I currently live in this complex and if i could give a 0 star, I would. I wish I had looked at the reviews prior to signing my lease, and there is no one to blame but myself, but if i can save someone else the trouble with this post it will be worth it somewhat. I am currently halfway through my lease, and I can not wait till it is over. I dont know where to even begin with the problems with this complex. From the customer service in the leasing office, to the maintenance requests just being closed without ever fixing the problem. I could go on and on about why you should not live here. They say they have a valet trash service, that you pay for every month, but it is a 50/50 chance on if they actually come or not on the days that they are supposed to. All while still having to pay for that service. Then when you bring up it as being an issue, they say well we have been calling, maybe you should call to so they can get the message. Well considering I have a full time job, I can not and will not do your job FOR YOU. After saying all of this, the only thing I can recommend is that you run. RUN FAR AWAY FROM THIS PLACE, AND DONT LOOK BACK. TRUST ME, DO NOT SIGN A LEASE HERE. oh and bugs EVERYWHERE.

Had a tour scheduled and specified I was looking for a studio or 1 bedroom. When I got there I was told nothing was available to show, but on the website it did show that there was a studio available. It would have been nice for someone to let me know that before driving all the way there and wasting my time.

Had to remove my five star review due to their inability to complete emergency maintenance requests. Everything else I can stand but, but the A/C has been out in our apartment for almost 3 weeks, and they have said "it will be done in 3-5 days", then "it will be done tomorrow", then "it will be done by the end of the day today" after each of our weekly visits. I will update the review if they can fix the A/C asap.
My experience: Leasing staff is unprofessional and never gets reply over email even after multiple follow up. Difficult to get their time in person or over call. Move out procees is really poor Staff never communicate/hide right information to residents and charge directly on deposits. Any service request or emergency requests take months of time to fix Resident Referral process is very poor and never gets referral amount Once you moved out from apartment leasing staff will start ignoring calls and never respond over email or call you back for your concern
Maintenance is absolute pathetic. Pest control is for name sake. Stairways are full of garbage
I wanted to write this review so nobody goes through what I went through here. I was naive at first and didn’t take any of these reviews seriously, so I encourage you to read this through its entirety… DO NOT LIVE HERE!!! The management lies to you and the complex is very poorly run. I had a 600afoot studio apartment, so pretty small, but was still my first home. I made the mistake of signing before seeing an apartment, leaving the door open for them to screw me over. The tour guide initially promised that I’d have a washer and dryer in my apartment… and there wasn’t one when I came to sign the lease. Also, he failed to mention my apartment doesn’t even have a microwave either. I had to choose to rent a washer dryer for an additional $40/month, and it took an extra 4 months to arrive. Ridiculous. However, I admit my mistake on this, but it doesn’t stop there… I had a clogged sink once, and it took 2 weeks for maintenance to come fix it. They tell you “put all requests through the portal” but nobody bothered to respond to mine for 2 weeks. They fixed the sink, however, the disposal broke 2 months later. This time I put in at least SIX maintenance requests for them to take about 6 weeks to come and fix my disposal. Very unprofessional and very disappointing that people run this place like that and nobody does anything about it. Also, the entire complex smells terrible and trash piling up out front before trash-day gives the complex a really bad imagine. Don’t live here because nobody seems to care about the upkeep of individual units and their tenants. Lastly, read the fine print on your leasing agreement, or they’ll easily be able to take as much money as they want from you. I got screwed and taken