Vibrant and historic Downtown Syracuse is much more than the city's hub. The cobblestone streets, wide sidewalks, and stately brick buildings create a fantastic shopping and dining district, while the neighborhood's proximity to Syracuse University adds a student dynamic. At the heart of Downtown Syracuse, Armory Square -- a large collection of historic warehouses and the armory that's now a museum -- is the city's nightlife hotspot. The Armory contains a large concentration of restaurants and bars as well as several unique shops.
Some of Downtown Syracuse's most beloved landmarks include the Clinton Square Ice Rink, the Museum of Science and Technology, and the historic Landmark Theatre. The ornate theater, decorated in rich red and gold, first opened in 1928. Another landmark, the McCarthy Building, was built in 1894 and is the oldest building in Syracuse.

Property Ratings at Jefferson Tower
Bed bugs and beetles. As soon as moved in, I found the kitchen was overrun with pantry beetles. These beetles were in every corner of the kitchen, living in piles of old food under all the appliances. I alerted the landlord to exactly what the problem was and even the identity of the bugs. I waited for Orkin to come, I waited for Orkin to order stuff to treat, and I am still waiting. It took a lot of convincing to get them to do anything about the beetles. It didn't take long for the beetles to infest my things. I was revolted to find them in my coffee machine. Having lived there less than 2 weeks, I then found constallations of bite marks on my body and bed bug shells behind my bed. They brought Orkin back and couldn't find live bugs. Sutten would rather let the infestation grow than treat it. I have since left the apartment, with all my stuff still there. It will cost a lot of money to get the bugs out of all my possessions. Their response to my emails really sums up their attitude: "When agreeing to a sublet, you are agreeing to take the apartment as is"
Do not recommend. The elevators are constantly broken down and always have a smell of smoke coming from them. The parking lots for the past two winters do not get plowed well at all as they let snow sit in the parking lot all day. The ac and heaters are terrible and don’t work as much as they should and always bring off a terrible odor. Don’t expect truth or anything from the land owners as they constantly lie to get more out of the rent. You will most likely have to walk down the flights of stairs multiple times because of the unsafety of the elevators. There is constantly a smell of smoke of all kinds including marijuana that comes into the hall ways.
Every year they have construction on balconies and the drilling noise is incredibly loud. It starts from 8am-4pm every day of the week except for weekends. If you're on nights, you will not be able to sleep at all. And if you are able to fall asleep, you will most likely wake up with a headache. Trying to get any work or studying done is impossible. Even a simple phone conversation is impossible because the noise is that loud. I've tried to complain about it several times however each time they say, "there's nothing we can do, the stuff (i.e. balconies) need to get fixed." You're paying a high syracuse rent for the convenience of living close to the hospital or school, however it's not worth it if you can't feel comfortable in your own home. Also, kitchen and bathroom are old. The bathroom is still from the 70s. Nothing is renovated. I would not recommend it and am thankfully moving out.
Have been living here for a year and a half. Maintenance is nonexistent. Construction is always here and loud. "Smoke free" is a lie as two of my neighbors smoke and I complain about the fumes entering my unit and nothing is done. Rent will always go up. Security is a plus but they leave at midnight so good luck if you're getting robbed at 1 am. Once again, maintenance is nonexistent and that includes "emergency maintenance 24/7". Maintenance is a lie. Smoke free is a lie. There is a good view from the roof where you can see downtown and it's gorgeous at night. The gym and laundry facility is on the roof; washing/drying prices will go up. TL;DR This place isn't worth the price and the price doesn't match the listing. They spew multiple lies to get your money and don't care about maintaining loyalty. Don't be fooled by the pictures.
Constant ear splitting drilling work on the balconies going on now for at least five years. Elevators never work properly. Well located but a nightmare.
Do yourself a big favor by steering away from this horrible place. EXTREME NOISE: Jefferson Tower has a construction project that has been going on for a few years and will continue for a few more. There is an extremely loud drilling that makes living in your apartment impossible between 8:30am - 4pm, Monday - Friday. The management people, especially Christina, never disclose this information when you inquire about the apt or when you sign the lease. They do not care if you complain about this unbearable noise. In addition, there is a 24-hour loud noise coming from their old venting system. Good luck sleeping at night. The HAVC unites are very loud too and the glass is over 50 years old and barely blocks and street noise. The apartments are loud day and night. BAD ELEVATORS: The elevators break frequently and take many days to fix. It is a certainty that you will climb the stairs. UNSAFE AREA: There are many reports about cars being vandalized in the parking lot, which is very bad in itself. This is not a safe area to walk around at night. DISHONEST MANAGEMENT AND RENT RATES ARE LOWER IN THE FALL: If you sign a lease in the summer, the rent rates are high, this includes the outrageous $300 admin fee. Once the school year starts, the management reduces the rent rates by around 20% and the admin fee is lowered to $64 or waived. Christina will tell you anything to make you sign the lease. Emily is clueless. NO RESPECT FOR YOUR PRIVACY: They will enter your apartment without giving you proper notices or seeking your permission. You really do not feel that you live in your place. OUTDATED APARTMENTS: This property was built over 50 years ago. Everything looks old and outdated (70s style). Things smell bad. Water leaks. Old appliances.
