Ballenger Creek is a charming master planned community that provides all the serenity of the suburbs with the convenience of the city of Frederick, just four miles north. Renters enjoy an even mix of spacious apartment communities and townhomes for rent. Ballenger Creek Park and the shops on the eastern border of the community are two of the area’s biggest draws. Locals gather at the retail centers along Washington National Pike to catch a movie or grab a bite to eat, while the park provides acres of green space, athletic fields, playgrounds, and more. This is a popular spot for families since it’s just outside the bustle of the small city of Frederick, but it’s close enough that the amenities of the city are just a 12-minute drive away.

Property Ratings at Kingscrest Apartments
We moved into Kingscrest in2017. At the time it had a different management company than us current. We moved out 4 years later. The change over in companies was basically smooth and didn’t impact our experience too much. Staff are generally helpful and patient. The maintenance department was responsive and early on our A/C went out. They had an emergency unit in place until they could get us a new heat pump. All in less than a day. For a 400+ unit property I call that pretty amazing. Our move had much less to do with them and more the changing needs of our family. During Covid they obeyed all the directives and management did what they could to alleviate any financial hardships. They worked with local authorities to help tenants with back rent. So we have little to complain about. I would have given it 4 stars but I felt like in the last year the company ( not the management on site) tried to use intimidation tactics for those having financial difficulties due to Covid. However when I reminded them of the law and how things actually are they backed down. So yeah like any Company they do what they can to get a profit. But it’s a very safe and quiet area and many things are close by which is helpful. We never had issues with bugs or spiders. And in general they did a very good job in keeping the outside clean and looking respectable. So yes it’s a good place to rent just be sure to read everything and know what you are signing. The office staff is friendly and the manager does listen and responds positively. So why isn’t it great? Compared to other units in town there are better layouts and more in living space amenities. But if you need a place to be for a while and your needs are met by basic layouts, it’s very good. I suspect post Covid it will get better.
This place has an infestation of spiders & other types of bugs! Instead of renovating the outside & trying to make it "look" nice so they can rent out more properties; they need to hire the best exterminators to deal with the horrible bug problem they have on the inside. I've lived there for 2 years & have seen every kind of insect you can think of. It's totally unacceptable to charge people that much rent & have them living in spider infested apartments. I kill at least 2 spiders a day. Who wants to walk into their bathroom & see a huge spider in the sink or shower. Or on ceiling above you when you wake up. Thank God I move next month! What a complete nightmare!!!
My experience has been horrible. Typical bait and switch tactics. They have separate trim levels that equate to $150 price differentials. Rent prices change on a daily basis. I did the credit check; passed. Two weeks later I went to submit my $300 deposit and the apartment wasn’t available. Waited until an equivalent apartment was available. Sent in my deposit and had a quotes rent. Now when I get finalized paperwork. The rent had increased by $150 and all of the associated fees and deposits are now higher. Apartments.com has prices listed cheaper than their office staff. This is very shady.
I moved here in March 2014 and have loved it since day one. The apartment complex is very clean and in a very safe neighborhood. The management team is very friendly and know residents by name, which I think is very nice. The amenities are great (small fitness center, business center, pool, playground, and tennis courts). Each apartment has its own washer, dryer, dishwasher, balcony or patio, and walk in closets. Very quiet friendly neighborhood
I have lived here in this aparment complex around two years now. The location is great for the access to highways, stores, downtown Frederick, and trails/parks. The area where this apartment complex is located in is great for those who look for a family lifestyle. It is a very quiet area. When I was looking for a place to live in Frederick, MD, this apartment complex is one of the cheapest locations that actually have a dryer and washer inside of an apartment which is one of main keys to my decision of living in this apartment complex. The type of amenities this apartment complex offers based on the monthly rent amount is great. I actually could afford to live in another apartment complex which generally is more expensive but I do not think it is worth to pay more than a person should pay monthly for an apartment so I am generally satifised with what this aparment complex offers to everyone in generally. If you are looking for an apartment that you could save a little of money generally when you compare to other apartments based on the type of amentities this apartment complex offers, this is definitely a place where you should consider to do that. One thing I wanted to mention is... For me, this is a great location to have an access to nice parks and trails. There is a great, simple trail that is located right arcoss the apartment complex and by the elementary school. It is great because people could excerise by walking, running, riding a bike, walking with dog(s). Also, if you were wondering about the utilities for this apartment complex, it cost $35 flat fee for water and trash only as of 8/30/2015. Of course, there are always a couple of negative issues for every apartment complex. The main issue I have with this apartment complex is the maintance requests. I have experienced several issues that I requested the maintance staff to come and fix/take care of. I could be wrong but I noticed that they sometimes don't have enough people on the maintance staff to be able to address all requests quickly enough. Based on my experience, they sometimes come quickly (within 24 hours) to fix the issue but other times they come like one week later to fix the issue. I guess it all depends on how critical a request is. If you are one of those people who are time-sensitivity when it comes to fix the issues, this apartment complex might not be the right place for you. However, I am really satisified with the way they are able to fix the issues quickly.
