England Run is a small residential neighborhood in the northern section of Fredericksburg. While the area is mostly made up of permanent residences, there are a few apartments, single-family houses, and townhouses for rent in mid-range prices and a variety of styles.

Not a very good move-in experience. Nice neighborhood, the staff is nice. Thin walls, bar counter entirely too high, you can’t even utilize it to eat on. Floors are made of fake wood/some sort of wallpaper with some bubbles and oddly placed stickers over…I guess gaps or tears. A lot of flaws in the paint. No one took time to sand anything down…very cosmetic work. For the price, I expected better. The steps in the hallways are cracking and falling apart and spider webs are everywhere! The hallways need power washing. Siding is starting to come off the buildings and they were just updated about 4 years ago.

I’ve lived here almost a year now. The complex is under new management and I had hope that things would change for the better, but little did I know it was only going to get worse. My shower has been BROKEN for over a month now and we have been told multiple times that they are behind on maintenance requests and that this is not an emergency situation. They do not have an estimated time of repair either. Luckily I’ve been able to use my roommate’s bathroom to shower but we have also asked them to compensate us for this inconvenience by only charging us rent for a two bedroom, one bath since the second bathroom is completely inoperable and guess what.. our request for that has continued to be IGNORED. I even sent an email asking for the contact information for their licensed and insured contractors so I could take the matters into my own hands to get it fixed… you guessed it! That email was sent over a week ago without a response!! I cannot wait to move out of here. Everything about this place is unprofessional. I have never dealt with an apartment complex like this in my life!!! Oh and did I mention... the walls are super thin so you hear your neighbors and upstairs neighbors STOMPING around. But guess what.... this doesn't get resolved either, surprise.. surprise. If I were you.. I would avoid signing a lease here! If you have another option go there instead! The staff is unprofessional and doesn't care about your wellbeing... maintenance takes their time handling your request... for the amount of money we are putting out to live here.. I expect the minimum when it comes to communication from the office and they can't even handle that. I would give zero stars if I could!

I have lived here since Jan 2022 it has been a nightmare since I signed the lease. They were in the middle of changing staff and lost my original signed lease and I had to do the entire process over 3 days before my move in! I was moving from NC. First week in the apartment I did not have working heat. The unit would run constantly and never warm my apartment. I purchased heaters, heavy blankets, thermal curtains all at their suggestion as they stated it was nothing to be done about the system. That’s just the way it is. This is when I also discovered the inadequate wiring and when I was using my space heater and the microwave it would short the apartment. Fast forward to present day I continue to put work order in for minimal air in bedroom. I have yet to see resolution. They air does not reach my room and I am constantly uncomfortable. My apartment flooded over Christmas and they failed to communicate that to me and to my surprise I returned home to paint on my desk , dehumidifiers , and fans. It took them days to communicate with me what even occurred and why I wasn’t alerted. This month alone I have been in the office twice with no solutions for my lack of air. I work to pay this excessive rent for the quality of living and lack of appropriate hvac unit and rarely make it in the office to speak with someone. I arrived 7/13/23 at about 535 and waiting about 15 minutes to speak with someone. The lady that comes in offered to help and I declined knowing I needed to speak with the manager. She proceeds and condescends me stating well we close at 6. There isn’t much we can do today. This is the second time I have been in this office in a week and have been told someone would reach out.

Don't expect ANYTHING to be fixed on time or properly. I've had continuous issues with my thermostat since July and it never gets fixed completely. Went days in 80 degree heat this summer. Currently haven't had a working thermostat for almost a week and sitting in almost 80 degrees. They're still "fixing it", wont tell us when they'll be back or what the actual issue is. Maintenance also has left a huge hole in my bathroom without repairing it. I've even asked twice, the 2cd time it was still not fixed.( Still hasn't fixed it) I've had to practically beg them to call us to give us a warning when they'll arrive due to our dog we have to kennel. Maintenance will leave with no explanation or heads up, left wondering if they'll return. Sometimes they show back up hours later, after we let our dog out of the kennel with no warning. The list goes on and on with how awful they manage maintenance and how bad maintenance is in general.

