The vibrant traditions and culture of the south come alive in Memphis, a robust and historic Mississippi riverfront community of over 600,000 neighbors. Memphis is legendary as an incubator for American musical titans, with landmarks like Sun Studios, the Stax Museum of American Soul Music, and Graceland serving as some of the city’s most popular attractions for visitors. The city’s musical tradition continues today, with a packed roster of live music representing every conceivable genre. Just as famous as the music is the food, with Memphis-style barbecue widely available and internationally recognized as a true American delicacy.
But beyond the neon of Beale Street, Memphis offers a delightful living experience steeped in southern charm and modern flair. The cost of living is quite affordable, with apartments, condos, and houses to fit any budget. The rental market is incredibly diverse, from urban efficiency apartments to stunning historic homes on sleepy suburban streets.

Property Ratings at Covington Hills
Apartments get broken into alot and cars get stolen. Maintenance sucks .They don't like to fix things that need to be fixed in the apartment. These apartments are really over-rated and over priced.
No insulation. The walls are thin and you can hear every gunshot, argument, car, footstep around you. The renovations are poor. Cabinets have not been replaced, but poorly painted with drips still visible. Soft spots and holes underneath flooring. Drywall has visible indentations and other flaws. AC closet is filthy as well as the water heater closet. Sliding door is not sealed properly and needs to be replaced. Instead of maintenance assessing your issue, they'll just assume with no real solution. Most of the mailboxes are damaged. There are no amenities, just hangouts in the parking lot.
stop by the apartments and met such a lovely staff. I was inquiry about a 3 bed 2 bed the leasing agent stated at the moment there was none available at the moment but she will have some available in the mid of February that she would keep me updated and give me a follow up call. I also was introduce to the assistant manager and the property manager such a great team they made it feel like home.
Wanted to move in before the new year and Ebony made it happen for me. Thank you so much. It took about a week to get everything processed. I have not had any problems and I am closer to work.
I went and saw an apartment Friday. The ladies were nice to me and helpful. The apartment I looked at was real pretty, they over there renovating. I use to hear bad stuff about them but the new people look like they're trying.
My apartment was broken into....Alot of. Loitering. These apartments are not safe. I lived here for 3 years...And in that 3 years, i never had my apartment broken--until a week ago. Please dont move here. Not safe, alot break ins, and random gun shots. I am a single female, and i wouldnt recommend anyone to move here
That take forever fixing your problem, big or small. I stayed there 5 years and they had six different managements. It look good on the outside but the inside sucks. And ps there has not been a pool or fitness center since 2014.
Been here a year and it's a struggle to get the maintaice to fix anything. Infested with bugs really badly. Have had children throw rocks at my car and attempted breakins. Unsafe and the office doesn't seem to care. There's almost always trash overflowing everywhere the mailboxs are always broken. All apts have leaks in there a/c but office thinks it's normal there's gross mold and grime in the walls from the leak that took months to fix.
The neighborhood is moderately safe. Its an older complex and the buildings have chipped paint, filthy looking steps, sidewalks and entrance areas. The inside looks average. The unit is carpeted yet the floor squeaks and you can feel the wooden floor boards underneath the carpet. The bathrooms need to be updated as well as the kitchen. The fixtures look outdated and bathtub has an old bath fitter that has mold, stains and cracks. The central air conditioning doesn't distribute the air to every room and is difficult to use. They trash dumpsters are filthy if they aren't over flowing then their are trash bags scatter about near the dumpster. The neighborhood does have a higher noise level than what I like. On a given day you hear conversations outside, cars driving through with loud music, people in the building arguing and when someone walks hard up or down the steps the wall slightly vibrate. The only positive is the price and the size.
