Property Ratings at Kimberly Club Apartments
All of Barker Apartments properties are circa 1970 and haven’t been updated. The Kimberly Club buildings are not safe. While I was living there, one of the third floor apartments had the roof cave into the living room area. One of the residents had their car hit by a complex snow plow in January and Barker Apartments is still refusing to pay for full damages in November. Pests are a problem as well. Couldn’t use my balcony because it was a spider nest during all but the winter months. During the summer months, they tried and failed to fix my AC twice before they finally replaced the unit during a heat wave. I was sweltering in the apartment for a month. They raised my rent over 200 dollars within a year and a half of living there as well. Stay away from all of their properties, it isn’t worth the aggravation.
I liked it. Everything is Good. Everything is well maintained.

When I moved into my apartment I was told I would have new appliances installed in my unit. The refrigerator and the oven both look over twenty years old and I have had several issues with the dishwater. The countertops were dirty, the floors dirty, and the bathroom was dirty. Management has not offered to fix any of these issues. I would not recommend this apartment complex.

Thank you for your feedback. We replace appliances when needed, but do not promise new appliances upon move in unless it is warranted. We pride ourselves on providing clean apartments. However, if a resident notes any issues on their move in survey or in contact with our office, we always offer to fix them immediately.
I just moved into a nice spacious 1 bedroom and I am really pleased. this home is very nice and clean. I know I am going to enjoy living here. Everything I need to shop at ia right up the street.

We just moved into a 3 bedroom apartment, which was a great price in a good area. The staff was great to work with and our maintenance issues upon move in were fixed the next day. The indoor pool is a great feature too.

I lived at Kimberly Club for maybe 10 years and thought the apartments I rented were great for the money. Excellent responsiveness from maintenance and office staff, and they added cameras and brighter street lights to help prevent crime. To boot, they've recently torn down the old garages and paved more general-use parking spaces, which has been sorely needed as long as I've been here (especially since nobody ever tells their friends that come over to respect tenants-only parking signs). The only complaints I have are that: 1) even with regular furnace filter changes, dust can seriously accumulate in apartments with old carpeting; and 2) living at "Garden Level" is seriously a problem with the provided blinds not doing much to block out the new street lights or your fellow tenants' car headlights, and your windows end up being at eye-level for everyone, so in order to maintain privacy- especially in the bedrooms- your blinds have to be closed most of the time.

I lived here for about 3 years, and while there were positives and negatives, I would say I overall do not recommend. It is in a good, central location, most of my neighbors were great, and it always felt like a safe place to live - even when I was Every single one of my appliances bit the dust at least once over the 3 years, and at one point I had electrical issues that almost started a fire (I was lucky I noticed the outlet and that it was before I had moved my dresser in front of it). The washers are okay, but the driers are terrible and literally burnt people's clothes. Also my wall neighbor had sewage issues for months & their apartment smelled TERRIBLE, which meant my apartment had the occasional gross smell. Maintenance did a decent job responding to small requests and were relatively quick on those (except forgetting about my broken refrigerator for several days and all of my food going bad while waiting for them to get back to me), so I won't knock them, and it is likely a management issue of them not wanting to spend money to fix/replace old shoddy stuff. Despite the free heat, the insulation is TERRIBLE. My bedroom was freezing every winter, and I had to stuff the window with towels just to cut down on some of the draft and make it livable. Community amenities: They never open the door from the pool to the sundeck, so if you wanted to sunbathe & hit the pool, you'd have to go around the building and through the fitness room to do that. Speaking of the fitness room, it is tiny, severely outdated, and kind of worthless if you want to do more than run on a treadmill. Also, don't let them sell you on the sauna that has been out of order for over a year with no plans of reopening (according to one of the employees). The volleyball court is pretty sad too I had dead bushes outside of my living room window for 3 years that were a favorite pee spot for every dog in the place. They finally removed them a few months prior to me moving out. They will also nickel & dime you upon moveout - things "missing" that were there when I locked up and dropped off my keys, cleaning "not done" that had been. An example was charging for a dirty kitchen floor that had been professionally steam cleaned. That is on top of the astronomical move out fees if you leave prior to your lease ending.
What a dump. Had black mold that was never fixed. Someone attempted to break in 3 times nothing was done. Then nothing is fixed like sidewalks you trip on and they raise rent every year and also garage rent gets raised when my wife fell we should have used them.

Thank you for your feedback. We are replacing windows throughout the property as well as sidewalks and driveways. We have a courtesy officer on site and encourage residents to call our office or the answering service after hours with any issues.
The apartments are very good to live in, maintenance requests are quickly resolved but the internal roads ( or should I say potholes) are very concerning. My car broke down twice on these roads. Also, my friend was promised a 200$ referral once I move in and live a month, but he never received that referral discount.

I have lived here for over 2 years now. After my first lease was up, my previous roommate and I signed another lease. A month later she bailed and left me. There were other friends that lived here too and the office let them break there fully new lease at their place and move into my two bedroom apartment. They had two cats and I had a cat as well. It says it's a 2 pet limit, well we have 3 and they were really reasonable to let us keep all 3 pets. Every time we have a maintenance problem they are here within the hour. Or even have a problem with our fellow neighbors, they are on it and giving us updates. The office is always welcoming, along with their workers. Even around these times, they follow the mask protocol. This is a place to love for a first time apartment living. My rent has never changed, even after switching roommates.