Good: - When we started our lease in the middle of the pandemic, it was pretty inexpensive, and got renovated shortly after, leaving us with a fairly nice apartment for a reasonable price. This is not the case any more, as the current leasing price is 50% higher than when we started. - In our experience, the office and maintenance staff were very nice and responsive. Maintenance always did an excellent job fixing things - Leaving at the end of our lease was fairly painless. Our security deposit was quite small, and the damages assessed at move out were fair, and covered by the small security deposit, so it was a clean break. Bad: - For the entire duration of our lease, residents would drive ridiculously fast down the main street in the complex every day. Watching people do 40-50mph in a neighborhood, blowing through 3 stop signs everyday was ridiculous, and the only thing management did was send a single email saying "hey don't do that" - There is SO MUCH litter and dog poop all around the complex. I walked my dog around the neighborhood twice a day, and would be able to fill a plastic grocery bag every day with candy wrappers, cigar wrappers, and plastic water bottles. The lawn care company didn't clean anything before they mowed either, so there was always shreds of plastic all throughout the grass. Also, absolutely nobody cleans up after their dog, so whenever you need to walk through the grass you need to stare at the ground to make sure your shoes stay clean. This is in stark contrast to the constant reminders from management to keep "high beautification standards for our community" with regards to only having a select few items on your balcony - No recycling. In my opinion this is ridiculous, especially for having to pay an additional trash fee every month on top of the rent you already pay - The quality of the renovations was pretty rushed and a little sloppy. The new countertops were not level, we had a few leaks from the new sinks, there was missing paint on the deck and under the countertop - The floors and walls are very thin. Its very easy to hear upstairs neighbors walking around, or hearing music from side neighbors. Thankfully our neighbors never gave us any reason to complain -If you live in the back of the apartment complex, you'll likely have to drive to take your trash to the one and only trash compactor, and you'll have a several minute walk to go get your mail and come back.

I am currently counting down the days until i can move out in May. This is by far the worst apartment complex I have lived in. They talked me into signing a 15 month lease instead of a 12 month and I regret doing so, For the majority of my lease i have had construction in and around my apartment, NO peace of living what so ever! We found mold coming from our walls and they refused to do an air quality test, we had to pay out of pocket and they refused to even look at the results and said the paint over job was sufficient enough. They decided that it was ok to give me 14 hrs notice before trying to come in and do renovations DURING COVID19. My children and I are high risk and i wasn't able to stop them from coming in and redoing the entire kitchen and both bathrooms, they damaged my property and stained/ripped carpet on several occasions. their response to my immediate notification of this? well we cant prove that you didnt do it...WHAT?? even the contractor admitted it and tried to clean what he could. The staff is exceptionally snide and unwilling to help except for Jazmine, she has always been kind and courteous but her hands are tied by her bosses. I have left several messages with ZRS management who owns the complex and they have yet to return my phone calls. The list goes on about the terrors of living here, if you have another option i would highly suggest you rent elsewhere, These apartments are not worth the money they are charging!!

Just stay away from this place. I lived in this complex for about a year and a half and I COULD NOT WAIT TO MOVE OUT. Half the apartment building smokes cigarettes and weed non stop so you could never open your windows or balcony door without it smelling like an ash tray. This place gives you a cheaply renovated room for an outrageous cost. I’ve had multiple water heating/cooling issues which never seemed to be fixed after technicians came by, paint fixed everything in their eyes, and “high quality carpet” that falls apart after 6 months and stains like a white t-shirt in a wine factory. Now let’s talk about them charging you unreasonable fees when you move out with little to no proof or explanation of why they’re doing so. Staff member Stephanie was no help and very rude. She’d constantly tell me what regulations the apartment complex follows but said she did not have access of this information to send me so I could have proof. So if you don’t have access, how you know know their regulations?!? How is documentation of your “high quality carpet” having a lifespan of 5 years so I know you’re not charging me to replace the carpet when YOU’RE REQUIRED TO so hard to obtain? As well as an accusation by Stephanie of urine stains all over the carpet from my pet. Last time I checked she was not living there with me. Anyone that’s met and taken care of my dog knows he does not pee in the house. He’ll hold it for 12 hours if he has to but he does not pee, my pet cam will prove it. So if it wasn’t frustrating enough talking to her over the phone and getting no answers to my questions, she throws out this accusation which was extremely upsetting. I’m so glad I’ll never have to deal with this place or staff again. Save yourself the trouble and money and stay away.

I moved to the property in March and I must say Dana and Pat has been great to me, in more ways than one. The maintenance crew is great, I have submitted request and they have been there the same day to fix the problem. I am very picky but I can say I like it here. I can't complain about them at all. If you need a place come here.

