Lived here 3 years. Captured 6 rats. Brought 2 of them to the Property Manager, Eric - no resolution. Neighbors also complained numerous times to no avail. Complained about high water bill (supposedly I used 200 gallons a day) only to be told "that's what the meter says". Was told by other tenants they were experiencing the same problems. Extensive mold issue that kept coming back 2 of the 3 years. Was told be maintenence that it was "surface mold" and they wiped it down and painted over it. I was told this used to be one of the premier properties in the West End. Unfortunately times have changed and management doesn't seem to care. I've got plenty of pictures but no way of posting them with this review.

We signed up to have hardwood floor and when we got the keys the place had wall to wall carpet. Also on the website it shows that water is to be included, it’s actually added to your monthly rent. We have been complaining about infestation of ants inside and out and nothing is being done about it. Also our appliances barely work. The dishwasher doesn’t clean the dishes and the dryer is broken. I have only been here a couple of weeks but have over 5 work orders that haven’t been completed. I’m trying to be understanding and patient but I’m paying for amenities that I can’t use and they won’t compensate me for it.

I love the community so much, it’s so peaceful and modernized. The customer service is so excellent from the leasing office!, there are also great amenities and I can say that I would definitely recommend and encourage anyone looking for an apartment in the West end

My girlfriend and I lived here for 1 year and it is a decision we still regret. While living here, we experienced lack of care and attention by the leasing office and maintenance. When something happened that required maintenance's attention often it was put off or only temporarily fixed (two weeks or less). One of the biggest concerns we had was the amount of cockroaches that the leasing office failed to care or act on. After days of waiting for the Terminix people to arrive, they advised that there were multiple holes that were accessible to the barn roaches that were coming in and that despite there spraying it the roaches would still come in due to these holes. For the remaining 5 months, constant emails and calls the leasing office never sent maintenance to address this. Another major concern is the loud and inconsiderate neighbors throughout the neighborhood. Obviously having people on both sides of town home, there is going to be a general noise from people. But loud bass music playing throughout all hours of the night with no response from the nightly community attendant is ridiculous. Add on the constant smell of smoke coming in from neighbors smoking in there homes and it leaking into your apartment got old fast. And lastly, parking is absolute hell here. YOU WILL FIGHT TOOTH AND NAIL FOR PARKING.

DO NOT LIVE HERE. If you enjoy roaches, spiders, and ants, this may be the place for you. This place does not care that bugs are everywhere in your home. I had never seen a roach before I moved here and found them many times in my kitchen. HUGE roaches. Pest control did nothing. I cleaned daily and had to get rid of the problem myself. Until the bugs started coming back. Also, every appliance breaks. They are absolutely horrible and management will not replace outdated equipment.

We feel very disappointed with how the leasing agent dealt with us. We explained our situation before we sent the application to them and they said that we would qualify they just needed the official application online which cost us $100. Then after, they rejected our application and told us there is nothing they can do as they are only following what the system is showing them. And the $100 is nonredundable. We feel like we are being robbed with the application fee when they knew in the first place we would get rejected. We were heartbroken.

Stressed and disappointed. Our excitement to live here was completely ruined within a few days of putting down the reservation fee. Feeling very much scammed into it at this point. We were pushed to put down the non-refundable reservation for a townhouse after being given lots of inaccurate information (move-in date, appearance of townhome) - all of which would've prevented us from choosing this townhouse/complex in the first place. Even still, these may not have been dealbreaking issues if not for the inconsistency of management and lack of drive to find solutions for us as future tenants. It truly comes off like the staff has very little care or respect for tenants once they have roped them into a reservation. I have received the same canned responses from multiple employees with odd explanations, zero resolutions, and always ending with "is there anything else I can assist you with today?". Clearly not - if they are not assisting me with my concerns in the first place. When I did the research, came up with and asked about with a potential solution, my email was ignored. Even after being forwarded twice. I also received a call from my current complex WARNING me to be cautious with Kings Crossing as they had contacted my current residence for information about me without consent from me. Overall, I am now feeling extremely nervous about residing here as I can tell any issues we have in the future will likely be addressed in the same manner. After going through this process, I definitely do not recommend this complex.

Many pros, but the con outweighs them all. Examples: - Fumes came through our air system from renovations 2 units away. We were told to keep our windows open and fans blowing at night (not safe AND causes heating/cooling system to constantly run) - Loud, after hours noise from a neighbor allowed to persist for months - >2 weeks to remove broken, rusty bedframe from common area - Assigned wrong unit at move in, terrible customer service

I've lived here almost a year and absolutely love it here. Theresa in the office has been so helpful with any questions I have. Apartments are more like townhouse living, quiet neighborhoods. Maintenance is quick in responding and fixing any issues. The gym is amazing, and has a security entrance. Pools are well maintained and life guard on duty at all times. Totally recommend!!!

I have really enjoyed my stay at Kings Crossing thus far. The staff has been amazing, with this being a big and sudden move for me and my children. The town home is fabulous with a winding staircase, sunken living room, and three bedrooms. The only thing is I wish I had the wood floors and den, but other than that, it is very homey.

We have lived here for just over 2 years in a 2 bedroom 1 1/2 bath townhouse. When we first moved in the apartment was not cleaned very well, the office stay has a cleaning service come through but they didn't do a very good job. We have never had problems with noisy neighbors. They are pretty pet friendly, they have a pet fee and pet rent but most places in the area do so that's to be expected. We have a patio and direct access to a grassy area out our back door which makes taking care of our dog very easy. Most people are not very good about picking up after their dogs even though there are pet stations around the property with bags and waste cans, so be careful where you step. Our townhouse is very poorly insulated, the carpet has thin,cheap padding, and the top panel of our windows sometimes slide down, opening to the outside with now screen and if we don't check behind the shades then we don't notice the window is open. Maintenance can tighten the windows to prevent this but it makes it very difficult to open the bottom of the window when you want to. The maintenance staff is very quick to respond after we put in a work request, which can be done on the apartment website. You can also pay rent on the website rather than writing checks each month. We got a good deal on rent when we first moved in but it has gone up each year since, and each year we look around at other places before we resign. Though I feel our rent is high, it seems to be fairly competitive with other places of the same size with the same amenities. I like the area it offers easy access to many grocery stores (kroger, martins, whole foods) as well as multiple malls and shopping areas without feeling like I'm living in an industrial area. We are in the area across the street from a cemetery but we can't see it from any of our windows and I don't feel like I live near a cemetery so it doesn't bother me. They are in the process of updating the townhouses, but we live in one that has not had this done yet. I have seen the updates and they seem nice but I don't feel like we are missing out on anything with our place the way it is now. I think my favorite thing about this place is the storage! We have 1 usable closet downstairs (the other has our water heater, washer, and dryer in it) and 4 closets upstairs, 1 of which is a double closet in our master bedroom. We have 2 cars and can normally find parking within a block of our place. The office staff is extremely helpful and courteous!
