Before you move in WALK THROUGH THE EXACT UNIT. We were shown a clean, new, updated apartment for my daughter and the one she was given never got a move in cleaning, the carpet wasn’t even vacummed, the plumbing was so backed up it was on the floor, the locks didn’t work, the backyard was flooded with dog poop. And all the company will do is offer to clean it (after her stuff was moved in). This should have been done prior to move in and broken appliances replaced. This is terrible business and they will not refund anything or give any type of cleaning credit for what we have had to do on our own. Disgusting way to do business.

Atlas apartments in Port Orchard have a very convienen location between freeway16 and a great shopping area. It is easy to access, it has a nice gym and the staff is very friendly!which helped me to close the lease in just two days. The price is reasonable.

In a snow storm this facility does not plow or de-ice. Second one this year and still they did not respond for us. They leave the exit open onto Poplar St. Obviously you think it must be fine then. But you get out there and see others thought the same and tried to get out that way. Just getting stuck and crash. Leading to a pile up of cars on the hill for Poplar with multiple cars in accidents. This blocking safe access off EMS to homes on Poplar and access from that side to the apartment complex. We attempted to get our large SUV out that way and could not make it up. Had to carefully turn around. Fortunately a neighbor came and pulled us out. Or we would have been stuck fully blocking the road. There is over 10 cars stuck. Yet still no response from the complex.

Living at Atlas is similar to living in any other apartment complex. They keep the grounds clean, kids are always playing at the playground, and a lot of families become really close. I tend to keep to myself, and rarely does anyone go out of their way to bother me. All and all, I cannot wait to own a house of my own, but this apartment has been a wonderful place to sit tight a few years. The prices are fair, but the parking spaces are limited. 9/10 for sure.

I have been here for 3 months now and do not understand the bad reviews. The apartments are nicer than many i viewed in Bremerton and much more affordable than the one I was in in Silverdale. Maintenance is quick to respond. The office is quick to respond. The other tenants have been social-able. I have not had any issues with appliances, water, or heat. My only issue is there is a need for more parking. They have a pool, out side Jacuzzi and a work out area. There is the occasional loud tenant but we are in a complex. It is one of the nice apartment complexes I have visited since arriving to the west coast.

Do not move here. The apartment managers are a joke. They are never around and do not return phone calls. Instead of getting a call back, you have to keep calling until you eventually get through to someone. There is NEVER any parking. You get charged for EVERYTHING here and utilities are based on what everyone else uses in your building, so it goes up every single month. Rent is already outrageous and just went up $60/month. The fact that they have so many bad reviews and still a 5 star rating is baffling. During snow season they don’t salt anything so prepare to slide around all over. The dumpsters are always overflowing (glad i pay for nothing) and there is dog poop all over the sidewalks. The maintenance guys are a joke, they hang around in the bathroom at the gym and do not know how to fix anything. Do not move here.

The community seems to only be interested in money, and not maintaining a caring relationship for there own residents. They charge more of a premium rent for non-premium apartments. When we first moved into the apartments, they excepted packages at no charge, but then they changed to a service that requires a $20 registration fee and $5/day after the fifth day of storage. They also over charge for the shared utilities (water, sewer, trash, recyclables), that average out to around $130-140 per month, for a one bedroom. I am assuming they charge the same amount, regardless of the size apartment you rent. We moved to a three bedroom, in a different community, that only charges a flat $69 per month. It is hard to get a hold of management, because they never really like to answer the phone. They also like to leave early, so make sure you go into the office well before the 5PM time that is posted on the office. When moving out, I wouldn't even suggest cleaning the apartment to get your deposit back, because they charge a flat $185 for cleaning and $100 for carpet cleaning, along with what is left over on the utilities listed above. Also, make sure that you move out near the end of the month, because they will charge you for the full month, regardless of what day you move out. So, if you enjoy paying reasonable rent and utilities, I would suggest finding another community.

This complex is built on a hill so many of the apartments are like day basements. And that’s how it feels to live in it...it’s dark, cold, and possibly moldy. There was a clear mildew smell that never went away the months we stayed. The appliances had rust and questionable stains. The staff would leave early, locking the office well before office hours ended. They overcharge for cleaning the cheap carpet in one 10x10 room. The place was covered in dirt (vinyl floors) when we moved in. Prices in the whole town are inflated but this place doesn’t even try. I could go on but I think that’s enough to paint a simple picture. Just pay an extra two hundred and live somewhere a huge step up.

