I’ve lived here for the past few years and everything has been great! My unit is a renovated townhome and the washer and dryer is an added bonus. The community is quiet and safe enough for me to walk during the morning/day/evening. My neighbors are quiet and cordial when I see them. The online portal allows for easy payments, easy communication with management and easy maintenance requests. The maintenance team responds within an hour or less which is phenomenal. I don’t have any issues with roaches, bedbugs or rodents in my unit. I do have crickets pay a visit on occasion but that beats roaches!! The floors upstairs are too squeaky and the walls are thin but that’s to be expected in old structures like these. Overall I’ve enjoyed the past few years here at Kingsley.

I've been here for the past 3.5 years, and it's been great! I have a renovated townhouse with stainless steel appliances and a kitchen island. The online services are exceptional: Easy to pay rent; easy to communicate with the office and residents; easy to request maintenance. The response time on maintenance requests is phenomenal. They typically respond within an hour or less after the request. My neighbors on the left and right of me are cordial and very respectful. I work from home, and they don't interfere with my workflow. On weekends they are still quiet and respectful as I'm attending church online. When my neighbors do have events at their home, I'm respectful of them as well. The safety of the community allows me to walk daily without incident and the maintenance and office team is usually on the grounds which allows me to interact with them. The office staff is very friendly and responsive. I got locked out of my home one day and they responded timely to get me in. I have no roaches or rodents, but the crickets seem to invade my home on occasion, but a little Windex with vinegar takes care of them. The floors are squeaky, and the walls are thin, but that's to be expected with older developments. Overall this place has been a true blessing to me and my family.

First, I will give the plus about the community. It wouldn't be fair just to go off. The office staff is very helpful. Maintenance, though they seem to lack real experience tend to patch up things fairly well. They are very nice and respectful. The issue is the lack of any real security. They drive around and sit in their vehicles when you do happen to see them. County police visit the property day and night which is quite unnerving. The children on the property are out of control. It feels like a juvenile delinquent proving ground for kids 5 and up. As a parent of a 9 year old I am not at all comfortable with allowing my son to go outside and play and that is NOT okay. I recently witnessed a group of boys gathering at the soccer field who were throwing lit fireworks at each other and one had what looked to be a gun. I looked for security and they were no where to be found. I have witnessed children starting fires, stealing Amazon packages, peeing on buildings, fighting, and cursing each other out. I have been cursed myself by a few. Parents are non existent. Trust me, I have tried to find them. This weekend I was coming into the community twice and saw grown men peeing behind trashcans. It depressed me. If this property doesn't get a handle on the issues it'll be unsalvageable.

I have been living here for about 5 years and I have been raising my daughter. It is a very nice place to live because of several reasons. The maintenance is always helpful when you need something, assistance is there when you need it, and you can't forget about the convenience of the restaurants right across the street!
I have lived here in Kingsley for a year now and I can not be more impress on how great the service is here all the way around the people are so friendly. I recommended to everyone to talk to Meylin she is great and goes above the customer service.if you are looking for a home come rent here I give it a 100% rating but you can only give this a 5 star.
I have always lived in Falls Church but I have lived at Kingsley for the last two years and I can truly say how happy we all are to have found a place to call a home. The community is very frindly and peaceful. The people in the office are always helpful and great at get anything I might have a problem with fixed. What I like is there is no extra charge. I recomend Kingsley to everyone.
What I love about Kingsley Commins is I feel at home everyone is friendly and very helpful. The ladies at Kingsley ar always here to help. I have been here for over 9 years and don't see my self moving any were. Come into Kingsley and talk to Merlin she is very sweet and always here to help you with a smile on her face. You will love living here
The staff at Kingsley are very great even Meylin call the office and ask for her. they are very helpful n friendly. The community is a Nice environment. You are very close to everything and this is a town house not an apartment. I love my home.
I have lived at Kingsley Commons for many years and I love living here. My family live's here now as I'm sad to move as of today. If you are looking for a place to live this is the place I would recommend for you to come in to the office and talk to Meylin, she is the best leasing consultant they have. Meylin has been so helpful and has made my stay here the best. She has great customer service and always has a smile on her face. Meylin and the staff at Kingsley Commons is what I'm going to miss the most. Why have I chooses to stay here and keep coming back it's because they are right across from a shopping center and very close to DC. When you live at Kingsley you get a family feeling everyone is always greeting you and very fast at getting the job done. The location is a safe place to raise a family and is a very clean neighborhood.
I lived here 6 years and it is very convenient to everywhere. 2 minutes to 495 and 95. Recommended to everyone.
I have lived here for 4 years And why i choose to stay here is because its close to every thing. My kids go to fairfax public school. You get treated very well by everyone here in the office. Yes I recommoned Kinglsey if you are looking for a place to feel like home.
I Helman have lived here for more then 10 years, must say that the community is really nice and quiet and because I am close to the belt way closed to the stores and restaurants it's very conviniet to live here. If anyone ask's I really recommend Kingsley Commons to live here

I have lived here for more then 8 years and I love it here I think Kingsley commons is a nice and quiet place to live in. Ana the leasing consultant is great and very helpful, all the ladies always provide a good service and always have a smile in their face. Maintenance is also great they respond in a timely manner. Overall is a nice area because we are located near the belt way DC, VA and MD a lot of stores, buses and restaurants near by I definitely recommend living here.
I like that we are located near a shopping center. The Leasing office girls are very nice you can come on in and talk to them they are Like family. This area is very safe I just love were I live.
I have been living here for almost 5 months and I have not seen any animals. I like the trankila area near the bus stop the shoping nearby and the school buses just like in kada eskina that is excellent, easy access to many things. Very good attention by phone as well as the staff in the office.
This "community" doesn't even deserve a 1 star but I had to chose a rating in order to warn people to steer away from this place. The management is horrendous. We ended up terminating our lease shortly after moving in and over 2 months later we were still receiving water bills because the management company failed to turn off the account under our name. When we called and spoke to the individuals in management requesting them to inform Studebaker of when our lease was terminated, it was a nightmare. A simple request for them to pick up the phone to have an incorrect bill taken out of our name was too much to ask and we had to "wait for a call back" from management. Keep in mind, we tried reaching out to Studebaker first in hopes to just resolve this ourselves because to avoid dealing with the incompetent management at Kingsley but unfortunately, Studebaker had to be informed by the property. Not only are we STILL dealing with these people 2 months after moving out, I don't even have the energy to sit here and warn you about everything they did while we were living there for the month that we did. Just a few things... they treated our townhouse for pests with no notice AND while our pets were inside. We came home to a notice on the counter that things have been treated but we received no prior warning that anyone would be entering our house (which is illegal by the way). When brought to the attention of management, they denied anyone even entering our home. We then had to confirm with the pest control company OURSELVES to in fact confirm that someone did treat out home while our pets were inside. All outside dryer vents were clogged with lint and dust-- a very dangerous fire hazard. And when they came around to clean gutters (again, with no warning to the residents) we came home to a back patio covered in limbs and rubbish along with a personal item shattered to pieces. I can literally go on and on, but long story short this place is AWFUL and the management is utterly pathetic.
Roaches, Bed bugs, Rude management and Poor maintenance.
You have easy access to everything. Stores across the street. Bus stops. Restaurants. Highways. Everything!
The rent it to high they have lousey maintence service i would not recomend no human being to live here.
Kingsley Commons is a tight knit community of townhouses. My roommates and I truly enjoy how close it is to the DC area. The main floor is very nice and offers plenty of living room and kitchen space, while the upstairs bathrooms provide excellently for my roommates and I. So glad we made the decision to move here.