advantage of, so I hope you don’t make the same mistake I made. I highly recommend nobody lives here, and if you have to pay a little more to live somewhere better, do it! Because you’ll probably end up saving money. Please listen and don’t live here, but if you do, I wish you the best of luck because you’ll need it! Most recently, I left some very important items on accident in the apartment. I take fault in this too. However, you’d think a company that actually cares about people would reach out to you to give you a chance to retrieve your stuff… but that clearly wasn’t the case. They don’t care about you, they only care about taking your money and screwing you over.
The leasing office staff does not care about the maintenance issues, irrespective of however big or small the problem is, if your AC does not work for 1 month, they just say we raised a request with the maintenance department and they will come and fix it! If you press too much on the same issue repeatedly they offer you to transfer you to different unit with higher rent and then it goes on! There are a plenty of other apartments in the area where the management is courteous! I wish they change and start empathizing about the maintenance issues.. but it appears that's something that they want to operate that way!
I haven’t paid our contracted amount since I moved here. My apartment doesn’t have ceiling fans- as advertised- and took 4 months for them to supply the washer and dryer- as advertised. Maintenance closes out your requests if it’s too big a hassle. I’ve been living without AC the past month, it gets over 80 degrees in here. Management simply does not care, and flippantly and carelessly do their job
I have been living here for a few weeks now and I am about to pay to break my lease. The cleanliness of the neighborhood is disgusting. There is an infestation of rats and maggots in this community. The kids in the neighborhood drew scribble images on the building and no one has bothered to clean it after I have contacted them multiple times. Walls are extremely thin and you can hear neighbors full conversations. Please do not spend your money here. 1/10 most disgusting place I have ever lived.
DO NOT MOVE HERE!!! 1. Poor Management Current management has incredibly poor communication - they shut off the water with less than 2 hours notice, never return calls or emails, and are never in the office even when it's supposed to be open. 2. AWFUL Maintenance -When we first moved in, we were supposed to have a washer/dryer, but it was never installed. When maintenance finally came to install it, they let us know that they did not have a specific part and that they would come back the following day. They never came back, so we had to install it ourselves. -The next run-in with maintenance started July 26, 2020. Our disposal was broken and the sink was leaking a gallon of water per hour. When we put in an emergency maintenance request, nobody responded. Over the next few weeks, the food trapped in the disposal became rancid. The stench was unbearable. After calling corporate 15 times, someone came to replace the disposal August 18th, 2020. -Our air conditioning was broken since October (maintenance told us it wasn't broken). However, starting in May, we realized that the AC was broken as the temperature of our apartment was 87. Request was put in and we waited two weeks before calling the office. Jonathan let us know that the complex had ZERO MAINTENANCE ON STAFF. No wonder maintenance requests take months to be fixed. 3. Inconsiderate neighbors If you have ever toured the complex, then I'm sure you've seen the swarms of unattended children playing in the streets. These children are seemingly unaware that being hit by a car is painful, and frequently refuse to get out of the road when cars are trying to drive by. To make matters worse, my car has sustained significant damage in the parking lot from a dented hood to a deep scratch from the front bumper to the back - all related to the unattended children. I recently took my car to the shop and was quoted over $5,000 for the damages this complex caused. 4. Trash Mountain During our joyful year at the Jefferson at Perimeter, we loved seeing the MOUNTAIN OF TRASH by the trash chute every time we drove in the complex. When the dumpster is full, management will lock the trash chute, prompting residents to pile their trash in front of the chute. This modern world wonder is a great place to see the fine selection of rats and roaches the Jefferson has to offer. 5. Pests There are rats. There are roaches. Regardless of how clean you keep your unit, there will be rats and roaches. Like, a lot of them.
