Fern Hill is a large suburban community nestled between Highway 100 and the Minneapolis Lakes District. Home to an even mix of single-family homes with large lots as well as convenient apartments, Fern Hill continues being an idyllic community to raise a family.
Twin Lakes Park and Fern Hill Park are two common green spaces in the area. A couple of schools and houses of worship make up the community, and they are in walking distance of Fern Hill apartments.

Property Ratings at Joppa Lane
As residents of our building, we have recently witnessed a distressing increase in package thefts. This ongoing issue has become a source of significant concern for all of us who rely on safe and secure delivery of our online purchases. Despite numerous complaints and requests for action, the building management has yet to implement effective measures to combat this problem.
I don't recommend living here. I subleased this apartment without touring it, and after I moved in, I understood why the previous tenant moved after only 4 months. I lived on the first floor, which was easy for moving. The apartment was very very spacious...but old. When I first moved in, had cracks on the bottom of all my doors in the apartment. They never bothered to fixed that., It was like someone literally took a hammer and was taking apart the wood one by one. The refrigerator was somehow really short and old. The oven heats up really quickly and really hot, and you can see smoke coming out of the very top when it's at 350 degrees for more than 10 minutes. The dishwasher was FILTHY! As in old and needed to be switched out, it could not get cleaned, AT ALL. One day, I had my kitchen sink backed up with water overflowing onto the floor. They came and fixed it right away, so they thought, the next day, a Easter Sunday, it happened again and as I waited for them to come fix it again I had to use the dishwasher to wash my dishes. The one time I ran the dishwasher, water piled to the floor, so much dirt came out of the dishwasher. Ick. But again, they came and fixed it right away. My bathroom was also a problem on it's on. There was no drain stopper in the tub when I moved in, and there was always some stench coming from that drain. Aslo, tub was small but I didn't mind. My toilet had a rusted ring in it that never went away, and the part that holds tons of water was solid black liquid. I noted all these when I moved in and nothing at all was done about it. I was not comfortable using my own bathroom or bathtub due to these things. My heat never worked. There's literally no cell service unless you're outside, especially at night. All my friends that came over had to rely on my wifi, no mater what cell tower they were using. Management wasn't bad. Kari is really responsive through email and when packages started getting stolen in the apartment (not just my packages, but neighbors too), she offered to take some directly in her office when she's here. As I'm moving out in three days, there's new management that's coming in. This new management is alright. My old apartment was ran by them and they were bad at getting things done, but good at communicating. Hopefully things get better here. I just wish, I trusted the reviews I read from years ago instead of believing that it has truly changed in three years.
My husband and I have been very happy at Joppa Lane! It's super conveniently located, easy to get to uptown, Shops at West End, and Edina/Southdale. The two bedroom we've been in was huge, with tons of closets for storage. The fitness center and pool were great amenities. Management and maintenance were very responsive to requests. I highly recommend this complex for the price and location!
It looks like a great place at first glace--the area is nice, there is parking, a pool, and the prices for rent are great for the area. There are however so many things wrong with this complex: -The elevator is CONSTANTLY out of order -The washing machines/dryers are CONSTANTLY breaking. They straight up just don't work, or they wont drain, the leave reside or stains on your clothing, the dryers wont get hot and therefore wont dry your clothes. Parts of the dryer breaks off leaving exposed screws that rip open and ruin your clothing. Also, the laundry is coin operated only. Get ready to be constantly getting quarters for the $1.75 cost to wash, and another $1.75 to dry -The appliances need updating but instead get "quick fixes." Despite asking, my dishwasher was only really used to hide dirty dishes or to sanitize. No matter what rinse agent, there were always water marks. My fridge often goes off and is "fixed" by taping the electrical cord upwards -Management threatens to close the pool each summer multiple times -There is often no parking because people from neighboring apartments park in the lots. Management tried to enforce parking passes and threatened towing, but one of the lots is inaccessible to large vehicles like a tow truck...so pointless. -They claim that the concrete construction is a good thing, but it is horrible. You will get absolutely no cell phone reception. It is impossible to hang things on the walls. It does not actually make it quieter. I can hear all the things my neighbor says when he plays video games or has friends over. You can also hear the water running anytime your neighbor or the person above you flushes the toilet, runs the sink or runs the shower. -The heat FREQUENTLY goes out when it is cold outside. I once did not have heat for three days over Christmas and there was no one to address the issue. My apartment dropped down to 50 degrees. -I once waited over 4 months for one of the closet doors in my apartment to be fixed. FOUR. MONTHS. This apartment looks great, but nobody deserves to pay money and have to live this way.
I lived in this place for almost 5 years and I loved it. Pros: - The location is awesome. Close to everything - uptown, downtown, lakes etc. - Price is very reasonable. - Rent went up only 2 times within 5 years and the increase was only $20. - Very quiet, nice neighbors. - Concrete walls! - Very very warm in winter and you do not need to pay for the heat. - Underground garage which is connected to the building (you do not need to go outside in the winter!) - The best management, all requests were resolved within the reasonable time frame. Communication by email is perfect. We never had any issues with management. - FREE party room (very good room). - Swimming pool, gym. - Very clean building. - We were not charged any cleaning fee. The manager is very reasonable on this question. - FREE storage unit, big elevator. - Many units have updated appliances (we had a brand new stove and almost new refrigerator; newer conditioner in the leaving room). Cons: --- Laundry room needs some updates but it is still ok since the price is low.
