Property Ratings at James River Villas
These apartments has mice,rats,roaches and also people break in your cars people been getting robbed everyday out here the security dont do anything. Elderly people cant even get in their car with out someone snatching their purse and running its bad out here they have a half of old playground for the kids its not even a playground smh. The kids cant even play people out side. they remodel the outside its still the same apartments just a different name its a mess out here!!

The new staff and owners took over and started doing work around the neighbor. The issue is they will not notify you when they are about to do work on your house and talk to you in a rude or condescending manner. I wake having no idea if staff and strangers will be at my hanging out by my back door, moving my things, coming inside to replace fixtures, etc. It removes stability and just adds layers of frustration. Contractors parked an industrial truck only feet from my front door to move roofing supplies and were there for hours. I wasn't told when roofing would be done and just had sudden loud bangs from above that went on for the entire afternoon. I've opened my back door to strangers moving my patio things around as they began siding (which I also wasn't told about). I can plan around these things and wouldn't be as annoyed if I was giving notice, like how any other management property functions. They shrug off my complaints and offer no help or concern. The last staff was approachable and clear about everything. I would of happily looked at renewing my lease when it was Jefferson Trace but now, I am not so sure. The buildings are fine and the improvements, in theory, should be a nice addition but I am genuinely bothered by the treatment and lack of information available to me. The price for the amount of space and appliances you get is great BUT I am not sure it will be worth staying if they don't want to fix their attitude and show a little respect for the residents.
The new management has not been here for about a month and they have already started issues with the community. The roofers did a poor job meaning when it rains you can see the stains on your ceiling. The temporary maintenance people have stolen money out of my house when I was at work. Property manager assistant gave the temporary maintenance key to my apartment so the plumber can replace the toilets and faucets, it was suppose to be a 24 hour notice and they came in my house 5 hours later after delivering the notice to repair and the plumbers made himself at home. Going through my kitchen and whatever else they looked through. Our washer and dryer replacement were suppose to be a 2 day process which became a 4 day process. You all need to do better!
Cons: Kids that don't live in the neighborhood break into your home and cars. Security is rarely here. Trash is Always in the yard! Random dogs walk the streets. The grass rarely get cut. Poor insulation in the apartments meaning high gas bill! You will be spending majority of your money on filters in the house. They will increase your rent without notification. Backyard looks like a jungle never been cut! Pros: Washer and dryer Dishwasher
Well kept grounds, and quick response to maintenance needs. Some units are renovated and all are well kept. Good management. Areas for walking and exercise. Surrounding areas not as safe as the apartments themselves is the only negative, however a great place to start out and save money.