Management was awful. Communication between tenants and management is extremely poor. Maintenance only does temporary fixes just so they can keep your $500 security deposit. Also the comment about the carpets being torn up is a 100% true. 10/10 would NOT RECOMMEND.

When vacating the apartment, they will charge you more than your deposit for carpet replacement over common wear and tear. The best part? They do it to everyone. They literally have a warehouse stocked with carpets for every tenant moved out so they can claim you owe for the full cost, charging you above and beyond for the your security deposit. Don't trust the 5 star reviews either. They're written by management so you don't know the truth.

We offer pre move out walk throughs as a courtesy to residents so they understand the cleaning expectations upon move out. Resident move in inspection sheets are compared with our final move out inspection sheets and physical examination of the carpet to make sure that any charges beyond wear and tear are based on observable damage to the carpet. Photos are also used to document carpet and other damage.
Leaving my apartment complex of almost four years was an aweful experience. Kimberly Club apartments will take your deposit and bill you upon move out as much as possible. I never once had late rent or any issues with my lease. Before I moved my family had an emergency and passed their dog onto another family member on my property. I didn't have an animal and was approached by maintenance wearing no indication on uniform that he was employed there demanding to know what apartment I live in for the pet. Never asked or approached properly about the situation and two wks later after move out I'm charged an additional 300 dollars for carpet replacement due to pet urine. Never did I keep a pet in my place and when I called the office staff to understand why the manager said she had to do sniff tests and that verified the urine. That's first of all unsanitary and an unruly way to determine the carpet. All allegations are false and they are completely unwilling to be considerate of peoples hard earned money. I've seen many people come and go from those apartments they don't stay long. Not to mention they have their reviews on Facebook shut off so you can't see others bad experience. Watch out if your looking here make it a last option

Thank you for your review. We welcome pets in apartments that have paid our pet fees. But, upon move out, if we discover pet damage, we charge the resident for the damanage as we need to replace the carpet in order to ensure that the next resident has a clean carpet upon move in.
Kimberly Club is the 6th apatrtment I've had to live in due to school relocations, and it has been the best by far! The staff has always greeted me with enthusiasm, and any repair I've ever needed has been completed within 1-2 days MAX. The complex has great ammenities such as a pool, sauna, access to a bike path, and a garage. We receive free parking and free heat in addition to our rent. The area is safe, which is probably the most important thing for a family just moving to the area. The price is very fair, and we receive credits for school and also for setting up direct payments for rent. The apartments are smoke free, and the staff has done a fantastic job at keeping this place clean and safe for my family. Moving is stressful, especially when you don't know the area, facility, the application process, or the lease terms. I thought the manager did a wonderful job not only in providing clarity for me, but also in giving me a piece of mind in my decision to live here. She was very helpful in making a stressful process seamless and easy. This place truly has the best management of anywhere I've chosen to live. There has also been several times where I've come in late after classes, only to have the staff let me in to get any packages or mail. They're always quick on call, and I get a person, rather than an answering machine. Overall, I cannot reccomend this place enough. The staff is super friendly and accomodating, and I'm happy to call this place my home!

This place is horrible. The incompetency and the rudeness of the staff is insane! We changed the account rent was to come out of at renewal, called and verified that that was to start in March and also in person verified that a voided check had been dropped off for that purpose! Then rent auto deducts from the wrong account and the EXTREMELY RUDE AND USELESS “manager” said they will not be refunding over draft fees (for their stupidity) and also refused to give me upper managements number. After a few select words she said she would call be back within the hour. 5 minutes later she called back stating they would refund me but it will take 2 weeks to get a check. I suggest the only reason for moving here is if it is a LAST RESORT!!!

I lived here for about 4.5 years and I have nothing negative to say; the management is great, the property is well maintained, the tenants are awesome, there are great building amenities such as free heat, an indoor pool, volleyball court and a basic gym. In terms of location, all major shopping is within a few miles, the bike trail is walking distance away, and if you need to cross over to work in East Moline or Moline, IL, don't worry there are three highways nearby (I74/I80/I280). Overall, you won't be disappointed choosing Kimberly Club apartments and if this property doesn't appeal to you then Barker has some other complexes that will hopefully suit your needs.

There are a lot of things to like about living at Kimberly Club, with the main one being that these are clean, comfortable and well-maintained apartments with flexible and helpful employees. The maintenance team is very professional and responds quickly to any issue you have, which is exactly what you want from an apartment's maintenance team. The pool is big and indoors, which is a very nice feature to be able to swim even in Iowa's frigid winters. The winters are also made easier by free heat, a very welcome thing in a place that can regularly drop below zero degrees. As far as the location, it's one light away from Interstate 74, which gives easy access to Interstate 80 and the Illinois Quad-Cities. The major negative is the parking, as there simply isn't enough of it to go around. We often have to park in visitor parking, as spots are not assigned and once the resident parking is full (which happens very quickly), visitor parking, which occasionally floods, is the only choice. This leads me to the other problem, the residents. The Quad-Cities is not a good place to live because of the people, who are some of the most inconsiderate people I have ever encountered. A great example is with the parking, as several residents will either write notes on your car or call the police if they do not see your resident sticker and you have parked in a resident space. This has happened on three occasions with my car and management is sympathetic to the issue, but the residents do not care. This place is as nice as you will find in the Quad-Cities, with its problems mostly stemming from the fact that it is in the Quad-Cities, which is not something the apartment itself can control.
