Property Ratings at K1 Apartments
If I could give zero stars, I would. We moved into K1 three weeks ago, and from day one, it has been nothing but problems. Our unit had a laundry list of issues, including graffiti throughout the apartment due to a previous break-in—something that should have never been overlooked before handing over the keys. Instead of moving into a clean and properly maintained unit, we were left to deal with the aftermath. Beyond our unit, the overall maintenance of the building is severely lacking. The gym has been closed the entire time we’ve lived here, and the trash chute is locked about 75% of the time, forcing tenants to find other ways to dispose of their trash. On top of that, the interior of the building is dirty, and it’s clear that they let in questionable tenants who don’t have basic hygiene. In just three weeks, we’ve already seen dog poop in the elevator once and dog urine multiple times. For what we’re paying in rent, there should be a higher standard for cleanliness and upkeep—especially considering this is supposed to be ‘luxury living.’ To be fair, the maintenance staff is very nice and does their best, but the real issue is the complete lack of organization and leadership from management. They are polite but extremely unprofessional, and from what I’ve gathered, when the previous manager left, the transition was handled poorly, leaving the new manager either underprepared or simply not equipped to run the building properly. Repairs aren’t just delayed—they’re often done incorrectly when we’re not there to oversee them, which forces us to repeatedly submit maintenance requests for the same issues. Instead of ensuring repairs are completed properly the first time, we have to deal with a frustrating cycle of poor workmanship, follow-ups, and redoing work that should have been fixed initially. The fact that tenants have to constantly re-input maintenance requests just to get things done correctly is unacceptable. Meanwhile, management conveniently ignores more serious concerns, like our request for compensation for the continuous inconvenience we’ve experienced. Looking at other reviews, it’s clear that this isn’t an isolated experience. If you’re considering moving here, save yourself the frustration—this building is completely mismanaged, and you won’t get the level of service you’re paying for.

K1 San Diego is a fantastic place to live in the east village neighborhood. It’s close to everything you want and has great views of the city from the Horizon Lounge. Neighbors are friendly, and the building is quiet which is uncommon for a high rise building. The fitness center is adequate especially for an apartment building, there’s TVs everywhere that actually work. The pool is a nice place to spend time and you really can’t beat a billiards table on the 22nd floor with a view. The management staff is one of the best I’ve ever seen personally. K1 is a great place to call home.

K1 has an empathetic Professional Staff. The community is well maintained. The location is excellent. The units have a quality and generous space. It also offers peaceful living.
The experience is overall satisfactory. The location is great for downtown, and parking isn’t an issue though it is expensive for your own parking space and doubled for a second space. Security is here, yet hard to find on occasions where you may need assistance due to sitting in their car/roaming. A security contact number may be beneficial (not sure if there is one). The added trash expenses are absolutely outrageous, regardless if everyone is billed the same. If everyone is having to pay $110 monthly for trash, it should be better maintained with recycling and trash removal. Roughly $20k - $25k a month is being spent by the tenants, and having trash chutes that aren’t working is absurd. Will not be renewing the lease here, although there are commendable things to say.
I do enjoy living at K1, my unit is the perfect size, love having gas stove (I love to cook & bake). I feel safe.

The location here is so convenient to the water, the Rady Shell, Seaport Village, Gaslamp, Petco Park. The management and maintenance staff are all personable and hardworking! The building is a good size and when all three elevators work efficiently it’s easy to come & go. Appliances are all stainless steel and well made.

Besides the property being excellent, my sales person Laura was the most responsive in San Diego. Laura was the most friendly, responsive, quickest, and knowledgeable over other sales reps from other apartments. Laura and Lance worked well together. Lance help finalize and was also friendly, responsive, quick, and knowledgeable. I have a great apartment and the building is great. I'm sure there a lot of other nice buildings in downtown, but K1 stands out because of it's employees. As a business owner myself, I would definitely make sure you keep them. This building and its amenities are outstanding. The apts. are attractive, modern and comfortable. The master baths are luxurious in comparison to other rental buildings in San Diego downtown. Additionally, they are well insulated from interior sound, so that there is minimal sound heard from room to room The building is very quiet, the common areas are clean, nicely appointed and well-maintained. We have enjoyed this community.