They were pretty good when they were Madison Run. They have been ok since they became Kensington Crossing they went way down hill. It was still tolerable, barely. They got rid of recycling (a big draw for me to rent from them). The frequency that the trash compactor broke or was overflowing was a joke. When that happened it was left for anywhere from a day to days.It was pathetic. We had bees living in our chimney and coming into the house. We filled out a maintenance request and, as far as I can tell, it was never filled due to the fact it remained "unresolved" in my account. Thankfully no one was allergic and eventually the bees found a new home. However, it was the move out process was simply unacceptable. First off, we were told incorrect, conflicting information from those in the office about what was required to be checked off our move out (the one who was the most incorrect was actually from head manager Priscilla). They were also suddenly super abrasive about providing any information (up until move out they'd been very helpful). Then said they would be closing early the day of our move out, forcing us to rush like mad, only to find out last minute that they decided not to close early. Lastly, woe be anyone with roommates without joint bank accounts. They are going to issue refund of your security deposit (what portion you get of it) with your name AND your roommate's name on it. Not OR that would actually be functional for people with roommates that they aren't married to, but AND, meaning that if your roommate is out of country and will be until past the check validity point, you have no way to deposit the check unless you happen to have a joint account with your roommate. Oh, and if you ask for a reissue to change it to an OR, they will say they aren't legally obligated to do so. Save yourself the hassle, rent elsewhere. There are lots of other nice, affordable homes and apartments in the area. Give your money to one of them, not Kensington Crossing.
Living at Kensington Crossing has been extremely frustrating and I wouldn’t recommend living there to my worst enemy. It’s one thing after another, but the office staffing is a big part of the problem. There have been several occasions where maintenance comes to ‘temporarily’ fix a problem, 3 days after requested that is... and within a few days the same problem resurfaces. Our heat didn’t work for the entire month of February meanwhile we are still paying... There was one specific incident where we called in a service request due to our dryer being broke. A few days went by and we realized no one had been out to fix it... we called again and the office staff admitted to ‘forgetting’ to submit the request... proceeding to tell us that there’s a lot of service requests ahead of us and they may not make it out that day. Just one of the many issues that we have had in our 6 months living here. It’s a shame, it really could be a great complex if the management and staffing were better.
I urge everyone to look elsewhere for an apartment. It is not worth the cost. Management is rude and nasty. The appliances are horribly outdated. Garbage is always overflowing from the trash compactor. It's also ridiculous to pay $30 per month for garbage. That is the fee for other facilities that offer trash pick up at your door. There is no grace period for rent. Most other apartments in the area offer this. But you will be hit with a 10% late fee by the second here. Which sucks for those of us that aren't paid on the 1st of every month. Sometimes pay checks come a couple days after and most management companies are understanding of that.
Amazing location and great place until Kensington management came in! The main pool was closed multiple times and management went from being friendly to trying to screw over the renters. Paperwork gets lost and they only care about things when it involves money! Lived there for 20 months under old management and was happy! Left after 3 months with new management and now they are coming after me claiming they lost my move out paperwork. I’d avoid this place unless they sell it back to the original management team!!
My wife and I lived here for 3 years. Under the Madison ownership the apartment was great, when it changed to kensington crossing things started to go downhill. The new people in the office are lost, after scheduling a washing machine to get fixed they never showed up. I called and they had marked the ticket fixed without sending anyone. Under madison(the lease I originally signed) light bulbs were replaced free of charge, especially on vaulted ceilings. Kensington crossing is cheap though and makes you buy new ones. While moving out and in the middle of packing we left a bag of trash(not food) outside our door overnight to be taken out in the morning. We got a call early the next morning threatening us with a $50 fee for leaving trash outside our door, but the kids of the employees that live here can leave their bikes and toys in the stairs and in the parking lot for days on end. On move out we got a letter with a move out inspection date, my wife and a stayed home from work to be there for the inspection, no one ever came. I called the evening and they had forgotten, so rescheduled for two day later, again they never came after I took the day off. After moving out we received a bill to cover the repair of things in the apartment, a few of the things on the list were already broken prior to us moving in, but we're told by Madison it wasn't a charge worthy item so no need to worry. Kensington Crossing charged us anyway. TLDR: Madison was good, New management is lazy and bad, stay away! Expect rent to increase by at least $75 a year.
Management is rude and they do not communicate the correct information to their tenants. The last straw was when they had cars towed to different locations so they could paint the parking lot. The problem was that they didn't tell anyone and people couldn't find their cars. They also require your apartment to not have any wear and tear and be 100% spotless when you move out. Good luck getting your deposit back.
This property used to be Madison england run. We have lived here for a few years now and it has done nothing but gone down hill. The residents that are currently moving in are horrible and treat the property lile garbage. We pay all this money to live in a nice well taken care of environment that has only decreased. I would not reccommend moving here. We will be breaking our lease because we are not going to live somewhere where there is trash over flowing at the trash compactor that we pay money for monthly, along with old rusty, prickley picnic benches, and dog droppings everywhere.
