Perched on the east bank of the Passaic River, Garfield is a large suburban community roughly an hour's drive northwest of Manhattan. The city is predominately residential, with unpretentious homes and apartments lining its streets and lush green parks interspersed throughout—Danhert’s Lake and 20th Century Park in particular serve as popular hangouts for locals when the weather is nice.
Rather than a centralized commercial zone, Garfield features a diverse selection of locally-owned cafes, bakeries, shops, and taverns scattered among the neighborhoods, maintaining a classic walkable environment that often allows you to run errands or get a bite to eat without having to drive. The close proximity to the big city makes it a great option for New York area commuters who prefer a quiet home environment.

Property Ratings at Karl Place
I was interested in one of the units. I went for a showing. They said it was available, so I immediately filled out the application online. The application was $60. They took a week to get back to me. Then after they got back to me they told me they had to run my credit and that they would get back to me. After ANOTHER week they ran my credit and told me I was approved. Then the NEXT day they told me it was unavailable. DONT GO HERE! THEY WILL TAKE YOUR MONEY AND RUN YOUR CREDIT AND TELL YOU THE UNIT IS UNAVAILABLE!!!
I've called left messages emailed there's no answer and there's no respond terrible business
This is a great place to live if you work in NY or just visit time to time. There is a huge yard for dogs to be leash free. It is very safe too. There is a new police station being built. I do wish that the place can be more cleaner but it is the best apartment I have seen for this kind of price.
The photos are DECIEVING! Property is not well managed, poor customer service. No, there are no bushes. Parking is not as clear as shown in these pictures and our super moved out without telling anyone, (he sucked at answering calls or following through with requests anyway). Also, the property management changed and we found out through a neighbor because the super that moved told her before leaving. The super that moved advised her to get out now. HATE THIS PLACE!!!!!
***If you want to consider this place, take a look at the laundry room, you will understand what i am talking about*** Dont waste your time. Super is never onsite. He is busy with his own business. Maintenance is pathetic and the work performed is even worse. All cheap materials!! they are trying to pull in residents by providing them with new appliances but with any pathetic maintenance, new appliances doesnt stand a chance!! This is a very good location especially if you want to commute to NY, but you will have to compromise on the quality of life. We work hard for money and we all deserve a better living environment. Literally No Paint that shows your parking number, outside paths are very dirty.
This is the worst Apartment/Management i have ever Seen. Supervisor here has his own business and also takes care of 2 More apartments . So, everytime you call him to fix something, he will cry with his busy schedule. Only Pics that they have posted looks nice but all other rooms are not worth It. I moved in with No Locks put, no Shower Head, No Bedroom closet fixed and No Blinds in room. I am sick of fighting with this Management. If you want a Cheap place and you can compromise on quality and Maintenance, this is the place for you.
We had appointment, somebody should meet us at parking lot to make tour and show apartment, Nobody showed up, Nobody came!!! We called them, no answer, don't wait! Don't deal with them! We Had TWO appointments, yesterday at 3:30, waited 2 hours, no answer and nobody came! Today same thing, 2:30 appointment! If they says you have appointment, dont trust them, you dont have!
I just recently moved to Karl place and it is a beautiful community. The park across the street is very nice to take a walk to and get some fresh air. This community is pet friendly which is a plus. The apartment is large with a beautiful renovated kitchen a huge bathroom and plenty of closet space. It is very spacious with hard wood floors. The super on site is very nice and helpful. This is a great place to live and very safe as the poice station is across the street. Lots of sites have pics that are sometimes deceiving but I have to say the pics on this site is actually the apartment. I am very happy here!
