Property Ratings at Kensington Place
Trash is left outside garbage cans, garbage hanging outside . Garbage on lawns. Do not go there . I’ve decided to live somewhere else . Who cleans this place up ?
Property Manager at Kensington Place, Responded To This Review
We take a lot of pride in our community and have taken measures to make sure the community is clean. We have increased the trash removal from the dumpsters to twice a week and pick up grounds twice a week. We try to educate our residents to also be mindful of putting their trash in the properly in the containers and to not litter. I think if you visit our community you will be pleasantly surprised! :)

We have been having issues with overages in our dumpsters from residents not putting garbage in the the dumpsters properly. When the dumpster gets over full they were not going to another dumpster to dispose of the garbage properly. Residents would just leave the garbage next to the dumpster. This caused garbage bags to fall off when Waste Management came to dump the dumpster. We tried everything to get the residents to cooperate with breaking down boxes before they go into the dumpsters, etc. We have tried really hard to keep up. We have since changed our service to have the dumpsters emptied twice a week to prevent this problem from reoccurring.
NANCY the manager writes professional letters, but she is very rude(behind closed doors) and there has to be some type of personal problem with her. She talks about the tenants personal issues if you take time to listen. I just found ways to cut the conversation short and began paying my rent after hours. Do not move here! I had not been living there 3 months and she began harassing me about things that no one could imagine. I still live here(one year is almost up and I am moving when the lease is up) and I do not want these people to know I am moving until the last legal minute. I should have known something was wrong when she started telling me that I needed to vacuum my unit everyday(before I moved in). They go up on the R E N T after the first year and they will also come into your unit without a proper notice. When I move I am going to post everything that has happened to me since I have been here. I have thought of filing suit things have just gotten that bad.
My mother applied and was told to give a "holding" deposit but that she would get it back if she didn't move in. We told them that she is not moving in and now Nancy say that Tia was mistaken. They are not loosing any money for my mom not moving in. They will still rent the place for July 1 as planned to someone else. Tia will not respond to my emails to explain why she lied when we asked her more than one if the deposit was refundable. I am sure not many will see this review but I am placing it everywhere their names appear online. If I can save 1 senior from being taken advantage of then I will be satisfied.
Property Manager at Kensington Place, Responded To This Review
I believe there was a misunderstanding in regards to the holding deposit. The selection criteria states that 72 hours after the applications is approved the $100 is non-refundable. If the application was denied, the $100 holding deposit is totally refundable.
Great place to live, friendly neighbors, close to bus routes, freeways and shopping. Well maintained lawns, in which you may decorate or add your own landscaping. Great management that makes tenant safety and satisfaction a high priority. Prompt maintenance available 24 hours. Private entrance, yard and basements makes u feel snug and comfortable. Kensington is a great place to call home!
This is the best place to live....i suffered a loss after losing my husband who was killed n detroit...moving here was the best decision...quite, safe...peaceful i am no longer afraid to sit on my porch.....
I moved into the Kensington Place back in December of 2014, i moved from a location where traffic was heavy and it was always busy a loud. So I searced around untill we found this place where the atmosphere is peaceful the neighbors are friendly and the kids are quite. Whenever i have a problem around the house i would call the main office and maintenance is here johnny on the spot. Did I mention that I love the air condition that comes with the unit. Upon moving here i was worried about storage but to learn that some of the units had basement and i was lucky enough get one. I even loved the fact that water and a free gym membership was included and I try to go every other day just to get the body in shape. But the best part of living here is the parking I have my own carport and dont have to worry about trying to park. So if you are looking for a place that feels like you are on vacation because you are able to relax after a hard day of work then this is the place to move to. Kenyacool
I love my apartment I have lived here for ten years. It is very nice and the rooms are very spacious. I have a lot of cabinet space in the kitchen I have an island in the kitchen. There are large closet s in the bedrooms. The management and maintenance are excellent. I am really satisfied and comfortable with my apartment. I also feel very secure.
Overall, the town homes are nice and well kept. But the walls are paper thin, the floors and stair are squeaky, management and the guy seriously lack people skills. Very nasty attitudes at times. Its also not kid friendly.
I never thought that me and my wife would ever find an apartment so clean and that has a lot of space to work with. The unit are well taking care of,I'm pleased with the apartment we live in.It is so clean out here and very quite at night time. The manger and maintenance guy really do get the job done whenever there a problem they are on the job.if I was ask from anyone where is a good apartment at,I would tell them the Kensington Place Townhomes.
