Venice Beach is brimming grit and LA character. This colorful, coastal locale sits in the west side of Los Angeles, and is known for its laid-back, eclectic energy.
You’ll find a distillation of Venice Beach in the street performers, bodybuilders, and beach-goers that congregate at its namesake Beach and Boardwalk. There’s an equally entertaining mix of restaurants, bars, and shops along the boardwalk. You can get your poke and a tattoo all within an afternoon. Even though Venice has retained a lot of its character from the formative Beat Generation that congregated in the neighborhood, there’s plenty of everyday offerings just off the beach. You’ll find premiere local and designer boutiques along Abbot Kinney Blvd, along with food trucks stationed there every first Friday.
There’s a variety of listings here. You’ll find newer, pricier apartments closer to waterfront, with the more characterful listings closer to Lincoln Blvd.

Property Ratings at Kinley West LA
Kinley West LA is a very beautiful apartment. Management seems very attentive and helpful, and maintenance is super responsive and helpful. Only complaint is the noise level here as we are on a Main Street and right next to construction.

Property Manager at Kinley West LA, Responded To This Review
Hi there! Glad that you are enjoying our community. Let us know if you need anything else!
I am delighted with my experience at Kinley West LA. Both the staff and the maintenance team work collaboratively to make residents feel at home.
Since I moved into Kinley West L.A., the management has been very understanding, professional and courteous. They keep the building clean and remind tenants to do their share. Kinley is a beautiful and excellent building. It seems very solid. I have my privacy and can interact with other tenants within the building.
Kinley West LA has been a great experience so far! Kind staff and secure building with great layout
First of all, the leasing staff at the Kinley, Glenn & Maybell are phenomenal and made my experience apartment shopping a breeze! The apartment is always clean and smelling great which is a plus. The overall quality of the units are also solid, so far I haven't had any issues. It would be great if there was a better parking system for guests but otherwise the community is great!
TLDR: The worst management and living situation for myself and many other residents. Especially when marketed as a 'luxury building'. We have stayed at places a fraction of the cost and had a much better experience at those. Nearly all the residents I talked to were incredibly dissatisfied with their time at the building and tried to move out early. There are only 3 guest parking spots in the entire building, and there is close to zero parking nearby which makes it incredibly difficult for guests to visit. Despite paying a 50$ monthly fee for parking, the building had more cars than parking spots so by the end of the day you would not be able to get a spot and had to park far and walk at night (usually alone). Moreover, the parking facility itself was plagued by problems. The bottom floor would routinely flood during rain and if you are a resident paying a premium to have a reserved spot (which other residents would sometimes take due to lack of parking) you would want to be in an area that doesn’t have inches of water covering it. Additionally, the breakdown of two elevators left us with only one functioning lift for the entire building, located at a considerable distance from some units. This resulted in frustratingly long wait times and added strain, particularly for those with mobility issues. This was particularly annoying during the move out process The lack of consistency and effectiveness in management was a recurring issue. There was frequent turnover in management that led to a lack of accountability and responsiveness to residents' concerns. Despite our efforts to address issues promptly, the management's dismissive and rude attitude + lack of follow-through only made the situation worse. The most frustrating issue was the mishandling of our security deposit refunds. After we moved out, my roommate and I were charged $280 for damages we did not incur. Getting this amount back was an ordeal that lasted over seven months, where my roommate and I called and emailed the building weekly. After finally securing the refund, we were hit by a debt collector that the building mistakenly notified, further highlighting the incompetence and negligence of the management. It took an additional 3-4 months of constant emailing and calling to get this fixed. The fact that we had to consistently call a building a full year after we had moved out should be reason enough to find another spot.
The building is very nice. It is spacious, with an easy to comprehend lay-out. The apartment office has been very good in assisting me. The apartment is quite nice. The other tenants have been courteous. The location is very good. I am settling in.
