Property Ratings at Kickingbird Hills
Squirrels have made their way into the attic spaces above the second floor and all you hear is them scurrying across your ceiling during the day and night. Terrible insulation issues so your apartment will be 80+ degrees in the summer and freezing cold in the winter. Do yourself a favor and find somewhere else to live.
I’ve lived here for over a year, my newly renovated apartment is infested with cockroaches, we also literally had to get rid of an ENTIRE FAMILY of mice. Management turns the water off AT LEAST twice a week for mysterious “repairs” with usually only an hour or two notice. My first summer here, the AC went out a total of 10 times (not even an exaggeration), and now we’re having hot water issues and management doesn’t know how to fix it or what’s wrong. I don’t have hot water at least 1-2 days out of the week. Washers and dryers in the laundry rooms and constantly out of order. Management and maintenance are also very, very bad at communicating and are in no rush to fix any problems. Save yourself, do NOT live here.

The newly renovated unit was heavily infested with German Cockroaches (40 in one night), moldy, and poorly insulated. Wasps would frequently get in, and we spotted a moused under our stairwell. We lived there before three nights. Management deceptively got us to sign the leasing agreement without disclosing any of these nightmares.
All of building 8 has mold and so does the shared laundry room in the back closet someone broke a handle off one day and left the furry grown mold to be seen by everyone
I have lived a few different apartments now and this one is by far the WORST! Management is terrible, the actual apartment was falling apartment, maintenance was awful and took over a month to fix the smallest thing. It constantly smelled of weed. There were always bees outside my door. The only good thing was that it is close to UCO. If I could give it negative stars I would.
work orders dont get done, water is crazy high that they average out between all residents (which means youre paying for sally and bobs hood rat friends to shower all weekend) keys were stolen out of my front door and the office did not care at all!!! they wont even fix the major safety issues that are in my unit with my one year old including sparking electricity and falling closet doors... calling and reporting to the city