I have lived in the Kensington Place Townhomes for several years. The staff is always professional and willing to assist you and the maintence guy is always there to fix your troubles within 1-3 depending on the severity of your maintence issues. No matter when you drive by it's always quiet and in the summer the lawns are treated every couple days and in the winter even with the terrible storms we've had they still manage to shovel and plow the area. Overall this is an idea place to call home( Not to mention if you have children the schools are very close)
On my first visit the office staff was very friendly and helpful. My decision not to move their was as we were approaching the office after viewing. A tenant walked up and her and the office staff start discussing some not so good issues about another tenant. I thought it was very unprofessional so I decided this isn't the place for me.
I visited Kensington Place Townhome in Roseville; was very pleased with the showing of model and professionalism of staff
I have visited the townhouses twice. I find the staff very friendly and they show much appreciation with raffles and cash prizes. The complex looks well kept I will be happy to call it home.
Not worth your money when i first moved there my stove door was broken never fixed i was there for the half bath ceiling was leaking from apartment next door it was just patched. I had old thermostat that wasn't replaced until I had to call consumers energy furnace keep blowing out heat in the summer. I had inspection done on unit and had a hole in my screen instead of replacing it they switched it with another screen in my unit I had a leak in my bathroom from the BATH TUB they patched that and water was still leaking in kitchen when i moved out the landlord put that on my credit report as EVICTION
Property Manager at Kensington Place, Responded To This Review
We take a lot of pride in our community. If you had these maintenance issues, you should have notified us as they occurred and we would of taken care of them. I'm not sure what the circumstances were in regards to the "eviction" on your credit report. We do not report anything to the credit bureaus. Its possible you didn't pay your rent in a timely manner and a case was filed in court to collect late rent. The information is then obtained by a third party who puts it in a data base which gets used by apartment screening companies that process apartment applications.
I was in this property for one year. I got a bill and I disputed a letter. I didn't reply anything from office whether my dispute is accepted or rejectded. They have sent my bills to collection. This Manager lady is so mean and unprofessional. She showed me her double face standard to send bills to collection. I have requested to reduce some money and didn't say I won't pay the bill but she sent to collection. I will never ever recommend to go this place anymore. Pretty old and place.
Property Manager at Kensington Place, Responded To This Review
I'm sorry you had a bad experience. I was only following our company protocol in regards to processing move-out paperwork. The dispute was handle at the corporate level and the charges were deemed fair and reasonable. I'm sorry if you didn't get a response. Our policy has changed since then as far as sending a response to the dispute. Our policy is to send it to collections after 10 days of send the notice. If a dispute is sent to us we hold off sending it to collections until it is review. Please don't take it personally, I treat everyone equally kind and fair.
I lived here for two years and it was great. The townhouse was very clean and descent. I never had any problems. The community was nice. The managers were very pleasant. The neighbors are friendly and the children are well mannered when outdoors. The maintainace was prompt. The reason I moved was because the lady living next door to me was a smoker and her room was connected to my newborn baby's room. I could smell cigarette smoke throughout my entire home.
I love the campus! The look of everything was amazing! Very nice architecture of the buildings! Modern style kitchen, which was a nice size. The inside looks the just like the pictures, and the rest of the townhomes look the same as the model! I was very please with the atmosphere. This townhome is the best I have seen for a very fair price
Rude rude rude.... From the property manager Nancy to the Maintenance man and his bossy annoying wife. They take up two car spots, one of which has a run down beat up piece of junk parked in it, while we are told To use our carport. Only bright spots are pretty nice community and Constance in the office is a sweetheart and should be property manager. Will not stay more then one year for sure.
The buildings in the back of the complex shake all day every day. Shake hard enough to make pictures fall off the walls. It's annoying. Scared my baby when we first moved in. Leasing office doesn't care and of course they don't mention that to you when showing you the apartments (they claim its some company near by that causes it), but you feel it all day and night. The walls are extremely thin. You can hear conversations and people walking up and down the stairs in all the apartments around yours. Other than that, really nice apartments, layouts are nice and very spacious. Maintenance is pretty good as well. Neighbors are very friendly and kids during the summer aren't bothersome either. May have some problems with leasing agents sometimes.

We have no control over the industry's that are located near the back of the property. The machinery is heavy duty and does shake the ground a little. We hardly get any complaints in regards to the trembling. We car a lot about our residents but are hands are tied in regards to this issue.
