Jewel on Landmark (JOL) has certainly changed for the better since I originally moved in back in 2019 (and it was named Jefferson Landmark). The leasing agents have been very positive to work with and the maintenance team has been incredibly responsive to every request I’ve submitted; in fact, I’ve never lived somewhere with such attentive and respectful maintenance! There are the occasional smells and noises that you’ll see and hear at every apartment complex, but nothing permanent that creates a security risk that can be avoidable. I'm thankful they’ve added a dog park and reinforced healthy living habits in the community (i.e. charging residents who put their trash in the hallway without a bin, which can cause the smell to seep into the carpet). The gym is convenient and large enough that plenty of people can workout at the same time. It’s also helpful to know that they’ve taken resident feedback into consideration - i.e. they now will text residents if there’s an emergency of any kind (which I recommended to JOL after our previous management neglected to keep us informed) Overall, it’s been an easy community to call home and I’d highly recommend living here!

Stay away this is a horrible community to live in. We got out of our lease early due to theft and vandalism of our property. After moving out we went back into the office to pay what utilities we had left and were told that was our final bill and owed nothing more! I get a notification today saying I have a new collections account for Landmark for $196 which I do not owe and if we did for any reason you would think we would’ve received some sort of communication via email or in the mail to our new address but we got neither. I will definitely be reporting this on several other sites. This is a high theft and drug using community. Stay away!!!!!

If you're thinking about moving here, please save yourself the headache and avoid doing so. Upon move-in, the apartment was not clean and they refused to clean the apartment due to "COVID concerns". I had to clean dirty drawers from the previous resident MYSELF. Do not be fooled by the nice amenities, it simply is not worth it. I am currently in the midst of filing a lawsuit against this awful management company. They will tow your car for no reason even though it is registered under your name. They'll then shift the blame over to the towing truck company (that they hired) and you'll consistently be getting the run-around. They've done this twice now and I've had to pay out over $600 thus far. I've had enough and will be taking them to court, I wouldn't wish this kind of treatment on my worst enemy. The amount of disorganization and dishonesty from the management group is appalling and I highly suggest you look elsewhere for a place to call home.
I wish I could leave less than 1 star. Since this new management company, South Oxford took over the property has declined considerably. I loved the property when we moved in and ZRS was the management company but now the new management does not maintain the property at all. Moving in to a hotel style apartment I thought that the halls would be climate controlled but that is not the case at all. The ac is rarely turned on and there is always trash in the hallways. However if you go towards the leasing office you will find that the AC is turned on and it smells good. I guess this is so that when they tour you get the better experience. We pay for valet garbage collection and they are suppose to pick up trash everyday except for holidays, but we are finding that trash is not consistently picked up especially on the weekends causing the hallways to smell. My car was broken into and was told that there are cameras in the garage. This is not true except for the camera at the entrance. We were told that they purchased cameras but have yet to see any cameras in the garage although there are a few cameras in the hallways. Renewing our lease was a complete ordeal. It took 2-3 weeks for anyone to respond and send us our lease. The front office is unresponsive and when they do respond they are not helpful at all. You can tell that they don't care at all. Work orders are not handle in a timely manner at all as well. The security guard came to our door the other night saying that someone put a noise complaint even though it was just me and my roommate that was home. We had on our television and it was 11:30pm at night on a Saturday. He threatened saying that if it was a second noise complaint the police would be called. I am not sure if this is the proper protocol but his presence definitely does not make me feel safe at all. Not sure who exactly this man could protect. They have the fire alarms under control as they don't go off as much as they did but the whole community has declined as a whole. People don't even take the fire alarms seriously because they use to go off all the time for no reason. Last week the alarm went off and we have yet to hear why it went off but this is just par for the course as they do not communicate at all. I would not suggest moving here at all. I hate moving but I can not wait to move away from this property. I will definitely not be renewing my lease and hate that I renewed this last time but will stick it out.
When I moved in I was told printing is free but now I've noticed all these signs say they are now charging for bringing...weird how they just decide to change to rules without consulting with their residents.....CAN'T WAIT TO LEAVE THIS PLACE other cons dirty facilities dog poop everywhere
Place is a disaster. Fire alarm is pulled for false alarms constantly. On average 1-2 times per month. The management had a water problem due to new construction took over a year to fix it but won’t own it. They tell you sorry it’s out of our hands—this place is going down the tubes fast. They just want warm bodies in units to sell the building off ignoring the problems. They need cameras in every hallway to evict violators but they choose to ignore the problem over and over again.
The quality of the apartment was great. They are new, spacious, and offer a lot of amenities. However, the North Texas area offers a plethora of new/spacious apartments with plenty of amenities. So this review goes beyond the ascetic of the apartment complex. The management of the Jefferson Landmark has zero understanding of how to manage an apartment complex and its tenants. We moved in with the first waive of tenants upon the building opening. The team has had turnover at-least twice. We were promised certain things with one manager then next thing we know a new manager is there with no prior knowledge of our apartment. Our apartment was not ready on our signed lease date so we had to move to another apartment for over a month while we waited for ours to be ready. Fast forward to needing to cut our lease short. Per the lease, we are to pay back any "move-in" specials plus the next month's rent. I understand the terms of the lease but what I don't understand is how we are held to that standard when the management team didn't hold their end of the agreement. We should have had our apartment when our lease said our move-in date was but we didn't. We gave the apartment complex grace in that situation and we requested the same when we had a parent come down with a terminal illness and had to cut our lease short. In addition to the struggles we had with management, we dealt with a continual sulfur smell/taste coming from our bathroom sinks and shower. It was vile. We put in service requests to have this fixed several times and the only solution they provided was flushing our lines. This NEVER rectified the problem. It was always there. I know we were not the only tenants dealing with it. How is this safe to drink or pleasant to smell on a daily basis? Another issue we dealt with was the package system. They advertise that the Luxer package system in the mailroom is a "perk" of the complex. However, all the packages get stuffed into the biggest locker and it is so full you have to take every package out to find yours. Personally, we had 3 packages that were never found once being marked delivered. After communicating to management several times, there was no resolution. In our year with Jefferson, we had countless fire alarm issues in the middle of the night, break-ins within the parking deck. We are told there are no security cameras in the deck. Our hall always smelled of sulfur and overall, the management never fully relieved any issue we had.
