Property Ratings at Kilburn Crossing
We rented a 2 bedroom apartment for 2.5 years. We had to move because we got our own place. But a month after we moved, we got a move-out statement of almost $1000. They said we damaged the carpet, the ice machine in the freezer, and some other issues. My husband and I took care of the apartment at the house. We vacuumed weekly and kept a clean home. The carpet was not new when we moved in and we used it with care resulting in regular wear and tear. We told them it’s not fair to have us pay for a carpet change. They are not willing to adjust the charge. It is unfair to have tenants pay for carpets that are used with reasonable wear and tear.
Move in a month ago... I love where I live, quiet, great neighbors, trustworthy community. Only thing I dislike is they didn’t do a thorough check before I moved in and maintenance walked in as they please and saw me half naked.

There is NOTHING I dont love about being a resident here. The leasing office couldnt be more responsive, caring and competent. Always my repair needs (which are infrequent) are handled competently and quickly. Residents are friendly and helpful to each other. My apartment was sparkling clean when I moved in. The value for your rent cant be beat and I searched three states before I landed here. The community at least my building is quiet after hours. Kilburn Crossing is a truly wonderful place to call home.

I have been living at Kilburn Crossing for over five months now and i love where i live and would recommend this property to anyone whom is looking to move to a quiet community that has a lot of offers including fire place , also gym , good walking trail to walk your dog or just take a daily walk for yourself. Two large barbecue area to enjoy with family as well. The management time and maintenance team are outstanding at responding to the needs for the people living at Kilburn Crossing . Also there is a trash service that comes around and pick your trash up for you if you feel you cant take to trash compactor on your own for those folks that may have a hard time working , keep Kilburn Crossing in mind if your looking for a wonderful place to stay.
Given the Pandemic situation. I hardly go too many places. Its pretty quite these days in our neighborhood. The office staff is very professional and very helpful. Great place to live for your family. Kilburn also accept pets. The rent is reasonable! huge spacious apartment. A lot of storage too.
So far I like living in Kilburn Crossing. Spacious rooms and very quite.

After five months of searching for an affordable and get incredibly livable apartment complex I settled here. I couldnt be happier. The staff and residents are so friendly and helpful. The parking is ample and I feel very safe.

Kilburn Crossing has been a great stay for the short time that I have lived at the community , there are good features to make you want to live at Kilburn Crossings dog parks for the dog , playground for the kids , gym , cookout area for gathers , bike trail to exercise , fire place , decent view of the property , and quiet community

I am now in my fifth year at Kilburn Crossing. This property is by far one of the best I've ever experienced. Kilburn Crossing is a decent place to stay. They offer things such as valet trash (cost added to the rent), fitness center, pool, private yard (cost added to your rent), pet friendly, and probably much more. We only utilize the valet trash. Maintenance usually responds quickly to requests.

Overall this apartment complex is very nice. This is by far my most favorite apartment that Ive lived in. The only issue was that I feel like our apartment wasnt thoroughly checked to make sure everything was in working order for move in. This may have been to the stress of COVID-19 but I still think things couldve been looked over better before we moved in. Other than that, beautiful place to live. The staff are very friendly.

We lived here for a few months while undergoing a transition with a move and were house hunting. I can't say enough good things about it! The grounds were beautiful and well kept, and it is a quiet, country setting but close and convenient to shopping and things to do. We needed maintenance for a couple of small problems, and they were there to fix it within an hour or two. An added bonus is a shady walking trail that runs behind the complex, plus a gym for rainy days. The office staff and management is extremely friendly and helpful, and went out of their way to welcome us and help us with whatever we needed, both in moving in and out, and all the time we lived there in-between. I highly recommend this apartment complex if you're looking for a great apartment in the Fredericksburg area!

Roofs been leaking for six months. Many lies and run arounds have been given to me as I try to get them to fix it. They will also enter your property without notice or permission because they literally don't care about you. Only your money. I would give it 0 if I could.
I've lived here about a hear and a half. The property is well constructed, so I don't have many maintenance issues. When I do, they're handled within about 10 days, depending on the urgency. I've had two maintenance emergencies, and they came out in the middle of the night. They were very thorough with my water leak when the upstairs apartment flooded. Within 4 business days of the incident, my place was completely repaired, painting and all. The office staff is very professional and accommodating, even after you've rented the apartment. Neighbors and neighborhood kids are pretty nice, and there are some good places for outdoor activities that my kids enjoy. Every once in a while, the office will have fun activities for the residents too. It's just a really friendly place to be. I will say, I've never seen a waterfall or spa in the pool area, as listed on the website. And the pool has some stains in the floor. Not sure what happened there-- if they changed the pool since that was posted. Also, it's a "gated" community, but there's just a gate at the entrance and no fence around the property. Still, I think the entrance gate keeps out people who might just be cruising around and loitering. The only real issue I have, is that there's no lifeguard on duty at the pool. That makes me a little nervous, and it seems like we pay enough rent to hire someone. It especially became an issue when unsupervised kids under age 10 would come from other neighborhoods and crowd our pool. But I still give 5 stars because when we complained, the office staff took care of the issue. Still no lifeguard though. I would prefer to see one, at least during high usage times of day. The grounds are gorgeous with large fields, beautiful trees and landscaping. We've enjoyed the walking trails immensely. It feels somewhat rural, but it's close to everywhere you'd want to go.
I have lived here for two months now. Since I have moved in there has been a terrible smell of cat urine throughout the apartment. I have called them multiple times. They have come but act like I am crazy because they do not smell anything. My clothes stink and I regret moving here. It is quiet but the smell is so bad I cannot stay in my apartment much. i feel the rent I pay is high compared to the value I am getting. I am on a third floor walk up as well. Maintenance request are also slow to respond. I do not recommend this apartment complex.
Kilburn is quaint and located in a great spot. Just a a few minutes away from central park where we do most of our shopping. The commuter lot is within walking distance where you can catch a slug car to work or hop on the Fred bus headed to the Virginia rail express that travels north to DC. OK, so the property is nicely landscaped. The tenants are very considerate and courteous. A mix of working and families. The gym is small but does the trick on a rainy day. Outside there is a trail behind the community that stretches 2 miles. Plenty of pavement to run, walk or roll on. If you want to stay in the community, you can hit the half court or race around on the soccer field. The tennis court and pool are centrally located by the main gate. Al R, Fredericksburg
I highly recommend living here if you are in the fredericksburg area, the rent is at a great price and the apartments come in 1 bedrooms up to 3 bedrooms. The landscape of the property is always well kept and is a good environment for all people, for kids there is two, for more athletic types there is a gym and tennis court and even a walking trail behind the housing themselves. Do you like pets? kilburn crossing does not only are pets allowed here but there is also a doggy play area and several stations around the property for puppy pick up, Putting all the great outdoors aside the inside of the apartments are just as nice as the outside from all sizes and and alot of the apartments have been fully renovated as will all apartments will be once someone moves out. they revamp the apartments and clean them so it really feels like a place of your own and not someone elses. the staff is super nice and super helpful and will be a great with you when you come in. With all that being said i strongly recommend this complex
Kilburn Crossing in Frederickburg, VA are very nice and tranquil apartments. Its nice to come home after work and heavy DC traffic to a quiet and friendly community. The only issue I have is with the lady bugs constantly being in the apartment. The staff is very helpful especially Ms. Branch.
I love my new apartment. It is very spacious, and it has been renovated with new kitchen appliances, and granite. The apartment has a lot of storage space, and a spacious sunroom.