I can't agree more with the previous reviewers: 1. You can absolutely hear everything you neighbor was doing. I share the living room wall with my neighbor, and I woke up by their loud music while I was sleeping in the bedroom! I can even Shazam their music in the living room. I can hear ppl talking while sitting in the living room trying to watch TV. Such a bad place to stay. 2. If you live by the Minnetonka BLVD side, then good luck. It is sooo noisy. I just can't stand it. the traffic is so loud. 3. Absolutely no signal, I was using ATT, 1 bar in my apartment, 0 bars in hall way, in laundry room, in elevator, garage, NO THING 4. Children running in the hallway almost all weekend.... they opened and closed stairway door so loud and chasing each other while shouting in the hall way. 5. Bad applicants, everything is so old and junk. 6. water... just prepare for water rings. 7. Laundry room is horrible, way too many times the washer was out of services and full of dirty smelly water, and NO BODY took care of it, many ppl called maintainance, well, perhaps they didn't get the message. 8. Poor services, I'm glad I don't have to deal with the rent office anymore. And their tone in the notice is just bad, very unpleasant to read anything they slip under the door. 9. Air condition is in a hole in the wall.... prepare for the cold windy days.
The building is falling apart and the management couldn't care less. Spent over 3 months without an elevator multiple times, mostly in the summer. Unheated stairwells in the winter, and many a phone call 'reminding' the property manager about other maintenance issues specific to the apartment that were still ignored. Meeting the maintenance guy in the garage is your best bet to get anything taken care of. The buildings are made of cement block so you can hear everything your neighbor downstairs says but not the person talking in the next room. The appliances are ancient, the bathroom fixtures are corroded from years of hard water buildup and the paint is so cheap if you try to clean off a scuff mark you end up taking off the paint. Air conditioners are placed in holes in the wall with no insulation and they duct tape a plastic box over them in the winter, which is not very helpful since these apartments are located in Minnesota and duct tape and plastic just isn't going to cut it for temperatures below 0. Both property managers are difficult to deal with, passive aggressive and will lie to your face to save a penny, so when you move out don't expect a penny of your security deposit back.
I lived at Joppa on two separate occasions for a combined 5 years during my 20s and I found it to be the best, affordable apartment option in town. Yes, the building is solid concrete so cell service away from the exterior walls (which are nearly 100% windows) is spotty, but it more importantly means I never heard a neighbor. I never heard a loud tv or music, i never heard footsteps above me or a crying baby. I lived on both the first and fourth floors and had no problems in either (and I lived in different buildings for each, though always in the three white buildings, not the taller brick Joppa II building). The office staff is terrific and very friendly. The maintenance guy, Dan, is awesome. Nicest guy in the world, fixes anything quickly. Apartment is mostly a mix of 20-somethings and the local hasidic (i'm assuming) jewish community(two temples and a jewish elementary school surround the complex). So yeah, a bit of everything, but its an affordable apartment, so that's what you get. I never had problem neighbors (no loud music in halls, no late-night "guests" causing problems), so I can't complain on that front. I can say when I moved out I did notice a more younger crowd that really enjoyed the pool area seemed to have grown. I guess paying half the price you'd find in uptown for a decent apartment with a good pool, heated parking, and plenty of quiet was too good a secret to keep from them. My experience, and that of my friends (one of which took over my apartment and has been there for two years now) is that Joppa is a clean, quality apartment with all the basic amenities needed and a terrific staff that will help in any way possible everyday. If you want stainless everything and paper thin walls, uptown will gladly take you $1,400/month for a 1-bedroom. If you don't mind basic white appliances and the lack of ability to make phone calls on the toilet, then at least give it a look.
it's your standard 1970s cookie-cutter apartment building which is starting to look incredibly dilapidated. the other residents in the building skew towards the fresh-out-of-college demographic, meaning there are always tons of people in sweatpants and flip-flops wandering around and playing loud, horrible music. there is a pool which is a draw for some, i would imagine...
We have lived here for over a year and are very happy. The location is very close to the lakes area but it's so quiet! The concrete walls are quiet but our cell phone service wasn't great so Verizon gave us a booster that helped a lot. Staff has been great and the maintenance guy is awesome! He's very helpful and takes care of issues very fast. Very nice pool and party room but we are looking forward to the fitness room opening in October. Would highly recommend - great value for this neighborhood.
If you love screaming children and no cell service, this is the place for you! The neighbors let their kids run around and play loudly in the hallways, but if you make a noise after 11pm you'll get a passive aggressive note under your door! I have absolutely no cell service anywhere in the building. The appliances are junk, toilet is black from water corrosion,cabinets are small and awkward and you can't hang anything on the walls. Kari is the only good thing about this place. She is sweet, well mannered and very forgiving for small mistakes (like late rent) The pool is pointless, you can't do anything fun and its always full of unattended children.
