Property Ratings at Jamestown Apartments & Townhomes
The laundry rooms in our apartment complex are disgusting and poorly maintained. The dryers often don't work properly and fail to dry clothes adequately. You have to be careful which machines to use, as many of them are faulty. Additionally, the machines are frequently full of clothes that have been left for days, and no one removes them. Machines are always dirty. There is even thick mold on almost all of the washers lids. I am not even talking about the gap in between the lid and the tank. The only thing they did is to hire a cleaning lady who just mopps the floors. This is unacceptable for the rent we are paying. Clean and functional laundry facilities should be a basic expectation.
This place is not what it once was and will never be again. They hired the same property manager that was FIRED from here years ago to return to do nothing. We are back to never having a property manager in office because she’s always off visiting another property. Maintenance and any contractor they do NOT do criminal background searches on so I would watch who I let in my house. I found way cheaper in Sylvania and maumee with better school systems. Cars are being stolen. Mice and rats. Outdated units. Sewage backs up in units and outside often. People smoke and drink in carports. Hidden fees. Good reviews are more than likely from employees. Insane pricing. This place is a nightmare. The darkness when the sun goes down is perfect for the Toledo thieves that steal cars from here. New management is a joke. Don’t waste your money.
I moved from a few hours away so I was apprehensive about renting sight unseen. However, the staff sent me photos of my apartment which gave me peace of mind that this wasn’t some bait and switch like some places do with their online photos. The property is located back off of heavy traffic streets which makes me feel safer taking my dog for walks around the property and people seem friendly here. So far, so good!
Oh boy where do we start? -Car has been broken into multiple times... and I live right in front of the office. -Washers and dryers are always broken (lived here over a year and the same ones are still out of commission) -Parking sucks. No assigned spots so broken down cars/visitors are constantly taking up room. -Carpet inside rooms is poorly tacked down and peels up often. -We have had multiple issues with our dishwasher (falling out of counter), multiple electrical problems, our downstairs air vents do not work (so no heat/ac downstairs). -Yards are small and basically just pavers (no grass if you have an animal or two). -Paint is basically slathered on everything as a cover up for who knows what. The "remodels" are garbage. -Stove sucks. Really cheap model. PROS Plenty of hot water when taking showers. Place to sleep. Just keep your doors locked.
KEEP LOOKING I would not suggest this community or experience on anyone! We signed a contract in May and paid deposit, move in on June 8th. We were CRUSHED when we walked into a filthy, unsafe, smelly and damaged apartment! NOTHING had been done since past tenants moved out NOTHING! See pictures-- there was still food on the walls, ceiling and floor, there was layers of dirt on the walls, with fingerprints and all. The blinds were broke, there was a broken window in one of the bedrooms, there were holes in the doors, there was mold all around the bathtub, the cabinets were cracked and dirty. The patio had trash and bricks laying everywhere. We are 12 days in and was told finally unit ready it is still a mess and when I contacted Bethany property manager she stated that it is not going to be perfect and they are not doing anything else to the unit. it is disgusting!
Maintenance is fast. The townhomes are spacious. I referred my mom out here because she can't do stairs and Bethany was able to get her into a 2 bed apartment that was on the 1st floor with a HUGE patio. Some of the apartments and townhomes are a little dated but I know there are some that they have updated.
I have been a resident at Jamestown for about 3 years now and I love it. Even through the new management changes. All the landscaping and trees are so beautiful especially in the fall. It's pretty quiet out here and the pool in the summertime is heaven. I will be looking to buy a house next year so I will be moving but I would recommend all my friends and family to Jamestown.
