Ok, I lived here for 2 years. To keep it simple. First, I had a wall AC. It had mold on the filter and in the moisture tube. I had to run it at 62 when I was home to be comfortable. (My electrical bill was 120 once.) During the winter, I kept it off; I only paid 40 max. Second, when maintenance came in for a request I wouldn't know until I looked at my account it would show it completed. For bug inspectors every 3 months, to every 6 months. During my release renewal, they said I had 48 hours to respond even though I had 2 months to actually respond. Then they said it would be cheaper that year, and then it was 75 dollars more. For a person starting it's ok, Otherwise good luck!
I applied for an apt 3 weeks ago and still have no update whether approved or denied. I have requested the $150 admin fee back, as according to their own policy, you should find out in 48 hours. I keep being told they are busy and will get back to me, but no one ever does. I have to call them and get no where. I totally regret applying here and would not recommend.

We moved in for about 4 months and they still haven’t fixed the issues in the bathroom. And to be honest these apartments ain’t refurbished. We had to pay $500 for the transfer to the apartment we are in and when we moved it stank and was awful and it didn’t have the fire alarm. The other thing they don’t give the letters of the old address, everything is an issue here. DO NOT MOVE HERE.
Short version: -Drug deals in public -Trash and animal poop all over grounds -Mold and bugs in the apartments -Extremely rude/incompetent staff -INSANELY thin walls -Apartments (actual apartments, not the ones they show you when they’re trying to get you to move in) are trashy and in poor condition I wouldn’t recommend this place to my worst enemy. The entire staff is rude, condescending, and borderline incompetent (JJ is the one exception here). Never before have I seen a manager so clueless about how to run a business. They’ll take you on a walkthrough and show you how nice everything is, but don’t be fooled by it. Once you get moved in, you’ll realize how trashy this place is. There is garbage and animal poop all over the property, drug deals happening in broad daylight, and the actual apartments are disgusting. I’ve been complaining about mold in my AC unit for MONTHS and they’ve done nothing. Maintenance has came a few times and cleaned it but nothing has been to done to fix the issue permanently and management is WELL aware of it. There are spiders, ants, and cockroaches in the apartments (not just mine- several of my neighbors have complained about them as well) and nothing’s been done about that either. (Full disclosure here: they do have a company come in and spray for bugs every once in awhile and the last time, they were unable to spray my apartment due to me having a newborn here. However, these bugs are also in several of my neighbors’ apartments who DID get theirs sprayed so missing the spray doesn’t seem to have been the cause of the bugs.) This place seems so gorgeous and flashy on the outside, but is absolute garbage when you get moved in and settled. The staff drops the nice act as soon as the lease is signed and will act rude and annoyed any time you try to bring an issue to their attention. For as much as this place charges, you’d think they’d be able to put more money into keeping the apartments livable but apparently not. ????? DO NOT MOVE HERE. I PROMISE YOU WILL REGRET IT.
Its pretty quiet where I am at. The staff is very nice and respectful! Maintenance is great also! Residents around are very respectful of noise level. I am an older lady and love my peace and quiet!
If I could offer one piece of advice on moving here, it would be “DON’T.” ESP if you have small kids. The smell of pot is not only an every-day occurrence, but it just reeks all the time now. Can’t even have the windows open- which we didn’t have anyway because there is literally a dumpster everywhere you turn in this place. This doesn’t seem to matter to some people though as there is garbage everywhere and no one picks up after their dogs. Especially the owners of several rather large bulldogs. Management doesn’t seem to care about the smell or how much garbage there is. Probably because they live somewhere nicer! Every morning about 6am, even on weekends, a white van pulls up outside the building and honks to pick people up for work. Every. Day. Was hoping that with new ownership there would be some improvements but it’s the same management and below-par maintenance folks. Just with a different name.
If it had 0 star to vote, I would vote 0 star, not 1 for this money hunter apartment. This is the worst place we have ever stayed. The unit we stayed was old. carpet was dirty, old, and stained. It was quite noisy in the afternoon and at night outside. The toilet started looking disgusting after 2 months we stayed (we didn't use it much, maybe it was too old). Been there around 1 year and then we move. We noticed our movement 1 month ahead. However, we had to pay extra $960 for the late notice of movement? 2 months later, we got an email from The edge of olathe that we must pay for more $435 for the cleaning apartment and carpet replacement? That was ridiculously! We wanted to dispute but they said that we would have bad record if we do that! So, We paid nearly $1400 for nothing. With the rental price, I would highly recommend you to rent another apartment, which is much better. Take carefully consideration before you decide to rend this apartment.

