BEWARE! If I could give this apartment 0 stars, I would. Make sure you request a walk through of your apartment before you officially pickup your keys. If they don't offer you a walkthrough, be hesitant. After being on the waitlist for 8 months, I walked into an apartment that was absolutely not move in ready. I expressed my concerns and the property manager and the management company took ZERO responsibility or accountability for the situation. I was told that cleaners and painters did their jobs before I moved in. How? I walked into food splatters in the microwave, on the ceiling, and on the backsplash. Cracks in the walls and ceiling, a hole in the ceiling in the bedroom, water stains on the ceiling, nails left on the floor. The paint job was despicable. These photos don't suffice. Kelly Reserve Apartments, do better.

Respectfully, in-person and in multiple emails our team has apologized and accepted responsibility for our hired painter and cleaner missing a handful of minor items when preparing your new home for move-in. Each and every one of these items was resolved in a matter of a few hours after you brought these concerns to our attention. Part of our continued success as a community is the fact that we take pride in our homes, making sure that they meet our high standard, despite the reasonable expectation of wear and tear on an 8 year old home. We agreed with you, and stated so, that these items could have been better prepared for your move-in. This is why we immediately sent our team over to resolve each and every concern right away and were able to complete them very quickly. We had not asked that you live without a resolution to these concerns. We wanted to help and make you comfortable in your home, but you unfortunately decided that you no longer wanted the apartment. To clarify to our review readers - as our community generally needs to work off of waitlist due to being fully occupied, we offer one model home to view. Our team describes in detail the differences between the model and any differing floor plan considered by our guest, while at the same time being able to provide an exact example of the amenities and finishes that can be found in any floor plan we offer. In the last several years 99% of our residents have moved into our community seeing their apartment for the first time on the day of move-in and this is the only instance where a decision was made not to move in. In 2023 we had close to 75% of our residents renew their lease with us and we believe that speaks very highly of the customer service our residents receive not only at move-in, but throughout their stay. Adrieanna, we are very disheartened that we were not allowed the opportunity to show you how our team is able to help and resolve any concerns our residents might have. We wish you the best in your new home and moving forward.
I wanted to wait a full year of living here before I wrote a review and I would recommend this place to anyone. I thought it was too good to be true at first so I waited 1 year to write this review. I live in a part of the complex with ample parking and lots of sunlight. When I was looking for an apartment the office here took my concerns seriously and made sure I got what I was looking for. It’s a quiet neighborhood despite me living by the church and street. Everyone here is very nice. The apartment it’s self is great. They put time and effort into design and that makes daily life easier. I chose to sign another year here because of the office people. They will go the extra mile for any resident. You will never feel ignored by the office in your time of need. I’ve never had them be rude or unpleasant. I’m very happy here. Everyone here wants to be here for a long time or has already been here for multiple years. The reason people leave is because they buy a house. There are some cheaper places around here, but not better.
Having been a resident of this complex for three years, there are pros and cons for sure. Proceed with caution. Pros: New(ish) amentities. Appliances are okay, seem to work well. Modern finishes. Mostly well-built. Rarely hear my neighbors. Quiet, if you’re facing the woods on the west side. Cons: Corners cut across the development. Concrete is crumbling on the streets due to poor construction. Gaps in wood floors that debris builds up in. Plumbing is awful. Drain pipes below sink came apart after only two years in a brand new unit. Pipes behind shower leaking, causing water to leak out the edges of shower/bathtub interface, with mold likely behind the wall. A/C unit incredibly inefficient. My power bill in my new house twice the size of my Kelly Reserve apartment is about 2/3 of what I paid at KR. Inept management...very little help when neighbors cause issues beyond your control. Your patience when they take a month to fix damage is not rewarded with any rent discount or help at the end of your lease terms. So, as long as you don’t have a catastrophe in your building, don’t mind living at the mercy of hard-set lease terms and yearly rent increases, and don’t mind some construction issues, you’ll be fine. Otherwise, best of luck!
I have not commented until now because of enjoying my new apartment, amenities and convenience of the neighborhood. I had lived nearby and was impressed with Kelly Park, but no attached garages. My apartment property became an embarrassment when open garbage and hanging a baskets continued patio tomatoes etc. I looked at other apartments and decided on Kelly Park and make do with no garage. I went to the office and there were no rentals. The staff knew I wanted a garage so Hillary mentioned they were building a new apartment community, new floor plans, new design with white cabinets, hardwood floors including attached garages. That was it. The first week the models were open my sister and I came. I made the appointment with Emily to move in when my lease expired in March. I watched the new building and ho hard Hillary and her staff worked to get this property beautiful as it is. Hilary has taken my complaints, and they were very serious and acted on them. Her staff in the office Emily and Ashley always have a smile, greeting and helpful in every way which my needs. They always say drop in anytime! The maintenance, Chris, Dustin, and Morgan are friendly and professional. Chris has had to help with AC after the service call. Morgan has been busy keeping the grass picked up. They are all three willing to do everything asked. This property runs the most efficient of any that I have been at. And they show regards for their residents. I am so happy to call this my home!
Absolutely love being a part of this community! The girls in the office are so nice, along with the maintenance and groundskeeper guys..they always say hi or offer to help me. So glad to be living here! Definitely recommend 5/5!!!
This place is awesome! The apartments are spacious, classy, and very soundproof. The amenities (pool, fitness center, etc) are great and super convenient. The front office staff is super friendly and helpful, and the maintenance workers are great as well. Our maintenance request that we put in in the morning was taken care of before noon the same day. We would definitely recommend the Kelly Reserve!