Buyer Beware! This place had its challenges-old buildings, original fittings, loosely managed, but the location, neighborhood, & access balanced it out. The new management is next level foolishness. Very little is communicated clearly or professionally-messages are frequently revised once someone points out the confusion & then they get condescending. The 1st act was rodent care...Nothing says welcome home like a rat trap at your front door. Thank goodness Home Depot is nearby cuz you're on your own. I was without an oven for 3 months because the manager kept forgetting I needed a part. My bathroom fan had stopped working; they took it apart to find a replacement & left a gross, dirty hole in my ceiling all year. The light fixture attached shorted out, sending sparks flying every time I flipped the switch. That turned into black smoke which then became FLAMES...for 4 months. I mentioned to maintenance that I had contacted the fire department about issuing a citation & he said he'd come disconnect it (but not fix or replace) while we waited on a part. I didn't hear back for another month [that's 5 total]. Finally was fixed & I have pics of the bare, exposed wires & broken fittings. That week was mandatory light bulb swap & I returned home to the loudest noise-they put the AC on while they were in my apt. and the fan broke. Maintenance said it would be 72 hours before they could get a new part...noticing a pattern here?...and it's been 6 weeks blazing in my unit which reached up to 89 degrees. My dog was in crisis-like being locked in a hot car-had to pay for daycare so she wouldn't die while I was at work. Let's not talk about the privacy fence...the manager hired some homies instead of actual contractors. They bragged about how they were going to split the extra cash from dragging it out while sitting for hours on their coolers of beers. They started in spring and aren't done yet. The piles of rotten, moldy old fencing are still piled up on the property (so much for the rat problem-1st time I ever saw one was running out from that debris). The fence is cheap. The corners and edges don't line up so there are huge gaps - no privacy & now a stray cat lives on my patio. You can't open the gate from outside. The new manager is young, arrogant, & unprofessional. The good news is you have plenty of choices of floorplans because folks are moving out left & right.
I have lived at Jamestown for a collected nearly 5 years, and would never recommend anyone living here. I never had any issues until the new management and will be moving because of it. There was a leak caused by their error when they tried to change out the toilets in my apartment that destroyed my belongings, flooring, walls, ceilings, and doors. They haven't fixed hardly anything and will do the cheapest job possible. Not to mention haven't replaced a single one of my belongings. Communication with management is also horrid. You can call or text but never get a response, or any clear answers on your concerns. With having the original windows from when the buildings were built, you can imagine the heat and air problems. The pool wasn't usable for the last month (and honestly I still won't use it), it's been so green that a duck started living in it. There are rats by the dumpsters, and the grass is hardly ever cut and tree branches everywhere. The location is great which is why I loved living here, but for the price (they keep raising the rent to a ridiculous amount that isn't worth the location or amenities) you don't get what you are paying for. It's all ridiculous. Do not move here, It may look appealing... but it's not. It's not worth the hassle or your time or money. There are better places to move in town than Jamestown.
It’s the middle of June and the pool looks like a pond. To the degree that ducks are living in it. None of the washer or dryers work and you get a response right away but no follow through. This is a large complex the new management company should have never bought it if they cannot handle it.
The new management staff put in place at Jamestown apartments has been great and overly friendly. We are seeing new improvements each day at these apartments showing that the owners truly do care about their tenants.
DO NOT MOVE HERE. THE NEW MANAGEMENT IS NO BETTER THAN THE LAST. THEIR COMMUNICATION IS TERRIBLE AND NEVER ACKNOWLEDGE THEIR TENANTS' INQUIRIES. THEY JUST RAISED RENT BY OVER $100/MONTH WHICH IS ABSOLUTELY ABSURD AS THE APARTMENTS ARE OLD AND FILLED WITH ISSUES THAT NEVER GET RESOLVED... NOT TO MENTION THIS IS IN TOLEDO AND LOTS OF DRUG USE AND YOUNG RESIDENTS THAT HAVE NO RESPECT FOR THEIR NEIGHBORS. DEFINETLY REGRET MOVING HERE.
I love my townhome that’s why I’ve been here for so long but I will say I was worried about the new management team at first. The last management team was horrible and I was worried that MTH was going to be the same way but boy was I wrong. They are taking care of everything that has been neglected over the years and the new manager is really making this an even better place. All my concerns were address professionally and in a timely fashion. Bethany really seems to care about us residents out here.
I love living here at Jamestown. The new office staff is so nice and they are really making a big difference here. Jamestown was already great and it seems like they are making it even better. If we could just get a fitness center here then I would never move out. If you want to enjoy a quiet, clean environment then move to Jamestown.
I loved living at Jamestown, my apartment was nice and the office staff was friendly. New management took over a week ago and I now wouldn’t recommend anyone to live here. They changed their hours but didn’t tell any of the residents, I tried to move out and was unable to turn my keys in. The staff is beyond rude and when I tried to talk on the phone Marissa kept cutting me off and telling me I had an attitude she didn’t want to deal with, when I very much just wanted to explain my situation. The apartments are nice but I can tell you the MTH management is going to run this place into the ground. I’m glad I got out so I don’t have to deal with them.
