care of her problems she calls they never answer she has to go up there and when she does everyone smiles and tells her that everything is going to be okay but nothing gets fixed I know a lot of people who live out here in these apartments with a lot of complaints and the rent office pretends as if everything is okay and it's so perfect and mistakes just happened mistakes don't just happen when you are dealing with people's livelihoods if you want to live somewhere where people actually care about you these are not the apartments for you

I've been living in these apartments for about a year and some change unfortunately I resigned my lease even though I didn't want to because I've had plenty of problems with these apartments before today I left some trash out in my back door and a bag that look like trash mind you I was still in my apartment and have not left yet I had every intention on throwing away the trash and putting the other bag into my trunk but when I stepped outside my home the bags were already gone unfortunately the rent office assumed it was trash but it wasn't it was something that I needed to take to my mother the rent office took it upon themselves to take the two bags and throw them in the trash not knowing that one of those bags was my personal property I feel completely violated and they're constantly harassing me not even asking me or calling me to see if this is something I wanted to be throw away and then basically threatening to charge me $25 if it happens again how could you charge someone $25 for throwing away their personal property that they never asked you to throw a you have to keep your eye out for this property these people will smile on your face when you first rent your home and make you feel like everything is okay but when it's comes down to it they have no respect for there tenant at all and I'm tired of them violating me and my rights

At first, Aden Park was a wonderful place to live. It was our first home as a couple. From the start the leasing team sealed the deal. We enjoyed many months filled with holidays at Aden Park but spring and summer brought out local crime. The teenagers were out of school for the summer and the weather was nice which cause rowdy weekends in the neighborhood. After a bed bug issue that was tenant-related - that the leasing office quickly addressed and was very accommodating about during th exterminations- we decided it was time to live elsewhere. We searched around and decided to stick with Aden Park's management: the Weinstein family leasing property company. Even though we picked out a great place in a better area and it was a bit pricy, we decided it was worth the extra money for the hospitality the Weinstein company shows each one of their tenants. A note to future Weinsten and Aden Park renters: Get to know and appreciate the leasing team!

This is a wonderful place to live it's an townhome and it has great amenities the rent is responsible the people are nice and its a very clean environment located near everything I need such as work and school and shopping centers I think I made a great decision when I picked to move to this place

I live in Aden park Apartments. I enjoy living here.. Its a good environment where my husband. 2month old sin and i reside. Mantainence is fast responding. My husband was the only one working during my time of leave from my job do to my pregnancy. We have been behind on rent since may and we are in need of assistants with our rent. They have been working with us as much as they can ..but now we need emergency help so they do not terminate our lease. I pray and hope that we will recieve a blessing .. Thank you for the opportunity to share. We like where we stay!
I completed the application for this apartment online. I paid all the necessary fees to move in. Well the day of move-in I received an apartment that I was not expecting. I requested an apartment with all carpet and it was all hardwood. Other than that I have loved living in this apartment. I think that it is a great company. Moreover, this is in a great location. Its not to far from the grocery store and only 10 minutes from the city. I would recommend this for individuals whom do not have a vehicle also because there are public transportation available in the front and in the rear of the complex. Thank you for your time.

I like my apartment for the most part, just a few things: there were a few bugs, it smelled horrible coming in, and there were no lights in the room (you have to buy your own). A few positive things I can say is an exterminator will make a quick appearance, the rooms are nice sized and the bathrooms are nice. The community is also family - oriented, so it'll feel homey