I put a great deal of faith in the staff at Madison England Run and was not disappointed. I made the decision to move to this complex without ever seeing an apartment. I am very happy with the apartment, neighbors, complex, staff and location. Check it out :)
My wife/daughter and I moved in Madison England run apartments one week after we were married. From the time I walked into the rental office to apply for an apartment until now the staff have been nothing short of extremely reliable. I've never experienced the level of professionalism and efficiency with any other apartments that I have rented. We know all the staff as if they were family and my daughter was locked out of our apartment and one of the staff took her to their apartment until I got home. How great was that I love them all and thank god I live here. Our complex is safe and they provide many activities to bring us all closer together.
I lived in this complex with my mother for two years, and just recently got an apartment for myself. They've always provided good service as a complex and when I moved in everything was clean and ready to be moved into. Highly recommend this as a good area to move into. :)
This complex is a great place to call home. It's clean, family friendly and the staff are amazing! They have two well-kept pools, a gym and a tennis court for the residents to enjoy. It's also convenient in price and location for those commuting to the DC area. There are lots of events such as movie nights and yard sales, as well. When you live here, you truly are part of a community.
This place is kept very clean, been here 2 years, have never had a problem, maintenance is on point,not even a 24hr wait to get something fixed, and the office staff is fantastic, very friendly, and helpful, during the summer, they offer movie nite and support the kidney foundation(I think),anyways, I couldn't have picked a better place to live... very happy here.....
This is the worst place to live. the staff was nice at first when they are trying to get your money, but after you sign your name its like you never exsisted. this place is way to pricey for the hole you will get. i urge everyone out there to keep looking DO NOT RENT HERE!!!! they have no respect or concern for the tenants, in there mind your under thier power and will do what they want you to if not your gonna pay big bucks! DO NOT RENT at any of the Madison Apartment Groups locations.
If you are someone looking for a one year rental with the dream to own your own home in the future. Do not rent here. I have a client that is buying a home and some things came up (like they can during the home buying process) we originally had more than enough time to make it to closing before her lease expired. However with one set back after another my client needs 30 more days (1 month extra) in her old apartment. The office manager in my opinion seems to not care at all about her residents. She refused to let her stay another month and put new renters in another apartment. She also refused to allow her to move to another apartment for a month unless she signed a 3 month lease. Leaving her homeless and the office manager is fully aware that she will be homeless. I would hate to see any of my other clients go thru this horrible experience when home buying should be the happiest time in your life. so please don't rent from here!
After only living there for 8 months we had nothing but problems with the staff there. They are unwilling to work with you on ANYTHING, they are RUDE and therefore we paid out the "you know what" to break our lease because we couldn't take it anymore. We had to have numerous work orders put in on a regular basis for issues with the apartment and you would think that with the outrageous price we were paying they would be a little more nice. Upon moving out, things we noted on the move in checklist was brought up by staff and we still had to pay for things that weren't from us! We drove 12 hours from NY to move in, in two cars. One of us was there to sign the lease but I wasn't so we had to find a place to sleep because I wasn't able to get there to sign the lease.... We were lucky to know someone in the area so we had somewhere to stay. Overall, biggest waste of time and money...
I have lived here for almost a year and have loved this place. The community is great, and very convenient. We live I'm one of the older sections, but it is well taken care of. I do wish the walls were a little more noise proof and the heat/ac actually reached the back room. Honestly, I wish they weren't raising my rent over $100 just to sign a new lease so I could afford to stay.
The apartment complex is broken into 3 sections, one is sure to meet your budget! The staff is very helpful and knowledgeable and will work with you to find what will meet your needs.
I had signed a lease for only eight months and almost as soon as I moved in I was thankful I did not sign a lease for a year. The staff isn't the worst but not the best. The cost of trash that is added to your rent is ridiculous. My current apartment which is much newer only charges $7 a month for trash not $30. The property is old and dirty. Not to mention the rent is too high for the quality of the apartment. When I moved in the carpets were disgusting. Some kind of white power was poured all over the carpets. The shower at the time was all white but come to find out it had been painted over. What was under it was a ton of black mold. The washer and dryer were practically ancient. Please look somewhere else.
I have never done a review on a company until today. I have been in this apartment complex for 2 winters now. My windows are horrible! All the cold air rushes through my windows and on top of that the compressor in the heating system goes bad and they are taking forever repairing it. I am a single mother of 3 children due to the death of their father and my light bill is now running me almost $300 a month for a 1200 square foot apartment. I am looking forward to moving in August. Again, nice apartment that I pay $1500 a month for but the windows don't keep the heat in and the time to fix this issue has been ridiculous.