If I could give this place a zero I would and it’s only because of one person. My experience may not be yours but do not work with agent Que. I came in the week of the 5th And she told me they were not doing tours they were virtual only. Initially she gave me a different price than what I saw online for the same unit I already started the application process for. I showed the picture and she did initially smooth things over. During the virtual tour, she advised me that the unit I was applying for was not ready (although the website side it was) because it was being renovated. She also took the initiative to share that someone else was suppose to move into the same unit, however, they did not finish the renovations in time and will not be ready by that Saturday for me to move in as I was hoping. She informed me she could move it to the 15th and let me know if it’s ready sooner. Which I was okay with considering what I was getting out of it. Was told it was ready. Set a date and had to change it because of work. I come in on the move in day and complete the walk around on my own and it was not renovated. Not only did I was 2 a week and a half for nothing, it wasn’t even fully move in ready. Dead bugs In tub and window seals, cleaning crew left their stuff in kitchen, they removed something from the ceiling and didn’t fill holes, the fridge was moving in and out of place while attempting to open the doors, the stove and oven was filthy and so was the balcony. It was not a welcome to your new home proper presentation. The young lady in the office at the time was so lovely and she really tried her best to defend her team. She was awesome. Then she called Que on the phone who straight up told her I was lying and we never had the conversation we did! WHAT?! Now I’m mad! How would I have known a few weeks prior to me coming in your company merge had a glitch where you gave apartments at much lower rate and it was “messing with your money” how would I have known that the unit would be renovated and the new company was taking out the microwaves in their version of the new renovations but the currently renovated models had the microwaves. Plus so much more she shared INCLUDING saying that it’s the new merge fault they’re losing out on money by posting the wrong prices online and she has to give it to me for what they’re currently showing it for. While I’m at the community to get my keys with my truck load on the way to move in you tell me I have to pay more and wait
I’ve lived here 3 years. It was ok at first. It’s in a great location. Went through about 2 management companies so far. This new company is a little better. Unfortunately the gate is always malfunctioning, trash always piled up in front of the compactor because tenets don’t feel like closing the door or shove items inside which cause it to jam. Now we get to pay $30 extra a month for a valet service to haul our trash to compactor and watch it sit in big piles, and rats run around. There is always trash and furniture in front or behind the compactor. Lots of kids in the community and they play in the streets, I’m always dodging a kid that runs in front of my car. This community has changed so much, feels ghetto there are shady characters walking around at night and people driving through at high rates of speed. Rent has increased tremendously due to Covid and will only get worse to the new High street project coming to perimeter mall area. I can’t wait till my lease is up so I can get out of here.
Building 9 hallway and stairs on the side closest to the mail boxes has stain from garbage and food on the floor for almost a year and I notified the office 3 times during the summer but nothing was done. It seems that the hallway and stairs have never ever been cleaned. The main gate still can not be opened with the remote control for over a year. The occasional accumulation of garbage overflow by the disposal from across the rent office is not a pleasant sight.