Kinley West LA is about as good as it gets! Happy to be a part of this residential community.
Where do I start?... Constant issues with parking - there are many rules, but they are never enforced. There is not enough parking, so people will park in your reserved spot and allow it to happen (they are supposed to tow, but again, no one enforces the rules here). Dirty/smelly hallways that reek of dust and weed (and this building is new, and supposed to be non-smoking). The basement gets constantly flooded!! This caused two elevators to be out of service for over 3 months and damage to the storage units there (including mold!). If you had to park there, you almost had to swim to get to the stairs or the only working elevator. It literally smells like a swamp. People take their dogs to pee next to the pool even when there are dog-designated areas. No security, people leave the doors open, and more than once I've seen suspicious people rounding the halls. Hot water runs out, so make sure you take a bath before anyone else wakes up! They will show you all the cute areas during your tour, the gym, the pool, "sky deck"... (and they are cute!), but, please, do yourself a favor and look elsewhere. They are not worth all the other headaches or the high price of their units. I regret the day we moved in.
Just an FYI, the 1/26/23 review was 100% written by management. I’m actually impressed because it’s better written than their building-wide emails, but I digress. The parking garage doesn’t have enough space for all residents which is a huge fact management leaves out when they’re trying to get you to sign your lease. The elevators have been down for almost a month and management hasn’t communicated when it will be done. The water is always lukewarm at best. Most good reviews were written before the new management came in and messed everything up. Do not sign a lease here.
The building and amenities are great and the location is pretty convenient but the management makes it hard to enjoy living here. They don't respond to emails in a timely manner, they often communicate information late, and they don't really do much to enhance the community experience here. The elevator has been broken for weeks and they haven't been providing daily updates like they claimed they would. Parking is another issue here. Unreserved parking is $25/month, but they keep converting Unreserved Parking Spots into Reserved Parking Spots making it harder to find parking if you do not have a Reserved Spot. We ended up upgrading to a reserved spot which costs $150/month. At this point they might as well reduce the cost of Reserved Spots because it seems like they are trying to get everyone to pay more for parking when in reality they did a poor job ensuring that there would be enough parking spots for all residents.
Changing the management was the worst decision Greystar made. Live here if you want to deal with no parking, no communication, no hot water, and no working elevators!
The Kinley West LA building is architecturally stunning and it seamlessly blends in with the adjacent bluff. The community areas--e.g., the pool, gym, club area and sky deck make it seem as if you are staying at a top tier, elite hotel. The lobby, the hallways just speak with elegance and the apartment itself is gorgeous. Entering the apartment, you are met with majestic high ceilings; and the apartment is perfectly appointed with a dazzling array of the most eye appealing, exquisite and ultramodern appliances. In addition, we just have to say that the five-star staff truly lives up to its mission, "Redefining Excellence in Apartment Living." The Greystar staff provides free events such as no expense spared pool parties, ice cream socials and on and on. Renee, Anthony, Cheyenne, and Tony have shown an exceptional, genuine care and attentiveness to all our needs--absolutely remarkable. We feel fortunate indeed to call Kinley West LA home!
Whenever it rains the basement parking is flooded with water, all three elevator not working for several days, management constantly turning parking spaces into reserved parking for 150 a month, some resident are charged 25 for parking as first come basis otherwise you will have to park across the street and walk to the building where there are homeless people on the street. Not safe.
The building is nice and new but has an extreme shortage of parking spots. Although there’s no charge for “unreserved” parking, very few unreserved spots exist and those are also available to guests or anyone else who can enter the garage. If you come home in the evening after 9pm it will be almost impossible to find a spot in the building. To guarantee parking at the property, you must pay an additional $100 - 140+ per month for “reserved” parking. No other parking options exist. When parking is full, management’s suggested solution is to park at HHLA (for $10/night)across the street and walk home. It’s only a 5 minute walk - but still? Factor parking in to the cost of living here because it is not fully disclosed that the building’s parking garage does not have enough spots to accommodate all residents and that parking shortages are frequent. Hope this info helps!
