Property Ratings at Kensington Park
I toured my unit before signing my lease and ultimately decided not to sign the lease due to the condition of the property. I was advised that the rent for my unit was higher because it had some updates, but they were of poor quality. The baseboards were filthy, the wall in the back of the stove was filthy, the main bathroom had a very weak spot in the floor right in front of the sink that they just put new flooring over and didn’t fix the subfloor, the wall near the side of the tub was bowing and in the master bedroom they installed a tub enclosure over the tile and left parts of the tile exposed. The outside and grounds were well kept. The office staff were very friendly and understanding, though.
Would definitely not classify these apartments as “luxury” by any means. Apartment was extremely dirty when moving in - and had many maintenance issues from the start. Feels like nothing was cleaned or checked before moving in. Winter electricity bills were ridiculously high, as apartment is old and has poor insulation (and this was keeping the place under 60°). If you’re on the ground floor watch out - very thin ceilings and can hear every footstep. Rent is quite high for what you are getting - never would have moved in but management refused to allow a visit due to pandemic. Learned my lesson big time here.
We moved into an apartment which had several major issues, including: kitchen was in unsanitary condition (the garbage disposal was non-functioning and the entire kitchen cabinet and area smelled like sewage; the dishwasher was leaking); the exhaust system in the washer&dryer room was not functioning so we were unable to dry our laundry. While the maintenance is effective and responsive to requests, we were surprised that the management overlooked so many major problems before renting the unit to new tenants. There would be no chance we would have rented this particular unit if we saw it before signing the lease, which we were denied due to pandemic restrictions. The apartment also had several minor issues including inability to lock bathroom door, unfitting cabinet doors, and minor supplies missing.
While rent is fairly high for our space, it's still a nice place to live. They do a lot to keep the grounds nice and clean. Whenever I've put in a maintenance request, it's completed within a few days if not the next day. However, when an employee was showing us the apartment they said they'd change out our stove (from the 70's) to match the newer fridge and dishwasher. We have had multiple issues with it and it hasn't yet been replaced. We are contemplating finding another place before signing our renewal for a third time. But if you need a nice, fairly quiet place that looks really nice, this is your place. The office staff is super friendly-- Especially Claudia! She's searched apartment buildings for me to help find a misplaced package and even put my packages in my apartment when I was away on vacation. She's great!
I've lived in several places in my life and Kensington Park Apartments is the only place that's been honest and given me my deposit back. Other places would do a pre-walkthrough and point out things, and you'd fix them, but then they go around and charge you full price to fix it again, or find some other way to send some work towards their handy-man friend. Bob and Claudia are awesome and they deserve to be recognized.
