Property Ratings at Kings Highlands Apartments
If you like living with bugs then this place is for you. Also the smell could knock you out through the hallways! It’s really dirty here.
My two bedroom apartment has been beautifully renovated. New vinyl flooring, new fridge, stove, dishwashers, painting, new kitchen/bathroom fixtures, new carpeting in bedrooms, ceiling fan. However, the new renovations are marred by the ROACH problem. Pest control has helped, maintenance has been very helpful, but it is going to take them going thru EVERY apartment, EVERY nook and cranny to tackle this problem. Again, I am paying way too much rent to be expected to shake out my clothes/shoes EVERDAY, shake out my bedding EVERYDAY (yes, in my bed!) for fear I will carry them to work with me. Still not comfortable inviting my friends to my new apartment. Also, they mention indoor/outdoor pools that are closed, not maintenanced. That was an amenity they listed that attracted me. There is a tennis court but in disarray. There may be local tennis clubs that provide a grant to refurbish the court. I'm sure there are residents who swim and would enjoy playing tennis, considering we are paying for it. Kings Highlands is a beautifully landscaped property, reasonable rent, nice neighborhood, but it needs to stand by what they say they offer. And, get rid of the roach problem.
I moved out of Kings Highlands the same day Alpha Management took over. Alpha management had no idea and are now refusing to respond to me. I am owed prorated rent for the reminder of the month that I moved out as well as my security deposit and have been asking for this for OVER TWO MONTHS.
Recent change in management and they have been attentive to questions and concerns. They are renovating units and the units look great! Switching to a renovated one soon!
I've lived here a few years. Here's what I can tell you. Pros: Clean, decent(both in personality and skill) maintenance people who fix stuff pretty quick. Internet is decent. Cons: Rent goes up regularly so don't expect to pay the same amount from year to year. The indoor pool and work out facilities have been shut down for over a year and a half so don't expect that to ever open again. Not the best area of columbus to live in (sometimes I think I hear gun shots at night but it's not that often). The office can go from pleasant to not so pleasant pretty quick. Overall: It's not the best or worst place I've rented from previously. Vary solid mid of the pack.

I’ve lived here a little over a year, staff is usually pretty nice and helpful, can get irritated quickly if you ask too many questions. Rooms are clean, haven’t had any issues with bugs and all maintenance related requests have been dealt with promptly. Although Sqft is a little small, the price include utilities and the area is pretty good, overall a good experience and would recommend.

The office staff has no respect. They are belligerent thank you very irate they have try to get physical with residents. There is so much trash around the complex . The entrance door is never closed . My packages where stolen several times . They never clean the halls. Takes Maintence days to fix things.

I loved the indoor and outdoor pools, flexible lease length, outdoor grills, helpful management staff, and quick maintenance staff. Small fitness room. Safe neighborhood. Close to highway means shorter commute. Very quiet buildings, never heard neighbors from inside my apartment. Never had to park far from my door. No complaints!

Pros: Great location surrounded by everything you need like grocery stores, BMV , Near bus stops Real close to all the interstates The apartments are affordable and don’t need good credit at all. Cons: The apartments are outdated some of the buildings but the I lived in was infested with mice and roaches the insulation is really bad there Especially in the winter time You will be really cold and might need to buy a portable heater In management is really fake

Management had always been great to me in the two years I lived there. I want to make that very clear. The price is great, especially with the included utilities. However, I never felt safe living here. The streets leading up the the complex are not lit, used needles had been found in the street, and there was at least one occurrence of a shooting in the parking lot that woke me up in the middle of the night. A lot of the residents smoke pot, which is fine, but it got to the point where it was getting into my unit. Nothing can really be done about that though. They have their own laundry units but they’re horribly unreliable. They machines eat money, flood, and even catch fire. We had to evacuate the building once for it. Each building has 8 washers and 8 dryers and I remember there constantly being at least half that were broken or “down for repairs.”

I lived here for a year after I graduated college. The staff was very helpful and attentive during my time at Kings Highlands. As this was my first apartment (I was required to live on-campus for my entire time in college), and they were very helpful in making sure I understood the steps I needed to take to apply, etc. During my time here, any maintenance issues (small, unpredictable things) I had were solved within one business day of me putting in a maintenance request. I was a big fan of the quarterly preventative pest control inspections and filter replacements. The apartments are clean, well-maintained, and have a BEAUTIFUL "hardwood" (vinyl) floor in the kitchen that I absolutely fell in love with! Having all utilities (except for electricity) included in the rent was fantastic. The staff here at Kings Highlands took care of me while I was here, and I HIGHLY recommend this to anyone looking for an apartment. Reading the negative comments above, I wonder what side of the story we AREN'T getting, as the experiences I have had are incredibly positive.
This is a well kept apartment community! It even has an indoor pool, as well as an outdoor pool for the summer, gas and charcoal grills in the courtyard area. Very quiet, never hear the neighbors below me or beside me. And to include gas (heat) in the rent is absolutely amazing. The office personnel are easy to talk to, and make you feel right at home even when you are new to the area. I definitely recommend this apartment community to anyone looking.
I have lived at Kings Highland Apartments since May 2013 and my experience has been wonderful. The apartment staff are very accommodating and willing to help. The maintenance staff is always available, professional, and quick to respond to requests. The grounds are neat and meticulously cared for. What I love about living here is the sense of community and peaceful atmosphere. I would definitely recommend this community to anyone who needs peaceful living in the middle of the city.