Don't be fooled by there description and simple pictures. The truth lies in the fact they don't show real pictures of inside apartments. I went in to possibly become a tenant. At first glance I thought it would be beautiful until I got into the apartment. I noticed a weird odor in the hall but I let it go because it maybe from trash room. Upon entering apartment the odor was HORRIBLE. It smelled like it was mold under the carpet or something, it smelled like a basement if that makes sense, just old and moldy. Also the interior is very outdated. Wood cabinets that aren't shined at all, very dull and basic countertops my guess its been about ten years since they've changed or updated interiors. Not good. Also you pay for your own wifi which isn't bad but is misleading according to the description. Lastly, I noticed while being in complex that there were 3 complaints made within the 15 minutes I was there. 2 were about the elevators not working "one was out of service" and the other very slow. An elderly lady said she had to take the stairs because how bad they were. I took key note to that. As well as a young lady having issues within her apartment that caused smoke to come out of her AC or heat vent. I'm not sure because I tried to mind my business but after three complaints within that small time frame and then being told it was cost an additional $100 move in fee per person that was the final misleading action I could take. I would say overall, poor quality for your dollar because of all the misleading factors. Only plus is location if your a student or work downtown as well amenities included & pool. That is if you don't mind the smell of mold or a basement.
the leasing agent who was with us was the absolute best. They should have never gotten rid of her. She came in early and was always there to help us when ever we needed her. From cleaning up spills to getting the newspaper everyday. She was very professional and compassionate and is greatly missed. This was not a good business decision for the company. I thought she was the manager since no one has ever really seen the other office girl. This is a disgrace and she will truly be missed and now a few of us will not be renewing due to her no longer being here. She brightened everyone's day even when we were having bad days. You should have kept her and got rid of the other girl who seems to do nothing and lacks all compassion for the residents and Jefferson. Lisa was always striving to make the tower homey for us and now it's dreary without her and we don't care to go to the office for anything. I'm glad I'm leaving.
Jefferson Tower is a great place to live. I have been a resident at Jefferson Tower for many years. Jefferson Tower is the most desirable address in downtown Syracuse. It offers the best of residential style, architectural design, services and amenities. Jefferson Tower offers an unparalleled commitment to the security, health and well-being of it's residents. The majority of Jefferson Tower residents are college educated. The management office, security and maintenance staff are very friendly and professional in the performance of their duties. The property manager is a competent, knowledgeable and experienced real estate professional. The leasing agent is competent, caring, and always available to meet the needs of the residents. The leases and all pertinent residential notifications are provided to residents in a timely manner. The property manager and the leasing agent are both committed to the health and well-being of Jefferson Tower residents. The security staff maintain a secure living environment. Jefferson Tower is a very clean building. It is an exceptional residence with the highest standards. Requests for maintenance are always completed in a timely manner and with a friendly attitude. I absolutely love living at Jefferson Tower.
This place was the height of luxury...40 years ago. Now it is not. Inefficient and noisy HVAC units. Smelly trash rooms on every floor. Small bedrooms, tiny bathrooms, small closets. The Interstate borders the property and there is going to be total reconstruction starting in 2017 which will be ongoing for at least 4 years....not just restoration, but a total re-build which will turn the neighborhood into a no-mans land. If you want a hideaway type of apartment then they are OK but modern cliff dwellers will not like these units. The building is almost 50 years old, the apartments need to be gutted and re-planned for modern living.
Worst place to live in Syracuse, noisy i81 super busy, they have construction every year , everywhere , and new management super ride that they can't resecdule if you are on night shift and you need to sleep, Sandy the previous manger would have done better for sure. NOT SAFE , assaults on residents reported a lot. Dirty and old . Maintenance only responds if the matter is easy otherwise they just hope you forget. The worst is the new management, sounds like they just don't get it or new in the business and they send contract updates on regular bases.
This is great apartment complex for people that want easy access to downtown but still close to grocery stores, SU, the hospitals and the highway is around the corner. There's a gym and laundry facilities on the roof level which also gives you a 360 view of Syracuse (ps. watching the 4th of July fireworks is amazing from here). I have lived in the building for two years on two different floors - the hallways and common areas are always cleaned and maintained. The trash room is emptied every morning so the trash doesn't pile up there is a trash room on every floor so you don't have to ride the elevator with your trash. This apartment is the only one with a pool downtown - which in the summer time is a huge plus and theres a grill for the tenants. Even though it's downtown, it's like a quiet oasis away from the hustle and bustle. Amy and Sandy are amazing.
