Property Ratings at King Henry Apartments- BYU Student Housing
The housing is ok, though definitely not nice. The management is so cheap and will try to get every penny they can from you. Expect to pay far more than expected for rent, even though rent is already sky high. I do not recommend
DO NOT LIVE HERE, I REPEAT, DO NOT LIVE HERE. They are manipulative and try to do everything they can to get as much money out of students as they can. If you move out in April (which most of the students do) they’ll charge you $75 for every month you lived there. This was the case even though I sold my contract. Anyone who terminates the contract early will have to pay this. It’s outrageous, because they’ll get their money either way. Although this is a clause in the contract, they bury it and do not address it with you. After talking with the owner about this, he verbally agreed that we wouldn’t have to pay it and then charged us anyway and now claims we “misconstrued” the information. Provo housing has a reputation for being money grubbing and manipulating students, but no where has it been as bad as king Henry.
My daughter is staying at King Henry and her contract is up this week. The end date for her contract is the 12th and she is getting kicked out that morning. She has a final that day. It is pretty immoral that King Henry is kicking BYU students out that early. I called the office and emailed management and was told their hands are tied. I totally get that. All the blame for this belongs to the owners. We are lucky that we have family in the Provo area that she can live with between housing, but I'm sure there are a bunch of kids that don't have that option.
The property raised our rent to update their pool house and create new amenities. They often charge extra fees and costs. If your rent is late due to their mistakes their staff is unhelpful and they charge you a $40 late fee anyway. Honestly just overrated, I lived here 2 years and things got worse and worse.
Random fees are constantly being put on your account and if you sign up thinking you will pay $360 you will actually be paying $400
king henry is a lot of things, but two words i would use to describe them is despicable and deceitful. They are slimy in their dealings and are extremely dishonest. Absolutely horrible management. I implore you to find somewhere else to live. They are impossible to get ahold of, and never will call you back (even if you leave messages). They then claim that they never got your message and try to make it seem like it’s your fault.
I don’t usually write reviews but I would love to save others the hassle we have had having to deal with King Henry. I wish there was a zero stars! The owners and management are dishonest and deceitful. When there was a misunderstanding with Amber, we called over and over and it took over a month to get ahold of them. When we finally got in contact with them, and began to address the situation, the owner Dee hung up on us. I’ve honestly never experienced such unprofessionalism, and it’s really unfortunate because King Henry has such great students and wards. I highly discourage saving yourself the hassle and live somewhere else.
Probably the worst living experience that I have ever lived. The management was not helpful at all. Every month the cleaning checks were along the lines of her pulling out a rubber glove and looking for messes that did not exist. The pricing was over priced. They charge you hidden fees that they do not explain. The location for parking was horrible. They oversell parking so you do not get the $100 parking pass and have to park 3 miles away. I strongly recommend not living here. I would rather live in Salt Lake and commute everyday to school.
