Property Ratings at Kent Village
Don't! move here. They have mold, mice, and roaches. They will switch the parking permit policy just so they can tow your car. My car was towed from the parking lot and I never received notice the policy was changing. They still made me pay 175 to get my car out because they lied and said they put notices up. The rental office staff lies and they will charge you late fees and won't tell you you owe anything until it's time for them to attempt to take you to court. There is NEVER any parking and they don't even have laundry facilities in each building! Save you money and your time!

Living at Kent Village is a NIGHTMARE! I wish I could rate it ZERO STARS. I saw roaches in my room the very first night. I only stayed here for 3 weeks and saw roaches every. single. day. I’ve never lived anywhere with roaches, so I was absolutely disgusted. Every single room in the apartment had roaches.. both rooms, the living room, dining room area, bathroom, and kitchen. I saw roaches crawling on my FRIDGE and CABINETS multiple times. I didn’t even want to cook in my kitchen because of how disgusted and uncomfortable I felt. My last night here, I was laying on my couch and a roach crawled onto MY ARM. To make things worse, the customer service here is SO poor. During the entire application process the staff would tell me that they’d call me back and they never would. The following day I would have to call them. I should’ve known just by the customer service that living here would be terrible. The building I was in also had no lock on the main entrance, although other buildings had locks. I brought this up to the property manager and he said they are “working on finding a lock that’ll work because people kept breaking it”. How long does it take to find a lock? Or do you just not care about your residents’ safety? As if this wasn’t enough, every single day neighbors would be smoking weed all day long, to the point where I could even smell it in my living room at times. The neighbors are also very loud (screaming in the hallways, running up and down the stairs). I would not recommend this place to my worst enemy. Do not move here.
I have lived in this complex for over 4 years and for the most part it has done its job. I ultimately have decided to leave because of the lack of amenities and not being able to have a dog. This complex is great if you are using as just a place to hang your head or if you have no interest in being apart of a community and are just looking for an affordable place to sleep and put your things. I have never had any real problems with this complex outside of being accused early on of smoking marijuana but that was cleared up fairly quickly. They have made upgrades to the units such as putting in central air which has lowered my electricity bill. There isn't a terrible amount of closet space so beware of that. The maintenance respond very quickly which is great. All in all my experience here was fairly positive with little irritations/ inconveniences along the way. If you do not care about amenities such as a pool/ gym or community events and are just looking for a place to sleep this would be great.
I have lived at this community for almost 3 years. My building is not safe. #1- The entry door is never locked because someone is always breaking the lock.(What's the purpose of a key?) #2- People are ALWAYS loitering, smoking. #3-Hallways are ALWAYS DIRTY, AND SMELL. #4-Mice/Roaches will become your permanent house guest unless your neighbor is sneaky and has a cat which is not allowed in the apartments. #5-I have the Wall AC/Heat Units in my bedroom, and living room NOT CENTRAL LIKE ADVERTISED. #6-The closet are so small that i have to put two dressers inside to have space. #7-The on site laundry rooms are not in the buildings. They are so far away from the apartments that its not worth it to wash there unless you have the the strength to carry heavy bags, and walk at least 3 or 4 blocks to get there. #8 Parking is HORRIBLE, they give you a parking permit but there is NEVER parking in the parking lots if you get home after 7pm. Towing is not enforced. 85% of the cars parked in the parking lot are visitors taking up spots and forcing us residents to park on the street.
I lived here for two years. the rent is the cheapest you will find for a two bedroom Very small tho . I only moved here to fix my credit and move out . I have a very clean house , I worked a lot I was never home they have a really bad rodent problem every 3 months I had to beg for them to bring pest control out. Roaches was all in my refrigerator every where in the kitchen this was the cause of my move out so embarrassing I stop buying food and having guest over . The roach then start appearing in my bathroom. a few people were killed while I was there at the checkers, family dollar and the shell gas station. It was on the news . Whenever it rains my whole apt will be flooded when I got home from work. I found out it was every apartment in my building and other building as well. The parking is crazy. My car was hit by a hit and run driver. My car sat there for weeks and no had answers and no camera's I will never live there again. It quiet in the winter when summer comes the young boys come out and harass any women,they will chase you down if you don't talk back. I always paid on time until the roaches took over my apt. if you are more then a week late they have threatening letter on your door and the court paper tape to the outside door for everyone to see, The hood only expose a late payments. If they could control the roaches I will pay on time. Corporate never call you back or answer don't waste your time trust me I regret it. I'm glad the drama is over.
Im pretty happy with my apartment so far no issues at all.. the management is friendly .