This is the worst apartment complex I have ever lived in. Whoever runs this place in incompetent unreliable. Here are the reasons I hate this pace: 1. When I took a tour of the unit I was supposed to move into, It was pretty nice; ground floor, laminate floors, newer kitchen cabinets, countertops, and appliances, a microwave, etc. But a couple days before I moved in, I got a call from them apologizing again about having to switch my unit. I Received no prior calls about switching units. And the unit I did move into was the complete opposite. Gross, dirty carpet, no microwave, a stove that looked 30 years old, a washer and dryer that didn’t work, and to top it off, it wasn’t even ready to move into. On the specified move in date. They were still fixing the bathtub and cleaning the carpet. It was a total bait-and-switch. 2. My husband discovered there was mold in the dishwasher. And instead of even sending someone to look at it, they said it probably wasn’t mold. We never heard back from them on that issue. My husband scraped the mold out himself. 3. You can’t lean on the breakfast bar because there is a huge crack in it. No one has come to fix that. Maintenance really drags their feet. It took them a month to replace our kitchen light. 4. You can’t stand out on the porch when it rains because the gutter is completely useless. The water pours directly onto the porch. Because of this, the wood floor and fence is rotting, 5. Finally, the people who work in the leasing office are never there. I recently had a minor issue with a rent check, and whenever I tried to contact them about it, they Never answered the phone, or returned my messages or emails. They are not consistent with their advertised hours. One girl told me they close at 7, another told me 6. Their official website says 7. Yet when I tried to stop by at 6:30, they were closed. No matter what time of the day I try, no one’s there. I wish they would decide on their operating hours and stick to them. Do NOT live here.

As far as the apartments they’ve are decent. Make sure you see your ACTUAL UNIT before moving in. Don’t trust them showing you a similar one. Community is friendly but gross. I hardly ever see people pick up their dogs crap.. if you have children watch out for the speed people travel in the complex. If you have any kind of maintenance emergency just make sure you are prepared to wait 3 days- 3 months for it to get fixed. They are to cheap to replace anything broken so if it breaks it will keep breaking. And the water... just disgusting. You can’t drink the tap because it comes out yellow. When I called the office about it they said oh it happens it will clear in a hour or so.. here I am 5 days. Water still yellow. (I wish I could upload the pictures) I don’t trust this place and I definitely don’t trust the staff and I do not recommend anyone living here unless it is a last resort.

My husband and I played by the rules 100%! Made sure we turned in our notice and went out of our way to clean from top to bottom before we left, (Even though it was FAR from clean when we moved in!) I still scrubbed the cabinets, toilets, tubs, all appliances, etc. We still got charged for a cleaning fee. We NEVER had a pet, we got charged $200 let gee and a $70 pet cleaning fee, the only thing I can think of is when my husband's brother came over and brought his dog. (On the bill explanation it stated, "$200 fee for pet deposit, dog?" They literally put a question mark by the title "dog"!! SERIOUSLY? Management is rude and NEVER in the office, if they are in the office they're either outside talking to their friends for family, hanging on their trucks and ignoring the fact I'm waiting by the door or they are giving you the run around and basically tell you they can't help you. PLEASE save yourself the trouble and find a different place. They will take your deposit no matter what!! I had friends who warned us, I wish I would've listened.

Arbor Terrace is an awful place to live. The tenants do whatever they want with no consequence. My PAID parking spot was taken by other tenants at least 10 times per month. For 6 months I paid MORE than I was supposed to because they didn't believe the lease I had signed when the new company took over. They finally adjusted it, but gave me no credit for over-paying for 6 months. Puget Sound Energy failed to stop the power the day I moved out, and Arbor Terrace didn't take it over either. So I've been billed for power usage in an apartment I haven't lived in since March. Plus I was charged twice for my water/sewer/garbage for the last month I lived there.

Arbor Terrace in Port Orchard, Wa. has been so helpful with my fiancé and I's move from Colorado to Washington. The people in the office have been responsive and have taken good care of us to make sure our new life transition is successful.

The staff at Arbor Terrace apartments in Port Orchard have been more than helpful with my fiancé and I's move from Colorado to Washington. They have taken a lot of stress off our backs and all with great customer service. They have helped us with creating our new life.
