We have lived here for almost 10 years. Started in a one bedroom now in a 3. Never have to worry about anything. Marzena and Jimmy are so helpful. Maintenance is very quick if there is an issue. We love having a pool in the summer and access to the gym all year round. Our apartment comes with washer and dryer which is great!
I’ve been living at Kings Village since 2021, and honestly, it’s been one of the best choices I've made. Ms. Marzena is amazing! She’s super kind, warm, and really understands what residents need—definitely a gem for Kings Village. The complex is always clean and quiet. The apartments are spacious with tons of closet space. Plus, it’s pet-friendly, so there’s plenty of outdoor space for pets to enjoy life. They’ve got a pool, gym, and walking trails, making it easy to stay active. I love living at Kings Village and I'm sure you will too.
My partner and I have been living here for just over 3 months now and we have enjoyed it every day! Prior to our move we met with Marzena who was very helpful and very easy to work with and has a great personality. She isn’t just a leasing agent, she cares about the tenants and shows interest in our personal lives to get to know the people who live in this complex! She made the whole process as smooth as it can be as moving is always a stressful time! She has been very good with communication, even responding beyond office hours in quick minor emergencies. We were offered a fully renovated unit with new appliances and everything and able to stay within our budget! The rent is affordable in my opinion considering everything that is included and it’s a lot, the only extra expense we’re responsible for is electricity and WiFi and honestly I think that’s a steal! The units are well maintained considering the buildings are around 60 years old I believe! The property itself is always manicured, and kept clean and is always appealing to the eye and has been consistent since moving here! Neighbors have been very friendly, no one makes too much noise and mostly keeps to themselves and we feel very safe here. At night the whole property is well lit and still feels safe! The pool is never crowded, it’s a nice temperature and is always clean and big enough for everyone to enjoy their own space. Before finding Kings Village we looked at many other complexes and did not see very good reviews but the reviews on Kings Village were very promising and after just 3 months of living here we have not been disappointed and truly feel we found the golden spot to settle down for a while! Safe to say Kings Village is a top choice and would recommend anyone to consider moving here, you won’t be disappointed!
We have live in Kings Village since 2012. Marzena, the office manager is always very helpful in our own request for work needing taken care of, but as a complex as well. There are always timely alerts as to when water may shut off in certain buildings for boiler work. Notices of when pesticides are being sprayed on lawn and when state inspectors are coming for annual inspection. Marzena also treats me as an individual human being not just a tenant. This is important! We are not just a business commodity, but people who may have special needs or just a friendly ear which listens to my personal issues as well if I need a sounding board. And the fact that we can garden in ground in front of our patio is wonderful. Truly happy to live at Kings Village.
We moved in back in late 2020 and have been there for over three years now. To start, the maintenance staff and front office are very friendly and helpful when you have a problem both with things that need to be fixed in your apartment and documentation you need. It also has an excellent location at the end of Budd Lake with easy access to Netcong, Hackettstown, Roxbury and Flanders, not to mention route 80. The neighbors are nice, and we've never had any problems with crime in the area. There's a gym and pool on site, although I haven't personally used either. People get a little daunted by the rules of the lease, but honestly, they aren't that restricting and KV leaves you alone for the most part. There are some downsides. I've heard rent is up 50% from when we moved in for the same type of unit. A lot of the "new" appliances, like our faucets, didn't last long and started leaking within the first year. Access to laundry rooms ends at 8pm, which gets inconvenient on weeknights (this could be fixed easily with a key fob like the one on the gym door). We had a honey bee problem in our outside wall our first year that Kings couldn't do anything about because of protection laws (our neighbor at the time took matters into his own hands after the nest grew to a few hundred bees). And even though we had a good monthly rate in 2020, rent has gone up around $100 a month every year at renewal (that's about an 8-10% monthly increase every year) which is a little rough in these harder economic times. Overall, the experience at KV has been pretty good. From what I've heard, Village Green may be a better place to look these days from a purely financial standpoint, but KV is definitely still better than Overlook.
I am just nearing the end of my lease and I couldn't be happier to renew it! The staff is wonderful. They are incredibly helpful and always there to answer questions. Maintenence acts quickly and is willing to take care of anything you need. It is a beautiful place to live and my time living here has been such a positive experience.

