Lack of energy efficient heaters/coolers system, old appliances and rats. Needs considerable upgrades since the tenants have to pay for electricity, the least they could do is get better appliances and heating and cooling units. The rats are everywhere among the garbage b/c their garbage cans are always wide open a perfect invitation for rats. Their pest control company is a farce. Paint is falling and chipping. The entire complex needs to be upgraded and they need to come into the 21st century in pest control.
During my interactions with the lease office staff, I have consistently encountered a lack of hospitality, respect, and professionalism. The demeanor of the staff members suggests a disregard for customer satisfaction and an attitude that borders on hostility. It is evident from their interactions that they view tenants not as valued customers but as inconveniences or financial burdens.The absence of smiles, courteousness, and basic respect has made me feel unwelcome and uncomfortable in seeking assistance or addressing concerns. It is disheartening to experience such treatment in a place that should feel like home.

They will request your security deposit BEFORE your application's fully processed. Meaning, you can be denied the keys and without $500-$1500 for atleast a month while you: 1) reapply or 2) find a new place to stay Management's explanation for this is "It's processed by a third party so we can't speak on that" Lack of accountability in management and alot of missing money, PROCEED WITH CAUTION.

Moldy, unsanitary apartments no matter how much you try and clean!!! When you call about the issues they do nothing. The price may look good but you can find better! All of these units needs to be knocked down and remodeled completely!! Finally was able to get away but still believe management is getting over especially when it comes to your leasing date and move out date!! DO NOT MOVE HERE, save yourself from the headache! I have multiple pictures from my time living here of the disgusting mold that has been growing on my bathroom and kitchen walls! They continue to try and paint over the problem making it worse! Trust me until they can get it together completely don’t waste your time or money like I have !!!!

All looks nice and good from the outside, but the pricing is never fixed during your application process. I requested an application one month ago, and only got the application package this week. However, the pricing was increased 3 times and way higher than the original offering.

I strongly advise anyone who is planning to sign a lease in this apartment to take the reviews written by current and previous tenants seriously. Had I believed the information of earlier reviewers, I wouldn't have gotten into this big mess. The staff starting from the community manager to front desk employees are so unprofessional, unethical, and disrespectful to tenants. Even now, after I submitted a notice to vacate, retaliation measures are being taken against me because I recently wrote a review that reflects the reality in the apartment. The level of unprofessionalism goes even to that level.

I’ve been living here for 2years and it’s just not great at all . It’s okay for a first apartment but they are terrible the apartments say renovated but they aren’t at all !!!!!!!!! The bathrooms are poorly done , my toilet seat has been messed up for a while now and when i called them to fix it they just stuck some sticky tape to hold it in place. They don’t notify you when there is a water shut off which make it inconvenient for those who have to get ready for work. It’s just not what i expected at all . The walls are super thin you can hear everything that goes on in all the others apartments. I recommend you looking somewhere else before moving here !!!

So I read the reviews of this place after I already signed my lease but, I wish I would've taken heed to the many warnings before moving here. One thing I did take into consideration was the rodent issue. When I first moved into my apartment I made sure to call maintenance literally 10x to fill holes in my apartment so I wouldn't see any mice. In winter you can hear the mice or rats in the walls its so weird. You don't hear it often though, I've probably heard it like twice since I moved here and I've been here for 5 months. In this 5 months I've had someone walk into my apartment and steal my ipad. I'm not sure what else was taken but my ipad is something I use each and everyday to listen to music. I kept getting alerts of someone signing into my icloud and It was so weird, I filed a police report but nothing came of it. (One of the reviews did say do not trust the maintenance guys cause one of them came in another ladys apartment and stole some things, wish I would've taken that into consideration) NOW on 3/9/2019 my boyfriend receives a weird call from a woman claiming she found his "folder" (his leather briefcase). We go to his car to meet the lady and find his glass shattered part of the steering wheel missing and some expensive items missing from his car. The complex only took an incident report like they did with my iPad and the police did the same. As a single woman, I would not recommend living here alone. The grounds are kept neat and the grass is cut nice, though on the surface this place may look nice and in proximity to DC in an ideal location. The police aren't much help when it comes to theft and the management says they wont put cameras in the neighborhood. So if you're concerned about SAFETY FIRST idk if this is the ideal location for a single person. I honestly do not feel safe. I spoke with a lady named Erica and she explained the process of getting out your lease but I will see if they will penalize me or not. I'm hoping no but I would rather have my life than have an apartment and live in fear.

