Property Ratings at Kimbrough Towers
So sad for such a beautiful building. Had a appointment to see a unit, and manager did not show.
We moved in here for a 3 month lease and everything is a lie. They will leave you in 85 degrees and make you suffer with no AC. The dirt that’s getting pushed into apartments through the vents is extreme and years old. You will have breathing issues within a month of living here. The property manager is rude and unhelpful as well as a liar.
Update 10/2022 These apartments are not being fully renovated. Look very closely. The summer life you’ll live at Kimbrough Towers Apartments with the ancient chiller system. Always going down. Pro: Location Cons: 1. Cooling system does not cool the apartment. 2. Heating does not heat the apartment. 3. No pool. 4. No washer/ dryer in unit option. 5. Laundry Room only has 3 washers and 4 dryers. The building has 90+ units. You do the math. 6. Closets are super small. No walk-in closets. 5. Unsecured garage only has 60 parking spaces, again you do the math. 6. A liquor store is in the building. Use your imagination on what it brings. 7. The building has garbage valet/ $25 monthly fee. Some days they don’t pick up. 8. The renovations being completed are on the kitchen and bathrooms. The original tub remains and are being painted white. 9. The elevator(s) are super slow and go out of service regularly. Cars are broken into on the regular and or stolen. Homeless people are always on the premises. The rooftop deck after 3 and half years is finally open but the steps leading to the roof is a lawsuit waiting to happen, and the first major storm that comes through will blow the cheap furniture off the side of the building. I advise you to look elsewhere, the building has been sold, the grounds aren't kept nor is litter cleaned from the property. The pictures from the website are dated (not updated), the photos hide the fact that there's an attached liquor store, convenient for some a nuisance for others. The gym has been closed because of Covid and remains closed, which is very confusing because the laundry-room is never cleaned, and the entire building uses it verses a few that would use the gym. (make it make sense) The current management company is The Wogan Group, I have reached out to them several times via email and their direct number regarding issues, no response at all. It all went downhill after Patsy’s departure.

It’s unfortunate to see that your experience does not reflect the high standard of living we strive to provide. Here are just a few of the issues: they tried to double-charge me rent several months in a row; they claimed I didn't pay rent one month when I did (on time or early, as always), and I had to provide bank statements proving such; trash is not taken out regularly and can lead to overwhelming stench in hallways and the swarming of flies; they do not regularly clean and maintain common areas, and the entrance doors to the building are often broken or not functional; the gym and rooftop have been closed since March 2020 (the initial excuse was COVID but the more recent one was that they "didn't have the keys"); A/C units often break and/or are ineffective; maintenance requests are hit and miss at best; delivered packages will sometimes go missing; accidents and gun violence on Union is regular, as is the general noise; they will not fulfill agreed upon obligations, whether made verbally and in good faith or in the leasing contract.
One of the milder cons is the extremely limited parking without buying a monthly parking spot. The more concerning cons are things that may have emerged with the recent change in management. The overall cleanliness of the grounds has gone down a great deal, which is disappointing, because it it takes away from what could be a wonderful building. There are very visible stains in the carpet, and at a request for them to be cleaned, it was shared that they would only be shampooed once a year, even in the entry. It is also obvious that there is not even consistent vacuuming of the carpets outside of the units, because I've seen dirt accumulate and at one point consistently saw roaches in the entry way of the building for several days in a row. There has been neglect in the care of the plants and the landscaping outside of the building, which was formerly one if it's best exterior features. Some of the most concerning issues are the handling of rodent issues and smoking inside of the building. While I'm fortunate to not have had a rat in my apartment, one of my neighbors showed me a rat that they had killed with a trap they set themselves, as this was not the first or second rat they'd had in their apartment. They also talked about a roach infestation in one side of the building just a year or two prior. I took a picture of the rat for proof. After about 3 months of living in the building, someone moved into the neighboring apartment, and began smoking. Aside from my personal dislike of smoke and choice to be smoke -free, I have a 2 year old daughter who has enough respiratory issues to take a breathing treatment at least once every day. When the smoke began, I emailed the office, and asked what could be done. They told me to close the vents. There is no way to close the vents. Next, they suggested I get an air purifier, which start at around $500. There were no attempts from what I could tell to ask the neighbor to take his smoking outside, and after this recommendation, there were no further attempts to help me rectify the situation, such as finding a way to seal the vents or anything else. While I would otherwise recommend this building to others, these things keep me from being able to do so, and are causing me to reconsider what I will do once my lease is up.