I’ve been a resident of Kings Village for 2 years now, and I cannot say enough wonderful things about the complex. First the apartments are well maintained, large rooms and a lot of natural sunlight. Large closets and our balcony is also a generous size. You can tell they pride themselves on keeping a well maintained property. The landscaping is always done perfectly and never any garbage to be seen. They plow the parking lots in a timely fashion. There is always ample parking for residents and guests. Maintenance is top notch, they are friendly, efficient and reliable. My neighbors are wonderful, and the complex is a quiet, nice and safe place to comfortably raise a child in. They have a lovely pool, playground and walking paths. Marzena in the leasing office is awesome. She is very knowledgeable, kind and helpful. She is truly a part of what makes this complex so special. I am so pleased and satisfied with my time here.
I have been living here for 2 years and I rarely have any issues, but if there is something that needs to be attended to, I call the main office and speak to Marzena, who is a pleasure to work with as well as the maintenance staff, they are very thorough and efficient. The grounds are kept very clean and manicured. The area is very quiet and safe, neighbors are very friendly... The apartments are very big in spacious and a lot of light comes through which is a beautiful thing. I really love my apartment. Anyone interested in wanted to live here should definitely checked it out....
Great location being close to route 80 and roue 46. What makes it so great though is the super friendly staff. Also they are very prompt if you have any issues with the apartment.
I moved here approximately 4 yrs ago from a 4 br house, needlessly to say it was an adjustment. However, I have come to appreciate no longer concerning myself with lawn maintenance, fixtures or snow removal. In my opinion Kings Village is top notch in that regard. The grounds are beautiful, prompt response to needed fixtures, maintained laundry facilities and a genuine concern by management in regards to their tenants. As an added plus I enjoy using the beautiful pool during the Summer. I have a 1 br apt and it has an updated kitchen with plenty of space, beautiful hardwood flooring, and a large walk in closet. It is quiet here and the location is convenient to shopping, restaurants and major highways while still having a "rural" feeling of farmland close buy. In regards to affordability and due to increasing rental prices I've come to appreciate that heat & hot water is included with my rent.
After coming from an apartment complex who had kicked me out due to having a puppy I came across a Kings Village. I knew it was the place to come when I realize how friendly and welcoming the entire staff was and how excited they were knowing that I had a puppy. Every time I had any sort of issue in my apartment they were always right there to help me. I think it’s great how communicative they are and always keeping us in the loop about what’s going on in the complex. The staff never makes you feel like you are bothering them or inconveniencing them with anything small or big. Marzena has been my go to ever since I first moved in she has been so accommodating and so sweet with all of my silly questions that I tend to have!
My husband and I lived in Kings Village for 3 years before we purchased a house and moved out. While we were here we had an overall very positive experience. No apartment complex is perfect, but we really enjoyed our time here and look back fondly on the memories we made while living in our first apartment together. Whenever we had an issue in the unit (which didn’t happen often), maintenance would come over within a day or two to help us solve the problem. Our neighbors were lovely people and relatively quiet, and I never felt unsafe walking around the complex by myself. They recently put in new laundry machines that are card operated and, while I preferred using quarters, the new machines definitely had a higher capacity than the old ones. We could have used some updated carpeting in our apartment, but other than that I don’t really have many complaints. All our appliances functioned perfectly and we had no problem with the plumbing or heating. We could adjust the heat by using the dial on the baseboard in the living room (heat and hot water were included in the rent price), and the shower was delightfully hot every time we used it. Overall, if you’re looking for a relatively inexpensive place to live that still takes care of its residents, Kings Village is the place for you! :-)
We are all very disgusted with Kings Village. They put notes on tenants doors saying they need to replace the heating zone valves and drain valves so the heat will be working better. This was a lie what they actually did was lock out the heat by installing a mechanical thermostat hidden on the radiator and an inoperable digital thermostat on the wall where we used to be able to a just the level of heat. They did not even bother to put the batteries in the digital thermostat nor did they bother to wire it up to the heating system. It was all lies from the beginning. For the nonadjustable mechanical hidden thermostat they installed a small indoor power transformer into the outlet socket that cannot be removed because it is screwed in place.
Great place to live. People in leasing office are very nice and respond to maintenance requests promptly. Would recommend it for anyone looking to rent an apartment in this area.
I've lived at King Village for over three years and had to leave because I got a job further away. I loved it there! The neighborhood was quiet and I never felt like I was in any danger at night or during the day. The apartments are large and affordable with a lot of widows that allow for light to come in. Marzena was very kind and accommodating while I was there and didn't hesitate to help whenever a problem arose or a question needed an answer.
Elderly family member just moved in and they are so accommodating and great! Marzena the office manager there is so sweet, thoughtful, and wonderful to work with-she really made the move very easy for everyone. The apartment is clean, ungraded and move in friendly. We are very happy with our choice!