All of our experience with this place has been less then mediocre. First, the apartment we originally were assigned, the week before move in was no longer available. After a few hours of going back and forth with the leasing office, we got a comparible apartment. Having already set up electric and cable, we then had to go through the run around to get the address changed for each company to set ip their services. We've been in this apartment for 5 months and still haven't had a maintenance person come. When we first moved in we had to fill out an inspection. There is a broken light cover in our laundry room that has a 5inch sharp shard of glass hanging down. We received an email a month after moving in that said they were short staffed but our maintenace request would be dealt with soon. 5 MONTHS. Still nothing. We never received pool passes either. They had someone come in to replace air filters 1 month ago and they didn't show up on the scheduled date. As a pet owner, we had to lock our kitten in our bedroom for 2 days straight. I realize that's not the end of the world but they didn't bother letting us know that they had to reschedule until 6pm on the originally scheduled day. The apartment itself is ok. The appliances in the kitchen are old and the stove top burners are uneven so your food cooks unevenly. When we applied for an apartment you could opt for updated appliances but it cost $200 more a month. Overall we are less then impressed. Better luck next time.
I have lived in the apartment complex for 2 years now. Since I moved in, it has been a good experience. I did not have any major issues with the apartment complex office. The only major issue I would say for this apartment complex is maintance does come quickly sometimes but it does not sometimes. It depends on how busy the maintance team is. When someone from the maintance shows up, he or she tends to be very friendly and takes care of the problem quickly as possible for me. It is not 100% major issue but it could only if they do not respond to the maintance request quickly enough. The neighborhood is great. It is silent with normal general activities. Majority of residents are workers and families. I haven't experience any issues with anything regarding parties, distributance, etc. It is a great apartment complex to live in based on the rent amount monthly. When I compare the prices, utilies, space with other nearby apartment complexes, I believe it is one of the best options in the area.
We moved in May to our new apartment. Fireplace, that was a surprise. We have our own washer/dryer too. The neighbors aren't too bad and nothing major is broken or aesthetically horrible. We did our move in inspection and found a shattered light fixture in the laundry room that hasn't been fixed yet. That's the only major complaint of the apartment. Now on to paying rent. I love using the online payments.... But I live with my girl friend so we split rent. That's not an option online when you pay. It does ask you what amount you want to pay, but if you put in a value less than the total rent, you will receive an error message. So you have to do a check or give the other person your half so they can deposit it and pay the full amount. It's a pain. We also received notification about pool passes. The letter said to return it to the office and the amount requested will be sent to you...... Well it's been 2 months and we haven't received our passes. Others have. So we feel management only treats tenured tenants with respect, not newer ones. In general, not a bad place to live, but the management office/rental company is horrible.
Been living here for 1 year now. Safe community, very nice neighborhood. I live in a 2 bed 2 bath. The size of the apartment is good and not bad for the price. Doors get a little stuck when you shut them. Appliances are a little old. Maintenance is good from what I experiences. Parking always available. Overall I would recommend this place.
