I had a very disappointing experience at this apartment complex. While the apartment itself is nice, the overall management and communication are severely lacking. The front desk staff is difficult to reach, you can never get them to answer the phone and the property manager is rarely available or responsive to emails. Additionally, there are confusing and inconvenient rules, and parking is inadequate. I initially moved in at a great rate and renewed my lease a year later. However, when I attempted to renew again, I was unexpectedly asked for proof of income. They claimed the apartment had always been income-based, but this was never mentioned during the original leasing process, nor was it stated in the lease agreement. After being directed to contact the property manager, I attempted to reach them for several days, but they were unavailable, as they also manage another property. I didn’t receive a response until two weeks later, by which time I had already found a new place to live. In summary, while the apartment itself is satisfactory, the poor communication and unprofessional management make it difficult to recommend this complex. The prices simply aren’t justified given the lack of support and transparency from staff.

1. Roaches everywhere. They say you brought them. If you detest them, like I do, AVOID this place. 2. Crime. At least 10 vehicles were broken into in 2 days recently (October 2019) One of the gates was not working the day of the incident Unsafe!! 3. NOISE. If your apartment is on Katy Ranch Rd, garbage trucks come 4 to 5 a.m. and empty the trash bins of the stores across the street. They SLAM down very, very loudly. It WILL wake you and your children. 4. Cheap appliances. They admitted this to us AFTER we moved in. The washer, microwave, refrigerator and dishwasher all broke within weeks. 5. Thin walls. I literally can hear my neighbors snore, shower and talk. 6. Dog poop everywhere. Only a handful of people actually use the so-called "dog park". Mostly, tenants just let their dogs run around and relieve themselves around their apartment. If you step on the grass you WILL walk in it. 7. No parking. Unless you have a garage, good luck. 8. No trash pickup. But they will still charge you each month. You can see the huge pile of trash at the back of the complex. During the day you can also smell that! Disgusting! Recently they run a “Good reviews contest” to encourage people write 5 stars reviews but don’t let them cheat you. Read the Google reviews and you can find the truth. AVOID THIS PLACE LIKE THE PLAGUE.

Noisy environment, loud cars and motorcycles on road between complexes. Standing water on exit and on some sidewalks. Frequent appliance failure, my dyer has failed at least 3 times this year, disposal fails once or twice a year even with preventive care,. Trash collectors more reliable now, the rules are difficult for a person who works for til 7pm.

Since moving in back in July of 2017 we have had nothing but positive experiences. It has been better than I had expected it to be. Everyone in the office/maintenance staffs have been very professional and courteous. Apartment complex is always kept up to a very clean standard. Landscaping is great and always kept up. In short, we love it here!
I been living in these apartments for over 3 years , i love everything about them . They haven?t always been perfect it went through it?s though and careless management but I can honestly say that it has not looked this good since mike was our manager . Our new manager Angelica is making a lot of progress in our complex and we can see it , the changes and keeping the property looking clean and well taken care of shows that she cares for her tenants . THERE WERE OFFICE COMPUTER NOT WORKING PROPERLY.. SWIMMING POOL WAS CLOSE MANY TIMES IN A YEAR ..NEED MORE SIMPLIFIED SYSTEM FOR THOSE MAIL BOX RECEIVED BY OFFICE.. NO MORE OPTION AVAILABLE FOR INTERNET. AND INTERNET COMPNIES PRICE HAS BEEN INCREASE HIGHLY.. THE COMMUNITY AMENITIES WERE WELL-MAINTAINED.MAINTANANCE AND OFFICE STAFF IS GOOD.
The part that is too small was not the maintenance fault I think it comes with the door knob replacement but doesn't fit the inside of the door. We can see the unpainted wood and and a space my pinky finger can fit in. Just needs to match the two above if it's possible to get another one it would look nicer and cover the entire door where it shuts.
Close to shopping, highway, family. Good schools. Good parking and groundskeeping. Maintenence leaves alot to be desired, takes too long to resolve issues and there are many things such as broken shutters and faded paint that make the place look old and tired on the outside. Outside windows are never washed and mine have constant debris from grass clippings (as well as spiderwebs and wasp nests) . Even though there are plenty of parking spots, one neighbor parks beside their garage and it feels crowded. Their garage door is often left open and there is an unsightly collection of boxes and junk visible, one occupant smokes in the garage with that fire hazard!
AVOID IF YOU CAN! Maintenance is super slow. AND I MEAN THAT in an EXTREME understatement. Nothing that you request to be done before you move in is done as in touch up painting or carpet cleaning. My apartment wasn't even cleaned when I moved in but you can bet they will charge me to clean it when I move out. There are Rats running across the parking lot and I saw one sitting on an apartment window seal. There was a huge problem with Bees that took over 6 weeks to take care of when there were hundreds swarming at the entrance to walk into corridor for apartments. No one wanted to take responsibility and take care of the problem. If you put in maintenance requests online, which is how they want it to be handled--Don't worry you will be ignored..... You will have to call over and over to make sure a problem is fixed. The elevators are constantly broken! The office personal acts like it is not their job to handle the situation......... MAKE A PHONE CALL TO GET IT FIXED... THEY CHANGE STAFF MONTHLY I SWEAR! HARDLY ANYONE IN THE OFFICE EVER PICKS UP THE PHONE.... AND LAST BUT NOT LEAST YOU WILL BE FORCED TO EITHER HAVE DISH OR A NO NAME BRAND ENTOUCH FOR CABLE AND INTERNET BECAUSE THEY HAVE A CONTRACT WITH THEM-FOR WHICH I AM SURE THERE IS SOME KIND OF KICKBACK... It is expensive and half the time doesn't work and if you call for service they show up whenever they want to... SO YOU WILL BE SITTING ALL DAY WAITING FOR THEM IF THEY COME AT ALL.... SO LIKE I SAID, AVOID ECHO AT KATY RANCH IF YOU CAN!!!!!! Hope this helps. WISH SOMEONE WAS HONEST WITH ME-- I WOULD NOT HAVE MOVED HERE HAD I KNOWN.
I would recommend i been here 10 months in last month the new manager Angelica has made difference to this complex. It is amzing what she has done in just month time. All the changes , cleaness , lights, friendly quick service. Before her i was thinking about moving the complex was trashy, no lights, no respond from the staff before Angelica and her staff took over the office was slow she has turn the complex around i just renew my lease for 13 months. Now i time sign 2 years lease bit want make sure she here. Don't want bad mangment come in and i start to dislike. My cousin just sign 13 month lease .
The positive reviews on this site cannot be real. I have lived here for a year and I have been counting down the days until my lease is up. If you like huge cockroaches, dog poop, garbage everywhere and horrible neighbors this is the place to be. My apartment was invested with huge cockroaches when I moved in to correct the problem the pest control company smeared brown roach bate all over my walls and cabinets to ATTRACT the roaches...and it worked. The management staff does not enforce the valet trash schedule, so you see garbage all over the property...especially on the weekends. I have passed 12 bags of garbage on a Saturday just waking to my car. I witnessed the male resident kick his small dachshund twice really hard. I reported him to the SPCA and the apartment office. No one responded to my report. ...I haven't seen the dog since...I think he killed it. The neighbors also do not clean up after their pets, so there is poop everywhere...even on the sidewalk. My neighbor above my threw his cigarette butts in the plants outside my door. I had to walk through an ashtray to get to my apartment. This property is under new management, so I hope they can straighten this mess out. I do have to give a huge shout out to Alex the maintenance supervisor for doing an excellent job.
I would recommend this community due to the wonderful staff and the wonderful scenery and convenience it's provides. It's really a one of a kind property! Gabby is the one who emailed me and set up my spot and then followed thru by being there and giving me a wonderful tour. Even tho a model j wanted was unavailable for my move in date she still was very nice enough to at least show it to me as one was available to show and even gave me options to wait to see when the one I really wanted was available as well as answered every possible question for billing! Absolutely extraordinary service! I would definitely come live here just from the experience with her! Thank you very much Gabby!
The only problem we are having are the work order requests are taking too long.
I have had other slow downs with this community but this apartment is getting better about it
I would not recommend because there is problem of internet, very slow customer service, very slow maintenance service, No newspaper delivery at my or at the front door, no working condition amenities, high price rent. I would only recommend if the price is lower.

