We lived in Kendall House Apartments for 6 years and I'm glad we were lucky enough to find this place to call it home. Many would say location is its best feature, but I'd say management is by far the best thing about this place. Frank is simply amazing, always going way above and beyond. Have you heard about a landlord giving you the deposit check the same morning you're moving out? Have you been in a place where maintenance requests take from 15 minutes to maybe an hour and a half at max to be attended to? These are just a part of the thing the great management and staff team were doing. They're always accessible, friendly, and courteous. Location is obviously great. You have the metrorail station right across the street. You've got walking distance to Target, Trader Joe's (the only branch in Miami), BestBuy, and Pulix. Whole Foods is a 5 min. driver, plus many other retails, parks, and restaurants. Living in Miami without a car is super difficult, but thanks to the location here, we easily managed it for the first two years. Although the buildings are pretty old themselves, you almost have no bug problems. Almost every other rental units at this price range have major roach and bug problems if you read the reviews (not surprising given that it's Florida). We had minor problems with some spiders and millipedes that were taken care of when I sealed the little space on the doorframes. We had a roach ONCE in six years, on the very last day of our residence, so you can almost say absolutely no roach problem. I feel my review wouldn't be honest if I didn't mention an incident where we had a rat in our kitchen, but the context needs to be taken into account. It happened right after hurricane Irma hit, which had disturbed the habitat and food supply of species. When I asked our neighbors about how common it was, the one with 14 years of residence said he hadn't ever heard of a rat coming into a unit. And it never happened again in the next 4 years we lived at our place. SO I can comfortably say it’s been an isolated event. Overall, it's a great place to live in, and I think it beats every other competition in its price range, by far. I would like to thank Frank again for his kindness, responsiveness, and utmost professionalism.

I have to move soon. It's time, but I really don't want to go. I didn't give 5 stars because this place doesn't have the latest amenities or all the extras that a lot of new places have. There's no door guy, no WiFi, no morning coffee, no view, no security except a gate that everyone can follow you into and cameras, and my appliances and pipes are as old as they come (they'll be remodeling soon). No pets are allowed. The wall between you and your next door neighbor is paper thin. Some parts of the parking lot can turn into a pond in a storm. Probably the oddest part of the design is that the door to the bathroom closet leads to the clothing closet. STILL, it's a really great place to call HOME. All the grounds are well maintained and green which helps the place feel inviting. There's a nice outdoor pool. The complex is close to but not on a main highway and is backed up by a neighborhood filled with single family homes. Each apartment has sliding glass doors and big windows to let in a lot of light. The rooms are large in comparison to most new construction. You can walk to two grocery stores, mom and pop shops, restaurants, the mall, the drugstore the metrorail, and the busway. Cellphone stores, a car repair place, car wash, and a copy and shipping shop are all easy to reach. If you don't have a job in another area, you'll rarely need to leave the neighborhood. Most of the area is bilingual or English speaking. The streets in the complex are small but there's not a lot of traffic and it's easy to find parking. If you leave at the wrong time, you will get caught in the typical rush hour traffic. It's usually quiet except those cute moments when you hear your neighbor singing in the shower or brushing their teeth and tapping on the sink.
It took a while to finally get this apt but it was worth the wait.nice and very convenient especially if you don't have a car.you can walk to almost anywhere.metro station and shopping is just around the corner.staff is nice and accommodating. The pool area and their little garden was a plus.parking wasn't too bad either. Cool place.
living here has beem a great experience for me and my family and if wasnt for out newborn we would still be living here.
If you're looking for a flashy place with easy access to clubs and bars, move to South Beach or Brickell and pay for it! If you're looking for a quiet, affordable, spacious, safe, and well-maintained place with a friendly landlord and staff, move here! What initially attracted me to this apartment complex was the landscaping around the apartments, how close it is to the Miami Metrorail - which I take to work every day, and the overall value (what you get for what you pay). The staff and landlord are friendly and helpful. There is a clean pool and the grounds are well-kept and nice to walk around in. The apartments themselves aren't particularly luxurious or modern, but for the price they're very spacious and have a neat design. If you live on the second floor, you have a large balcony which is where your AC unit is. At first, the noise it makes when it turns on can be a tiny bit disturbing, but I've never lost any sleep over it. The bedroom has a decently sized closet and plenty of room for a dresser and/or desk. The bathroom has a very big mirror...you may want to put in your own shower head. The living room is big. The kitchen does not have a dishwasher, so you need to hand wash your dishes. Stoves are electric, the oven is on the smaller side, but you can fit a lot in the fridge! There is a dining area near the door where you can put a dinner table. The apartments have lights attached to the ceiling, connected to light switches, which is really nice. Washing machines are outside of your unit, but they are scattered throughout the complex so you can always find one close to you - very convenient! While Pinecrest isn't the most exciting place to live in the world, it's a quick drive to South Miami or Coconut Grove. Downtown Dadeland, just across US 1, has a couple of cool spots and the Dadeland Mall is very close. There are also plenty of options for groceries nearby. Unlike apartments Downtown, there is ample parking available at Kendall House Apartments meaning your friends don't have to pay to park just to visit you. The complex is gated and the area is very safe. Unlike some other parts of the Miami greater area, you can go on an evening jog/run through the neighborhood and feel completely safe - and see some cool houses! The only caveat is that if you want to walk across US 1 late at night to Downtown Dadeland (to go to World of Beer), there can be some questionable people near the Metrorail station -- and usually Metrorail security and/or police, so it's not a big deal. The majority of tenants seem to range from middle-aged to eldery (like the rest of Miami). There are some younger people, but if you are young and want to meet other people your age, you will want to explore further than your next-door neighbor. Overall, my time here went very well. I wanted an affordable place where I could come home after work and have some peace and quiet and have a few friends over once in a while...and I found it! The only reason why I'm moving is because my job is bringing me to the west coast.