I recommend the apartments only because I'm comfortable, they are moderately priced and it is a safe living space. Amenities, Leasing office and other are not a determining factor in this.
I would recommend this apartment community as the office staff are great and the community is great. I just wasn't happy with the apartment I saw. Cupboard doors could not close correctly. The appliances weere too old, the taps old and dirty. Different types in the bathroom.
It seems to be a safe community. Very family-friendly.
Great location near gyms, grocery stores, shopping malls and restaurants. Peaceful community with ample and plenty of parking spaces.

The neighborhood is in a convenient location, it' quiet, & clean! Highly recommend it!
Ample parking space, quiet and respectful community, spacious apartments, quick responses to maintenance requests.
All these units are very old. All the units have too much precipitation on their windows(Management says they need to be wiped by you every day, and they can not do anything about this). Some of the units(Including mine) get huge power bills like 300USD on average per month. Water and sewer bills are huge like 100$ per month. So expect your utilities could hit as much as 400$ per month. Management wont do anything about these issues so be prepared to face these charges. Units are not very well insulated so they will be hot in Summer and Cold in Winter. Lot of cockroaches issues and sometimes mice as well.

Condensation is normal to build up and should be wiped down as stated in the lease agreement. Additionally, it is normal for homes to vary in temperature at change of seasons. I have lived here for a long time, through several management companies. I continue to enjoy the neighborhood and the apartment complex.
Jefferson New Management is improving their service day by day when compared to previous management. Seen lot of changes in a year or so.
The location and amenities are good but the apartment itself is not very well cared, so many damages and it had a strong and bad smell.
Pest (rats, roaches) infested, maintenance is a joke. Half of Maintenance requests are closed without action. Below are 2 issues that bothered me most(i’m not listing regular maintenance issues that are delayed or never acted on). When i found rats inside apartment and raised a request to find entry point for rats and close the gap, no action was taken and maintenance request closed. Using rat trap, caught a family of 7 rats. During this process, i found entry point for rats around a/c and hot water pipes and requested to close the entry point which they did. Roof leaks whenever it rains heavily, leaving carpet drenched and it takes more than a week each time to dry completely. This issue occurred 1.5 yrs ago first time and promptly informed over maintenance request. Its closed without action. I have raised 10 requests since then. About 35 days ago i asked not to close request without permanent fix. Dry wall is opened to find mold, termites etc. Damage is so bad they opened wall and left it without fixing nor closing. The gap is 2.5 inch * 3 feet. I see roaches and insects entering home from the gap. Each time i call Leasing office or maintenance they promise a fix which hasnt happened yet. As of today, after leaving the huge gap in wall for over 2 weeks, they have closed it with a plastic cover. Overall, its been a nightmare and i’m moving out at first opportunity
The maintenance manager is very knowledgeable and takes care of things quickly. and very pleasant, however The community itself needs a lot of work which is not the fault of current maintenance. I've had an enormous amount of problems after only being here a week and thanks to the maintenance manager things are being taken care of immediately. Some of these fixtures, carpet, painting etc have not been replaced I over 20 years. There was soooo much mildew, mood, rust and god knows what else built up in the water pipes and nozzle that the water turned black as they changed out the faucet.
Do not choose this apartment!!! The hot water was gone sometimes.Mold,Bugs are everywhere! And they increased the rent $300 more at the end of my lease! When I moved out they Charged all of my deposit and $157more.

The price point is amazing and the property management is helpful
I enjoy living here, and have been here for over two decades, since it was new. I like having access to the nearby stores and restaurants, MARTA, as well as being closer to Lake Lanier and the mountains than in Midtown or Buckhead. However, my only wish, is, with all the young families, there should be more sidewalks and four-way stop signs at every single intersection in the complex. Little kids run in front of cars constantly.
I would recommend the apartment because it is good in all manner/amenities but at the same time i have gone through mental trauma where a day before my move in when i called in to inform to handover my keys to another resident, i was informed that apartment is not ready and i was asked to come after a week. That was highly unprofessional
I have been here a long time, and continue to be pleased with the community and the surrounding neighborhood.
I would recommend the community because the apartment on inside was nice and quiet & the staff and leasing agent was helpful and remained positive with the demanding residents that came in and interrupted us. However there was a lot of trash outside the office & I'??m not too sure if that is a normal thing that happens. Other then that my experience was better then most.
Steadfast is doing great in terms of keeping apartments and vicinity clean.

From my understanding there is new leasing management and I am impressed with all the improvements I have seen within the last month that I have been a resident. I also am pleased with the email notifications from the property mgmt.

Because the community is a great place but they still need to lower the rent for residents that have been here for a long time. Also,the community needs to have some renovations in the 9th and 10th Building Garage, and they also need to clean the pool more frequently as the deep side of the pool is very very dirty.

Would recommend to friends and family. But ours is an old unit so expected a little more neatly maintained unit. I had pesticide done but still find few roaches.

It has been fixed 25 days after raising the request. I have to continuously followup every other day. And with no support from people at the office, i met the service personnel on the way and finally he helped.

We had lot of issues since we moved in and none was addressed. The leasing office mobile lines are always busy or voicemail. Nobody literally cared once we moved in. Initial inspection was not done. The kitchen lights were not working and even after multiple follow ups with the management office, the issue was not addressed. We met a service peronnel in the complex and he was kind enough to address the issue.

This has been an ongoing issue with a roach infestation. I?ve requested that they do more to handle the issue. Even though they visited the roaches are not going away. This has been multiple service requests.

Cockroache issue. Management have to control it by a mandatory pest control for entire community

I have informed couple of things for the maintenance issues like Washer is not working, AC filter is changed 2 years back and requested to change and that is also not done till now. Lot of follow ups over the emails and in leasing office no one respond to any one of the issue.