The maintenance is terrible. Echo likes to brag about how they do same day or next day maintenance but I have had to repeatedly put in maintenance requests. They are never fixed until the 5th time I call in the same request and complain 5 times. Serious maintenance requests such as electrical and appliance problems are the most severely ignored requests. They never return messages, EVER. And when you speak to a person and they say they will call you back you can expect it to never happen, on the off chance they do call you back it will be several days later. Also you have to supply your own light bulbs. Sad, just sad.
Well I have actually recommended this complex because the location is good in general. I just feel like apartment living is a different experience and no one should expect anything great from it.

I live in a 2 bedroom 2 car tandem garage apartment here at Echo at Katy Ranch. The apartments are beautiful I love how spacious the kitchen is. The bedrooms and closets are very large. I am constantly at the pool as well as I appreciate the on-site barbecues. I have to mention the maintenance staff because they are awesome and very on top of maintenance requests . Last but not least Bert in the office is amazing he has been so helpful the entire time we've lived here! I have really enjoyed my time here. The neighbors are all really friendly as well.
They gave us bed bugs, they forced us to pay to have the bed bugs exterminated, they lost our 60 day notice and then they sent us to collections without any kind of notice. Terrible customer service, extremely rude staff, and bed bug infested rooms. What more do I need to say?
I have lived at Echo for 2 years now and I do like the location a lot. When I first moved in the complex was fantastic. There wasn't much trash on the grounds, they encouraged recycling, and the office staff were easy to talk to and hangout around. Now, after a change of ownership and a name change (changed to Echo) things have decreased. There is trash on the grounds, along with a lot of dog poo that isn't picked up. There are also too many residents who walk their dogs on no leash. This is something that could create a not safe environment. When this current staff came in, I was the one who showed the Assistant Manager and the Manager where the recycling bags were. They had no clue they had them. Once I used them all, I don't think many others use them, the staff hasn't replenished the stock. Though they try to promote being a "green" community. Not very green to me if you can't give residents a means to recycle. The staff seems more set to get things done, which they get behind on quick, rather than to get to know their residents. I was welcomed and greeted by name when I would check the mail. Now, it's as if I'm more bothersome than a valued resident. With all that said, I do like the apartment that I live in. I like that I am the only person to have lived in it.

"This is the perfect apartment complex for those of you who just want an extremely friendly place to live. There is a mall that is very near by, a Wal-Mart, a movie theater, many diverse eating places, drug stores and most important a hospital! What more could you ask for? The best thing I have found is that the complex is not too large so the pool is never over-crowded and you can actually work-out in the work-out facility that is offered. We have just down-sized from a large two-story house and I like the fact that the rooms, closets and bathrooms are spacious."
