Renovated brick buildings line original cobblestone alleys, containing rentals situated alongside diverse neighbors like a family-run grocery store, international development foundation, architectural firm, and the Omaha Symphony offices.
Perhaps this collection of professional establishments, anchored to the neighborhood under posh lofts and upscale apartments, defines Market West more than anything else.

Property Ratings at Jones13
Not only they don’t reply, to emails, or phones; the decided to have an appointment system where you cannot go and talk to them unless you have an appointment by phone or email which they don’t respond to at the first place. So lazy to do anything even responding back to their tenants no matter how urgent or simple the request is. Lastly, they charged my account extra month without even reaching out. Really really stay away !
I lived in this building for two years, and not gonna lie, it was a relief to move out. Management was often difficult to contact, and when they did respond, it was often obvious they hadn’t listened to the whole question. I think there was only one maintenance guy for all of the properties they managed, so we would go months without a response to maintenance requests. When we left, most of the gym equipment had been out of order for almost a year. Things are also pretty cheaply made in the units. But it’s not just management. Some of the other tenants didn’t treat their home with respect. There were spills left un cleaned in hallways and the elevator (sometimes bodily fluids), and you’ll often find passive aggressive or outright aggressive notes left around the building. And another note- the Cubby’s across the street is sketchy. Expect to see a lot of police activity.
The quality and service of Jones 13 is the worst I’ve ever experienced. On 3 separate occasions I had water leaks, 2 ceiling and 1 window., in 8 months. On 2 of these occasions my property was destroyed and it could have been prevented had there been any sense of urgency. Management was unhelpful and maintenance was completely inept. It’s hard to describe how frustrating it is to live somewhere where management doesn’t care about you, the building, or your property at all. Whatever you do, pop don’t live at Jones 13.
These apartments are a joke and I will not be leasing again. If you have kids do not live here. If you have pets, do not live here. If you like to listen to music, do not live here. If you have a heavy foot and walk loudly, do not live here. The walls are absolutely thin and neighbors hear absolutely everything. They love running to the office to report any kind of noise. For the amount you pay, please consider taking your coins somewhere else.
Management of this building is on par with the best I've dealt with anywhere in Omaha. Friendly, willing to work with you, and approached situations in a very diplomatic approach.
When we first moved in, we were greeted with pasta, sauce, and a new serving spoon in our kitchen! To me, that shows the qualities of a great leasing office! The building itself was actually built and designed by my current employer and I am very much satisfied with the aesthetics. Living in downtown Omaha, though.... Not satisfied with parking as there is talk that they will extend the meters from 5 pm to 9 for payment.
Jones 13 is a nice apartment building. Modern, clean, and new. I walk out my door and I am in the Old Market.