I was fortunate enough to move into a newly upgraded one bedroom apartment that was more upgraded than the upgraded model and it was gorgeous. It had darker cabinets in the kitchen which I really liked, a microwave and nicer floor tiling. The stove and fridge stood out since they were old but it still was nice. I also had brand new hardwood floors. The main thing that sold me was the large walk in closets. My apartment had two as the one in the living room was a walk in. So much storage!!! The area itself is usually a quiet area and the pool was a nice touch for summer time. Sarah in the main office was always very helpful when it came to parking passes and quick responses. The maintenance staff was very helpful and friendly as well. Vortec was extremely nice! If you are looking for a nice upgraded apartment within a tight budget I recommend Kings.
There's no fan in the bathrooms and the tiny window doesn't do much so if you live here you'll have to deal with the fact that you will have mold on your bathroom walls and ceiling. They haven't done the proper repairs on my roof in over a year (despite complaints) so we constantly have critters in our attic that keep us up at night. If not that it's our neighbors who are constantly fighting downstairs at all hours of the day and night. The parking situation is absurd despite management comments below. They claim that they are unable to do anything for me when they wrongly towed my loaner vehicle after telling me the parking pass that Was given to me by management would be good for 8 days. they towed that loner car that does not belong to me on the night of the 8th day. Management also had a description of the vehicle and my license plate number but now can do absolutely nothing for me now that the vehicle has been towed? Management has absolutely ZERO consideration for there residents because they fail to realize that we are actual people. People who deserve peace of mind when parking their vehicles at their own homes. Im sorry but without that just how great can a place be? My situation just goes to show that even with a visitors pass you don't know what will happen. I was not the only resident towed that night. Not to mention the fact that at Kings Village we have extremely large visitor lots than when we moved here we were told people can use whenever they wanted. Management does not care and will do nothing for you if you car is towed, They find any way that they can make money and run with it. If you want to live in a place where you have peace of mind don't pick Kings Village. Yes there bedrooms are larger than some of the other places but no other places tow vehicles. Kings Village also has shut off the water of the residents atleast 5 or 6 times in order to do repairs. This may sound like no big deal but it is when the water is off all day. You cannot shower, brush your teeth, wash your face, flush the toilet, boil water. You can't have good hygiene without water. I am not okay with the fact that I could wakeup in the morning and go outside and my vehicle is gone. I think that management should be a little bit more understanding and helpful when it comes to these issues because yes, they may have made some money off of towing two of their residents that night... But now they will be loosing me as a resident.
One bedroom, spacious, full kitchen, great view. Great place to raise a family and is safe.
i like mu appartment but have a issue with centipieds
The apartment complex is always very nicely maintained, however they are always doing constant renovations that interfere with parking lots, hot water being turned off, and laundry rooms closed. The apartment itself is very roomy wit plenty of storage space. The maintenance men are always quick to respond to any issues. However, the manager of the complex is always very rude and always complaining about something. The pool is also not included in rent.
First of all, the cost of the apartment sets the standard. The appearance of the apartment is ok and seems too good for the price. The floors are not level, the safety of the surrounding area is questionable and the staff is not always empathetic or helpful when in dire need of assistance. All of these traits are keeping this from a 5 star rental. You do however get a large amount of space for the cost of the rent. We were told there were no pets allowed unless they were grandfathered into the lease but we see puppies everywhere. If you're looking for a quiet safe and reliable apartment complex look elsewhere. If you don't care much about the yelling of kids, the occasional police cars in your parking lot or a rude staff member then rent at Kings Village.
Nice area; quiet, well maintained, close to local schools and shopping centers, family friendly.
The complex is far enough away from the main road that it is not hectic but close enough to be convenient. The office staff is friendly and always willing to help. Maintenance is timely and courteous. If you live in one of the units along the road, you will hear traffic, otherwise noise is not an issue.
I have resided here for a year, including super storm Sandy. I have nothing but good things to say about the staff supporting the complex. The apartment I am in has had no issues and the management seems to be pro-active in trying to prevent any. Right after Sandy, during which many trees were knocked over and some roofs therefore damaged; crews arrived to take away the trees and do the repairs that were required. I would tell anyone looking for some place to live that if the location is appropriate the complex is excellent.
After reading the reviews and looking at the pictures, I was a bit disappointed when we saw the apartment. Its smaller then I thought, and just trying to get up the steep tiny stairwell to get up to the apartment made us know it would be a pain to carry groceries up those stairs. Scenery is nice, but for the $, its just not what we thought it would be.
