Property Ratings at Ken Gardens
I lived in Ken Gardens for 4 years. Janet and Dawn were great to work with and they were both very proactive with any complaint I made. Maintenance was also great and responded very quickly whenever I had an issue with my apartment. The issues I had were due to other tenants but I always felt Janet had my back as there were 2 times I had to contact the office due to any neighbor issues. For the most part, the apartment complex was quiet and the apartment was pretty decent. This is a good apartment for someone looking for their first apartment.
Dawn and Janet were a pleasure to work with. We just signed our lease for the second time. We are in a basic older molder apartment which it isn’t bad but has it flaws but we didn’t wanna get an upgraded one due to we will be eventually buying a house. But the upgrades units are really nice. The maintenance guys are amazing here. Very nice and get the job done quickly. They’re always cleaning the grounds. On NYE they leave a party package on everyone’s doors which was real generous. The walls are thin but lucky our unit isn’t loud. When we were looking at reviews before we signed the lease a few people complain there electric (everything is electric)in the 2-300’s I guess they let things run all day because summer time ours run $30-$50 and winter $70-$120. Another great thing is the location!! Everything you need is near by.

No assigned parking. No speed bumps. Constant speeding. Doesn't care, states illegal for them to have speed bumps added. Onsite laundry is disgusting states its leased so not responsible. Smells and you can see the mold.

We are sorry to read that you have concerns. Our on-site team works hard to provide the best apartment community for our valued Residents. We assure you, we do care deeply about the well-being of our Residents. We have checked with local authorities and it is illegal for us to install speed bumps - we do have speed limits posted and it is our intention that our Residents and their guests obey them. Our laundry center, which is only a few years old, is cleaned daily by a member of our team. If you ever go in to use it and find it in an unacceptable condition, please stop in, call or email the on-site office, they will send someone over to take care of it as soon as possible. Please never hesitate to contact the office should you have any concerns. Thank you for making Ken Gardens your home! JCMLiving Resident Services Team
My biggest issue is with the administration. They lied to us about the carpets not being in good condition and took almost all of our security deposit while at the beginning of our contract Janet stated they always replace carpets for each new tenant. Our carpets were vacuumed, not stained in great condition and if they replaced them anyway then why charge us? Nobody ever mentioned they will deduct that from us and they never bothered giving us a call back. I'm still waiting for a refund for my security deposit. I know I can't blame a whole company for the actions of a few but I won't allow us to be conned out of our hard earned money. Janet was extremely nice before we signed out lease then her tone changed to completely rude and nasty when we politely asked her about this issue. I will pursue my rightful reimbursement for my deposit relentlessly. What should catch your eye is that every 1 star comment of real experiences complain about Janet and Dawn while every 5 star review praises them both by name. It seems to me that every negative review they get a friend to post them a 5 star one to "even out" the bad reviews. I would hope Corporate will take notice and address issues.
During our first tour we made it clear to Dawn that the fact that they allow pets was a major factor as to why we chose this complex. We began our adoption application process and she's been of no help. Lease states pets are not allowed without written consent of the landlord. I called to get the written consent and Dawn refused by saying "we don't provide letters, ever". I wasn't going to be approved without that letter so I begged 3 times because it's what the lease requires, she gave in to sending an email with me in copy and didn't sound happy at all about it. There are tons of breed restrictions (24 to be exact) as well as weight restrictions (45lbs limit). Not sure who exactly did it but Dawn or Janet jeopardized our chances of getting approved by calling back one of the organizations we really wanted to adopt from and told them we are only allowed dogs 20lbs and under. Spiteful. We were quickly removed from the list and we have a voicemail to prove it. There are several dogs in the complex well above 45lbs and well within the restricted breeds, they don't seem to have a problem with those. Let's not forget the dog poop everywhere you walk, smells terrible too. I saw they claimed to have addressed the parked cars issue, that's not true. There are cars that have not moved an inch since we moved in (going on 2 months). During my first walk through, Dawn told my boyfriend and I the carpet was brand new, just installed. We had an incident where the carpet in my son's room had burn Mark's all over and reeked of smoke, Janet came to check it out and told me the carpet was "only 2 years old". And lastly, pictures online are an apartment from another world. Definitely a sample one. Monthly rent listed online is simply to catch your eye... prices are well above what's listed.
This is the worst apartment complex I have ever lived in. The lady Janet at the front is the most disrespectful woman I have ever met. They do not fix anything you ask them to and will try to charge you extra fees hoping you will not notice. I do not recommend this apartment to anyone.
Moved here from NYC, I took an apartment that was not upgraded because my goal was to save for 1 year before purchasing a home. The apartment was in great condition, new carpets and fresh paint before moving in, the walls are a bit thin so you can hear your neighbors however nothing to complain about, I had great neighbors above me. Not a walking community but everything you can possible need is a very short drive if not available via delivery. I truly enjoyed my year at Ken Gardens, staff is amazing here, the service you receive from the management office is unheard of in NYC so a special thank you to Janet, Dawn, Jose and Zebi, true community gems.
I moved here a little while ago and I'm starting to regret it. The "upgrades" they do to some of the apartments do not make up for the fact that the buildings are extremely old. There are cracks in the walls and the smell of mold in the common hallways. The thin walls are exemplified because not many of the other tenants are considerate when it comes to noise. Music blasting and dogs barking at odd hours of the night are commonplace. The few bright spots come from the management as well as the maintenance workers who are always working to make improvements to the complex. But, this does not cover up the other exorbitant negatives that come with living here. I'm currently saving up to break my lease and move to one of the newer complexes opening up in the area. I suggest everyone do the same.
I have been at my apartment for the last three years. I have lived all over the state and always had something to complain about; noisy neighbors, no parking, incompetent management, rent too high for the amount of space. Normal irritants. I don't plan on leaving Ken Gardens any time soon. Close to a train station, the parkway, 287, turnpike, basically all major roadways that matter to a commuter. Middle school is right across the street, and there's convenience stores and food markets within walking distance. Most important to me; they are animal friendly. I have seen all too many times good pets going to shelters because the owners have to move and weren't allowed to take them. If you are looking to move somewhere nice, great location, helpful timely staff and bring your purrs and woofs? Look no further. I didn't have to.