I've lived her almost 2 years now, and I can say that it's been a relatively pleasant experience. My 1 BR is pretty spacious, and I haven't had too many issues with anything. Staff is always positive, helpful, courteous, and professional. Maintenance comes pretty quickly. I did have a semi short-lived problem, until recently, with bugs - and I'm sure that's because I had dirty neighbors (who sometimes stole packages left in front of my door). Only downside has been that the lock on the main door of my building has been broken for months now...they normally fix it, but someone always breaks it just as quickly as they fix it. I was a few days late on rent once, and the fees they charge are ridiculous...like ABSOLUTELY ridiculous. They upped my rent by $30, and I never received any notification of it (even though they claimed to have posted notices about it in the buildings - which I always looked at, left notices at/on each door - which I always read, and put notices in each mailbox - who doesn't check their mail?!). Other than that...I've liked my virgin experience with living in an apartment...looking to move into a KV townhouse soon.
When you move out they will nickel and dume you fornevery cent you have. Normal wear and tear issues will be charged to you at exorbitant prices.
Kent Village apartment homes has been my place of residence for about 3yrs now. The area has improved. They have 24 hr security on the premises. The town homes are nice and cozy. The staff is always professional and courteous. The apartments are close to metro. Very close to many stores. 95 and 50 are both 5 min away and 495 is only 10 min away. Close to FedEx field. Kent Village is a great place to live.

This has been my virgin apartment and the experience was good. I've now outgrown my space and want to stay with Southern Management but looking for townhouse style. I would recommend.
Perfect area to live walking to the distance metro. Great restaurants.and nice shopping center. Well maintained and staff very friendly. Animal are welcome cats.& small dogs. Lots of parking, there is always something from the resident staff,contest ice cream,night, Also o back school backpack, Nice and comfortable living
To be perfectly honest, Kent Village is a place that is definitely a hidden gem. I fell in love with my apartment as soon as I saw it - it was just an added bonus that it was also under Southern Management, which has outstanding resources and programs that I just had to take advantage of. The location, the price...I couldn't ask for anything more convenient! Not to mention, the entire leasing/sales office were extremely patient and reliable with me during the process.
I really like living in Kent Village, everyone in the complex is really nice and the neighborhood is quiet. That's great for me as a graduate student. I don't drive but it's conveniently located near a metro station and the metro bus stops right on Kent Village grounds. There aren't many things around like restaurant or entertainment but having the metro close makes that okay. Oh! and the price is RIGHT.
The apartments are recently renovated and last winter the central air units were installed. The parking is substantial and the lots, doorway areas, and inner halls are cleaned daily. The laundry room is located at the end of the sidewalk and there are an ample number of washers and dryers. I never have to wait to use any machine. The electronic payment card makes it so much easier than carrying around a pocketful of quarters. In my building there are only four apartments, so it stays pretty quiet. I have two small children and there are two play areas, one at each end of the parking lot. My son will be attending preschool at Columbia Park Elementary which is about a five minute drive. One small treasure is the Resident Resource Room. You can use the computer (each equipped with web cam) and printer, in a nice quiet and plush environment. There are even helpful fliers posted for those searching for jobs. Some other notable things are the consistent presence of security, you can pay your rent online, and if you call for emergency maintenance, the response is quick. In addition to the apartments, they offer town homes that have their own washer and dryer. The Landover, sometimes also called Hyattsville, area is a prime central location. I can drive anywhere in the DMV area in about 15 minutes. The metro bus stops are on every corner and the Landover Metro Station is a couple of minutes away. I love this location and the tall trees, large grassy lawns, and plants lining the walkways just invite you to enjoy a nice walk. Woodmore Town Center is right down Landover Rd (Rt 202) and that has a variety of restaurants, shops, there is a Costco, Wegman's, Best Buy, and a Navy Federal Credit Union branch.
Kent Village apartments, a Southern Management Property, located in Prince Georges County, Maryland is convenient to the beltway, US Route 50 and the George Washington Parkway making your access to travel to nearby Washington, DC and all points north a stones throw away. The property is also 5-10 minutes away from all of your shopping and entertainment needs The property has a superb management and maintenance team with perfectly manicured landscape, ample free parking, two laundromats on the premises, a resident computer center, and 24 hour security . All buildings have secured entry and the units are extremely spacious, unlike newly built apartments. The property management team builds a strong sense of community by having annual food drives, providing back-to-school supplies for its residents, producing a monthly newsletters about topics of interest in the community , and by sponsoring road trips to local places of interest. If you appreciate safe, clean, modern living close to the inner city that does not cost an arm and leg, Kent Village is the place for you.
I couldn't ask to be in a greater apartment 24 years ago I lived in the same house since birth to expand and grow to move on to something new Kent village provided that for me I couldn't be any more Bless for there staff to give me and my two friends a opportunity to live there....All the staff and manager are beyond understanding patient and so kind to open there doors to us hope to stay for the long run!!!! Thank you Kent village!!