The absolute worst complex in the world. I only have 50 characters to describe this place so ill be brief. Staff -cant reach them ever without going up there in person, inside -cabinets break, ac and heat suck and cost us 200 a month with kcpl, black mold in bathroom, maintnence walked in on me and my gf in the shower, towed my car away before a job interview and I lost the opportunity, people leave food trash everywhere to purposfully poison our dogs it seems.
If I could give this place 0 stars I would. DO NOT LIVE HERE. I wouldn’t wish my worst enemy to live here. My very very clean apartment became infested with roaches. I made the leasing office aware of this multiple times, they never once would send an exterminator to spray my apartment. My apartment was infested I had to throw away hundreds of dollars of furniture and possessions because of the infestation. I stayed with my girlfriend a majority of the time because I was disgusted. The leasing office still would do nothing after I told them I couldn’t even stay there. They took a whopping FOUR DOLLARS off of my rent for “pest control” I then got fed up and moved out a month and a half before my lease ended, literally paying two separate rents just so I didn’t have to live in a roach infested apartment. And without my permission they continued my lease for another month because I didn’t give them a 60 day notice of me moving out, even though it was never brought to my attention I needed to do so. The worst management the worst property and worst place you could ever live. DO NOT MOVE HERE. Pictures are going back to my apartment after a WEEK of being moved out. But yet my apartment couldn’t even be sprayed. Disgusting.

The Edge is not the worst place I've ever lived, but it's not the best. The apartments are small, and I've had water damage in my apartment since I moved in 2 years ago. There's mold growing in our air unit and blowing into our bedroom, making every day a sneezing fit from sun up to sun down. The walls are paper thin, but that's to be expected in an affordable apartment complex. The management office and maintenance crew are polite. My biggest issue with this complex is the bees. Every summer, my apartment becomes a hot bed for bees and wasps, and no amount of begging could get anyone out to take care of it. We had to take care of it ourselves, considering we are both deathly allergic to bees and had to run through clouds of them just to leave our third floor apartment. Overall, it's not a horrible property and it's right in the heart of all of the shopping in town and really close to the highway. I just can't wait to move somewhere where I'm not terrified to leave my own apartment 5 months out of the year.

I wouldn't even tell my worst enemies to live here. 1st our move in date was the end of June and the complex had plenty of notice. When we showed up to get our keys we had no appliances and the carpets were still dirty, stained, and old. Even though they "cleaned them." 2nd my washer and dryer, that I paid extra for, broke. They said that it would take a couple of weeks, fine. I called them back after a couple of weeks and they told me they JUST ordered the part. I didn't have a washer and dryer for a month because THEY took forever to order the part YET they didn't give me a discount. 3rd in the guest room, where my infant son slept, found out why the air conditioning didn't vent. It was because there was mold in the vent. WHERE MY SON SLEPT!!! Make sure you lock your doors because maintenance men will come in and the office won't even give you notice. I was nursing my son once and all he did was knock and then just come in. I couldn't get up fast enough to ask him to come back at the door. Everything is about squeezing money out of their tenants. You have to pay for a key for the exercise room. Labor Day their office was closed, they have no after hour drop box. So I am being charged extra because I didn't go online to pay by midnight on the 4th even though I have NO CHOICE but to use a check. Finally, check with the police before you move in, since we lived there June 16-Aug 17 there has been 2 police standoffs. One with somebody shooting guns the other a man threatening with hazardous materials. If you chose to live there, good luck!

Layout of apartment is not good for having company over. Laundry machines below building are either not working or won't dry your clothes correctly, I end up having to dry my clothes twice just for them to be done. Needs central heating and air, these air conditioners/ heater in these apartment only ventilate air to the living room. I'm honestly ready to move to a new place.
We've had mostly good experiences here. Some complaints, but the low rent is what kept us here for 2 years. I wish I would have known there was no central air. It's not something I paid attention to moving in, but it makes a big difference. It's less efficient and harder to control temperature. Plus we've had issues with mold in our AC unit, and management doesn't seem to take it seriously enough. The maintenance staff is very nice and helpful, though. They are usually very prompt getting stuff done, but I would suggest submitting requests online rather than over the phone. If you have a low riding car or poor shocks, the speed bumps on the property are a huge pain. Most people come to almost a complete stop to get over them, and though I can't be sure they are the cause, we've had to replace axles on 2 cars. If you are in a one bedroom, the only windows are next to the stairs/walkway, so noise level is pretty high. It doesn't bother me much, but my husband is a light sleeper and keeps weird hours. People talking or running as they come and go sound like they are in the room with you. Walls keep much of the sound out though, so it depends on your neighbors. We also can't keep live plants because of the walkway blocking direct sunlight. Living space is decent for just the two of us, but we recently had a baby, so we are moving to a bigger place soon just to accommodate all the baby stuff and have more room to move around once she is mobile. The kitchen isn't great for cooking either - there's very little counter space, which wasn't an issue for us at first since we ate out a lot, but now my husband is starting to cook more, so it's a bit of a pain. Closet space is pretty nice though, you can fit a ton of stuff, I just somehow manage to always need more space! Overall, it's a great place to save money when you're starting out or on your own. I definitely don't regret living here, we're just starting to outgrow it!