Yeah, no. Save your time and look somewhere else. Sure, the rent is cheap and the apartments aren’t tiny, but that’s all that’s really good about it. Cons: I can hear everything my roommate is saying when she’s in her room and I am in mine. Or when she’s in the bathroom. Kitchen. Everywhere. Neighbors are usually quiet and I haven’t had to go down more than once to tell someone I could hear them upstairs. With walls being thin, the hallway smells like weed the majority of the time. They are cheap and lazy when it comes to repairs. Glaze on our bathtub is chipping, I called May 28th and they are not coming to fix it until August 20th....5 days before I have a baby. Probably about 20-25 phone calls have been made and a walk in yet they wait until the last moment to fix it. I doubt they’ll even fix it though, just slap on some paint and wait until I call again a week later because it’ll start chipping again. This is the most frustrating thing because how can you put a newborn in a tub with PAINT floating around???! When summer came, the paint on the ceilings and walls bubbled, pealed, and even just fell off. Not little spots either, spots the size of two feet or more. My roommates was happening above her bed and would come home to find dry paint on her bed all the time. It’s as if you call for maintenance and they only write down ONE of the things you say and ignore the rest. When it rains a lot, the basement floods so do your laundry elsewhere. Even if doesn’t, still do your laundry elsewhere. The ones they have are TINY and it’s $1.75 to wash, then $1.75 to dry. There’s only two tiny washers and two tiny dryers in the basement of our complex and the dryers have made my comforter smell kinda funky. Just take your clothes to a laundromat down the street or something. Pros: The surrounding area is quiet. Mostly everyone works and comes home. It’s families and working class people. Rent isn’t that expensive so if you need to save up for a year then maybe. But I think I rather have my sanity and happiness rather than live at a place that never fixes anything so by the time they come to fix one thing, multiple others things have broken/happened, and you’re eventually living somewhere that stresses you out everyday you come home.
I remember when I was lookin for a place to live I looked at every review so I want to leave this and hope it helps someone who is searching. I moved into my apartment in October of 2017. I have no major issues with kaywood. The staff is very friendly and I only see them when I’m paying my rent. Maintenance always comes in a timely fashion. I’ve never had any issues with that. I wish the buildings were more modern. The washer and dryer in my apartment building don’t work but the nearest laundromat is cheaper anyway. I have never had roaches or mice. Ever! The people around me are quiet except for children and the occasional loud music. My car was broken into but I wasn’t parked in the complex I was parked on the street. Don’t ever park on Eastern Ave. Also Mt. Rainier police suck! They are so lazy and give tickets for everything. One of the police officers lives in the houses behind the apartments so they give tickets daily. Try not to double park. Overall, kaywood has been good to me. I like it here and the rent is very affordable.
I've lived here for over a year. My rent was absolutely affordable for how close I was to DC and two metro stations. The apartments are quite old but have character. Maintenance is pretty responsive at repairs things pretty quickly and efficiently. There were some minor issues. Unfortunately, in the summer months there's an insect problem but they brought an exterminator promptly. This fall I inherited mice from my neighbors, but they went away when they moved. I had some rowdy neighbors that I called the cops on a few times but they have moved. I would have preferred to live INSIDE the complex campus instead of on the outskirts facing other houses/Queens Manor Apartments. The street I'm on isn't as clean or as safe in comparison. The neighborhood wasn't so bad originally but it's gotten worse. I had my car broken into at W. Hyattsville Metro 5 mins away. Then I witnessed a man break into a building adjacent to mine and vandalize cars on our street (luckily mine was spared this time). Over the weekend they put a notice on our doors about a nearby armed robbery and carjacking. The police used to patrol my street pretty frequently when I first moved, an eyesore but comforting, but the police aren't around much now. Perhaps this is why crime is rising, but to protect my peace of mind I have decided to move.
Kaywood Gardens is a great location for those looking to build their wealth while also paying very low rent costs. You will be able to save plenty of money living here. The location is superb, with excellent proximities to highways and a stone throw away from Downtown Washington, D.C. My gripe with the complex is the building maintenance, which is sub-par, at best. It is in desperate need of major renovations. The apartments smell like mildew, which was my last straw. No matter how much you light candles, spray, incense, there is always this undercurrent of mildew left on your clothing. It's really nasty. The basements have mold and mildew all over them and this scent will invariably travel into your unit. The complexes all have a mice problem. The buildings have a terrible insulation problem, so be prepared for your unit to be extremely HOT in the summer and also EXTREMELY cold during the fall and winter months. If you ask them to come fix something, all that is done is some patching. There is no real repairs occurring with this company. They are just in the business of collecting a rent check with no regard for the comfort of their tenants. I am thankful Kaywood gave me a platform for inexpensive rent while saving for something ideal.
I love my apartment is really nice, I feel so comfortable and in peace. Nice location that I can walk to some stores, and I am in a few minute drive to DC, and other places in Maryland. I recommend it to everyone to go and apply.
This apartment complex is clean, affordable, and in a quiet neighborhood. There are two very convenient bus lines that will take you to either the Green or Red line and is walking distance to the town main street that has a great co-op and some really great, cheap cafes, and to 12th St in Brookland that has in the last few years become an amazing neighborhood with great restaurants and bars. Mt. Rainier is really a great place for the quiet of the burbs with easy access to DC life at a fraction of the cost. While there have been minor issues with management, they are incredibly responsive to fixes that need fixing and they do regular maintenance checks for all apartment. Also, their maintenance staff are so friendly and helpful and are available 24 hours for emergencies and lock outs. For the price, it's a great place to call home.
