Just across the Ohio River from Downtown Louisville lies historic New Albany. Because of easy accessibility to Interstate 64 and a mild commute downtown, residents of New Albany have a direct line to all of Louisville’s amenities without the higher cost of living associated with city life.
In addition to a sprawling park system, this Floyd County community is encompassed by a collection of 19th century homes and buildings. The Harvest Homecoming festival brings those near and far together for a day of celebration and fun. Located within city limits is the campus of Indiana University Southeast, along with excellent wineries, breweries, and restaurants.

Property Ratings at The Monroe
This place is infested with roaches and bug. The have poor maintenance and charge your for pest control but they never show. Lastly it been over 6month I left up till today 12/16/24 I have not gotten a refund. Plus the new management now are so rude.
I lived at the Monroe apartments for 2 years and it was my first apartment at 18 years old. Absolutely terrible experience. They are roach infested, the AC always breaks and they never fix it in a timely manner or offer window units. Black mold behind the shower as well. I was so sick staying there. Managers are very rude as well. Please find somewhere else.

I come from a property previously where my neighbors were screaming through the apartment. Not here though. its super quiet almost eery in a sense. I prefer this over the city any day. I haven't had any issues with pest control as they just came on Wednesday and the office staff is great. So far I give a 9 out of 10. I only do this because I wish there were more restaurants on the street its at. There are a few but I have to travel dow to them. Wish they were closer.

I'm so happy with the new management company!! The previous one didn't answer the phones nor talk at the door. I love the leasing agent and new manager I met today. Thank you for all your help!!

The property is immaculate! There are great shops and restaurants nearby.
Where to begin… There are bugs in the townhomes and apartments. Including roaches! Management is super rude to speak to, they always respond with an attitude or as if you’re bothering their day. Trash is always piled in the dumpsters, they are never consistent on having it taken out. The units are old and falling apart, dishwasher leaks, cabinets under sinks falling apart. Washer and dryer facility is gross. They never clean it and the machines are constantly broken. The pool is RARELY open because “no one is here” meaning they force the kids to play in 100+ heat on the weekends because they don’t want to open it. (Hours are supposed to be 10-10 but it’s never opened for more than 3 hours IF they decide to be here) They don’t care about their community or residents here, they had no issue towing countless homes vehicles for little petty reasons like expired tags, or the vehicle looking rough. Even though their entire units look ran down and rough, they care more about our cars than the units. This place could have so much potential if other people ran it and CARED about their residents. So basically to sum it up - RUDE office folks, pool is never open because they refuse to be here, BUGS IN UNIT, washing facility is gross, and you can hardly get a hold of anyone because they treat you as an annoyance. Oh and they’ll tow your car before they do something nice for their residents or good for their units. The only reason these sweet families stay, is location and price. But even then, the price needs to decrease due to how poorly this place is ran and how much they make their residents suffer

The pool has not been available in the 1 1 /2 years I have been here. The water sometimes tastes awful. Toilet water is always running. "Renovations" were not done properly with drawers and toilet paper holders falling off. There has been a alarm going off in my building for 3 months now.
I have lived here for over a year and they have brand new appliances, Granite countertops, hardwood floor, and new cabinets.
I have been a vendor for many property management companies but none as organized as The Monroe. The most fascinating thing about this staff is they're always responsive to my company.
I’m 9 months into my year lease and let me just say, I have never felt more stressed out, and at an absolute loss for words. So many things have fallen apart and broken. There is a serious problem involving their sewer systems, and they don’t do anything about it. My apartment constantly reeks of the smell, coming from the bathroom. The maintenance is a joke. They check things off as fixed, but never come in to actually fix the problem. I would rather live in a tent at this point. The only thing good about this place so far is the rent price. There’s a reason I’m on this website, and it isn’t to brag. Please find somewhere else to live.

Thank you for reaching out, Amber. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please stop by the office or give us a call at your earliest convenience.
I’ve called and spoke with the call center they told me that they had opening and they scheduled me an appointment for a viewing on site . Well when I arrived on-site the manager asked how he could help me I told he I was there for an appointment for a viewing, he than walked out and left me with the woman there working, as I’m speaking with the woman giving her my information, he walks out of his office to tell me that the call center is giving out false information there isn’t any availability and there wouldn’t be anytime soon. Now they are saying there are several available! It’s been nothing but a bad experience. I’ve been given the run around so many times!

I received AWESOME, courteous service this afternoon from Connie. She dealt with my problem in an efficient and pleasant manner.
These apartments are NOT well kept, and have a recurring bed bug problem. There are A LOT of drug problems as well as apartments getting broken into. The tiles in the pool have been broken off and there are holes in the stairs of the pool. Mold, terrible bugs, and loud neighbours. The police are called there on a regular basis and a lot of fights break out. I DO NOT, nor would I ever suggest this as a place to live. The surrounding neighbourhoods on the other hand are quite lovely and I would suggest checking out some of them put if possible. (Just stay away from these apartments)
I toured here and the inside of the apartment was just awful. Moldy ceilings, cracked bathroom vanity and tiles, obvious water damage. Why they would show this apartment I have no clue.
