Kings Mill Apartments and Townhomes

Don't move here. If you complain of mice they get you for breech of Contract. They been sued for infestation. Just Google kingsmill suit case. Horrible people who run this apartments. Moved out to a better community. Don't care about the residents well being.

It is good because the area is neat, quiet and beautiful. Those working in the kings Mill Apartment are also lovely.

Apartment wasn’t move in ready reported all concerns but to no avail nothing. I have mold in my freezer that I reported back in February and still they didn’t replace it. The place is mice infested to the point I have had to buy rodent control stuff myself. I contacted the office they sent out someone once but they didn’t look for the issues. I have maintenance come into my home without leaving a note or no prior notification that they were coming. I had stolen items in my home. The neighborhood is a complete mess you can see mice near trash bins, people outside drinking and smoking, it has gun shots throughout the neighborhood, attempted & robberies. RUN RUN RUN away from this place.

The maintenance staff are good. They answer promptly and get the job done well.

I've lived in King's Mills for 40 years. I've always felt comfortable living here. The maintenance staff is always friendly and on time. Feels safe.

House was a mess upon moving in Reported most of damages I could. Took a week and a couple days to fix most of the issues. All of issues still not taking care off which is sad. Writing a complaint letter. Shouldn't of been in that state to begin with. Garbage disposal still needs to be 100 per clean. Towel rack was never attached to wall in bathroom. There was mold behind fridge and stove. Haven't checked to see if fixed but will today. Thank you

I've live in Kings Mills for 18 year's now. When I have an issue in my apartment the issue is usually resolved within 1-2 days. The customer service staff is nice, I don't have an issue with property manager, If I've to speak with him my issues are immediately solved.

I appreciate the Team Over at Kings Mill Apartments' kindness and patience to my family and me. They made the entire process easy and a little fun. I loved the walkthrough because it was just us, and we were unbothered. They were able to answer all of our questions and help as much as possible. We even had a little fun which made first-time apartment renting a breeze. Thanks Again

I have a mice infestation I’ve been here almost two years . Nothings working won’t even try to move me into another unit thever climbed on top of my fridge , climb on my kids bed , chewed my couch up and the power cords to my tv there is literally families in my house to the point I’ve stayed in hotels. My hot water goes out every two days to the point we’re the maintenance man showed us to keep relighting it so they won’t have to keep coming back it’s very depressing and disgusting and then they have a nerve to try to raise rent

All I can say I have been here for a few months and had a few problems. All three times maintenance has came and help a lot. Maintenance was so nice. And very insightful. I know if I have a problem he can help fix it. Thank youuuuu

I have been here several years now. My maintenance issues have been few, and all have been quickly addressed.

We’ve been living here for several years now. The main problem we are having, is with the Kings Mills prop manager.Told him dishwasher is not working as it should. After 2 service request ,his response, “ Change you cleaning agent.” Not We will fix or replace it.

I can’t say enough about the maintenance staff!! They are responsive professional and get the done accurately the first time and very personable!!! Awesome experience all across the board 10 stars

It was short sweet and simple beginning to end. Absolutely no hassle whatsoever.

Love it here!!! Maintenance come right out they also come out and spray right away when you call. It’s peaceful no noise.

Honestly, they have been the best apartment/ Townhomes I have dealt with. I am no saying they have the state of the art facilities, but what I am saying is that they do a good job maintaining the facility and attending to the needs of the tenant. Our maintenance guy has been excellent! In life, sometimes the most expensive does not translate to quality. I can only speak of the Townhomes which I rent. I highly recommend them

It’s pretty decent, Maintence is always awesome here and they are very respectful. I’ve been here for 3years now and I’ve had no major issues, no mice, no bugs I guess it depends on how “you” live. I would say they could redo all windows and make the insulation a whole lot better for the winter because, heat rises and you feel no heat in the winter unless you have about 3heaters because the windows aren’t sealed up properly and the glass is pretty then. Also up to date appliances. That would be a suggestion.

This is my first apartment & I have literally been disgusted my whole entire stay!!! Big black bugs coming from all over. MICE!!! I mean a family of mice!!!! I’m disgusted. I can’t stay here. Not to mention the red ants that comes in more than 100!!!! I have been here for a year and have not had a good nights rest yet!!!!! I have cried the most in this home. I’m not happy, it’s depressing!!!!

Maintenance is always there either the same day or next. Always courteous and work get done on time. Never had a problem with maintenance.

Great customer service and quick response whenever contacted with great follow-up with the tenants.

There is a park right up the street and the maintenance is good they are at you apartment next day

Overall Kingsmills apartment is reasonable they work with you as far as getting things paid and the complex is very clean. The maintenance men make sure of that. They are there when you call. I’m proud of the decision I made when I moved in.

I like living in this complex it's convenient for me at least my building Ted is am excellent employee when you call for something to get done he's always there to get it done you can't ask for a better worker.

It's the cheapest outside of the city. The windows are single-pane and ancient. If you open your windows often the balances *will* break. The appliances are 20-30 years old, and they will raise your rent every year. That said, it's clean, well-maintained, and for the number of people who live here, relatively low-crime for Essex. Maintenance is responsive to problems. Apartments are not difficult to maintain.

Maintenance comes fairly quickly but it’s a little hard to get in contact with them, I needed several things fixed when I first moved in and neighbors are really noisy, but overall it’s a pretty decent place to live.

They’re right on time & communicate very well about any issues your having. Not too many problems here but when there is. I know I can count on them to get the job done.