The apartments and amenities and facilities are very well maintained. The spaces are roomy, high end finishes and smart design. The staff in the office is very friendly and always pleasant to deal with. Any requests have always been addressed in a timely manner. Happy to be a resident at Kelly Reserve!

I have lived in several apartment complexes in the Overland Park area. This is by FAR the most poorly managed and I can't wait until my lease is up. They have HORRIBLE office hours. If you work 8-5, good luck picking up any packages except on Saturday. I have even tried to leave for my lunch break and pick items up and there is a sign that they are out on the property. Maybe over the lunch hour they should have more than 1 person working? They do NOTHING to try to get to know the residents. The only staff member I know is the girl I signed my lease with...and she doesn't even remember my name when I go in there. I understand they deal with a lot of residents. But after living here almost a year, you would think they would care to know you. If you go in to drop of rent, they never introduce themselves to you. They simply thank you for your money and sit back down. The parking at this complex is horrible. When I signed my lease, they pointed out all of the extra parking spaces for visitors, yet failed to tell me that the surrounding apartments don't have garages, so there is never parking for guests, EVER. In addition, you can tell they rushed to put the apartments up. When I moved in, the ice maker wasn't working, the heater wasn't working, some of the drawers were not properly installed, etc. If you unintentionally break their rules (like parking along a curb), they aren't even courteous enough to call you and talk to you about it like adults. They send out rude letters instead. Trying to communicate with them gets you absolutely nowhere. This place is definitely a waste of your money. There are far better complexes in the area that are cheaper and have a friendly staff.
When finding a good apartment to live in one of the most important things to find is quality staff and maintenance. I have lived in far too many complexes where my concerns and complaints go unheard. At Kelly Reserve, any time I have experienced a problem and let the staff know I have been treated respectfully. The staff has proactively met our needs and went above and beyond to make up for any issue we have had! Beautiful apartments that feel more like town homes, a gorgeous and well maintained pool, and quiet wonderful neighbors! 5 stars for Kelly Reserve ??????

Although I've only been here a month, I love the Kelly Reserve. I like the fact that it's a small to medium apartment complex. The quality of construction allows for very quiet living (I know I have neighbors yet I hardly hear them). I love the open concept floor plan as it begs for social gatherings to occur. The management staff is helpful and friendly. I believe you get what you paid for, Kelly Reserve is worth it!