So far, since February 25, this has been a great experience. Maintenance has been timely when I needed them, easy to pay rent on line, thankful that you have workers to come during the day to clean the stairs and walk area. I so appreciate Kings Mills and Henderson's Webb. God bless you all!!!

My last maintenance request was due to my pilot light being out. In and out in less than ten minutes. Great job!

The area is good for the most part. But my items have been being stolen from out front and outback of my home. They’ve stolen my children’s linked toys and scooters. They’ve also stolen lawn furniture like my chairs and tables. The leasing center also cares more about appearance than the well being of there residents.

Since I’ve been living at Kings Mill, the maintenance have been doing a wonderful job!

The guys in maintenance at Kingsmill are polite and always willing to help out plus they leave no stone unturned till they get the problem fixed

Maintenance always responsive to your needs. Once the call is placed, they are prompt in fixing whatever the problem maybe. They have outstanding customer service and follow up as well.

The maintenance crew who works on my apartment are respectful, helpful, and go out of their way to get a job done. They come in a timely manner and always draw a conversation in a friendly way. Couldn't ask for better.

Kings Mills Apartment is a great apartment complex to live in i have been here for over 20yrs. Management is great answering any question Mantaines are very friendly very close to schools and we even have our own little creative kid center

Mind you it was just a simple pilot being out but so far my experience has been pretty good. I guess when my BG&E got turned on I had a out pilot light and my junior one bedroom was smelling a lot like gas! And because I already have an underlying issue standing in my kitchen actually was detrimental to my health! I called up the minute I said something they contacted my property manager who promptly decided that was an emergency and even though I had left to go to my storage unit that maintenance would be coming by and fixing it which they did! And honestly some of the complaints I think are a bit much considering all in all this is a great area and it's a perfect first apartment for me by myself. I even hope to one day bring my pets with me. It is a quiet and great neighborhood really.

Dave is extremely ? caring during a crisis. He was able to assist with smoke detector malfunction which resulted in carbon monoxide detection of low levels. In conclusion, he contacted his direct report and immediately corrected my emergency. After a weekend away, we came ?? to a brand new stove. The new addition brought harmony to my kitchen . The family is very happy especially ME. Hendersen Webb cares about its residents.

Maintenance and Janitors are AMAZING! Those men are kind and very respectful. They need to be acknowledged more and rewarded for working in the trenches!!! Customer service is also excellent. They are patient and kind over the phone. I only gave 3 stars because of the Property Manager. This would have been a 5 star review but the property manager is a "fast talker" with a "get over" spirit! He is always my ONLY negative experience. He talks too much about why something should NOT be fixed and how normal it is to have rodents, flooded sewer water, leaks etc. He is always over-explaining and recommends the minimal most basic repairs.He recommends repairs I can do..none of his recommended repairs are done with excellence. NOT ONE!!! When the other maintenance guys come on their own... I get excellence!!! I have to really stay on the property for a quality repair. I have not had 1 rodent in my apartment because I pushed him to the extreme to rodent proof my apartment. I literally had to fight for that!! Its a shame!! My neighbors have complained of that issue. But thanks be to God, I pushed him to seal the holes! He tried to sell me on the idea that living with rodents is normal and he has no issue with it. That battle was real but I won!!! I pay my rent and I am a customer. If I don't like mice then I dont like mice..period! I don't live the way the property manager lives and I should not have to be forced to live his way. I have a phobia for mice and I shouldnt have to fight for that just because the Property Manager has no issue with them! I pushed for it and I won! It's the property manager that need development and training! I don't wish for anyone to lose their job. However, someone need to hold him accountable better. He is a salesman not customer care focused. I still have a ceiling that has mold from a suction pump flooding over into my apartment. My ceiling and walls have brown stains and mold. They have also buckled!! He does the minimal. He ordered the contractors to paint (1 coat) over the molded, dirty water stained, buckled wall instead of just repairing the wall altogether. The mold and stains are still present. I am so confused. Again, this place could be great! Because of my experience with the property manager, I can only assume that Kingsmills have NO money to invest into these buildings! Maybe the company is struggling financially. That is what it feels like!

The Property Staff is always friendly, Whenever I call with maintenance issue they come right away and take care of the problem. I would definitely recommend this property to my family and friends.

I lived in theses apartments for 2 yrs and some months I love it when I first moved out here I lived on Hadwick but now my kids are getting older I have to find more space but kings mills is the best never had a problem with nobody I work come home and stay to myself but I love my place I live on the 3 rd floor and the ppl under me fuss and fight but other then that it’s a great Community

This place deserves 0 stars. Pictures look nice, but like a horror movie, you won't know how bad everything is until you get comfortable.

I lived here for four years in the leasing office. Although I had some not-so-great neighbors at first (illegal drug use, bad/loitering children), I can say that the property owners and the area overall are great. Prices are very reasonable, maintenance comes when you call (including emergency maintenance), and all customer services folks I’ve come across have been friendly and accommodating. Although my lease is up, I would definitely live here again if I ever needed to. The only downside is bugs. During the summer the neighborhood gets these large roaches (??) or beetles (??) that sometimes get inside, and small bugs that seem to be attracted to water sources (bathrooms and kitchens). They rarely do extermination and when they do, it is FORCED. All cabinets and closets must be emptied, and pets must be removed from the home. If you don’t do it on their time, they fine you and threaten to evict you. In my four years this has only happened once. As a new resident who had JUST settled into an empty apartment, it didn’t make sense to me that they wouldn’t exterminate before I moved in.

They have a mice infestation and refuse to do anything about it , maintenance people are lazy , rent is cheap for a reason , apartment buildings are old and ran down , the place is falling apart.