As many negative reviews said, this place is abandoned after changing the management. Do not stay here, you will regret it. This building is poorly maintained by the new management.
This place has degraded in management since the switch to Greystar.
It is a beautiful building located across from Hughes building, very quiet, just one incident where someone was drunk and running down the hallway. Just hired new managers who are not as friendly as the previous staff. Hot water continues to be issue around 9 AM and 10 PM when everyone has finished talking their showers in the building. Each apt unit doesn’t have individual water heater.
I recently moved into Hanover and had the smoothest move in process. I am moving from out of state so I was very nervous about finding movers. The management team recommended several companies and assist in the move every step of the way. Thank you!
Amazing place to live! Great location and love the apartment!
EVERY DAY IS A VACATION. Thats what Hanovers website states and it is not an exaggeration by any means. In fact, Hanover West LA is even more fabulous than depicted on their website. The building is architecturally stunning and seamlessly blends in with the adjacent bluff. The community arease.g. the pool, gym, club area and sky deck make it seem as if you are staying at a top tier, elite hotel. The lobby, the hallways just speak with elegance and the apartment itself is gorgeous. Entering the apartment, you are met with majestic high ceilings; and the apartment is perfectly appointed with a dazzling array of the most eye appealing, exquisite and ultramodern appliances. The physical aspects of wonderment that Hanover provides are exceeded only by the one-of-a-kind, world class, five star staff. From the application process to the move-in and then finally, actually residing here; the experience has truly been a joy. Kristina, Kaitlin, Jin and Stephen have shown an exceptional, genuine care and attentiveness to all are needsabsolutely remarkable. We feel fortunate indeed to call Hanover West LA home! Our advice-- get here soon, apply now. Hanover West LA is filling up fast!
Luxury living, safe location , breathtaking views and excellent service.
This property has gorgeous floor plans, a beautiful rooftop deck, and an outdoor area with pool that is amazing. The leasing staff was professional and knowledgeable. Very impressed with the whole property.
Highly recommend! The management team is professional, welcoming, and extremely helpful.
Moving to Hanover West LA was the best decision I made for my relocation! They help you through live virtual tours and pay close attention to every detail when it comes down to your needs and wants in your apartment. They were very communicative and responded quickly whenever I had questions and always followed through with my questions. I would highly recommend the property if anyone is looking for a brand new luxury apartment with best service!
5 star community! I recently toured with Jin and she was able to answer all my questions and concerns. I have decided to rent here and am so excited to move in. Thank you Jin!
Beautiful property, great location, and amazing staff!
I toured Hanover West LA and moved in the following weekend after a two month apartment search. The building is new! I love being the first person to live in my unit. It gives the feels of a luxury, boutique property. The office staff is friendly and pleasant to work with, which I find refreshing. I smile when I come home from work.
Beautiful building in a perfect location! The location is perfect there are shops, restaurants, and beaches within walking/biking distance. I cannot say enough about the team at Hanover West! They are all extremely nice, very helpful and kind. Very impressed with everything!!!!
I just maltitude Hanover West LA, and I really cannot say enough good things about it. They approached every conversation and hurdle with kindness and empathy, and I cannot express how much I appreciate that. My apartment is beautiful. I'm so looking forward to my fresh start here.
Great selection of floor plans and color schemes. Very nice gym, pool, lounge area, and quality appliances. In addition to the top-of-the-line appliances that you'd immediately notice, I particularly appreciate their attention to detail and never cutting corners on the little things. Examples of these little things include, a farmhouse sink, a powerful ventilation fan in the bathroom, a rainfall shower head, impressive sound insulation in both the doors and walls etc. It is apparent the owners spared no expense on the construction of this apartment complex.
Space is very clean and appliances are new. Nice hardwood floors with great closet space. Good amenities and staff.
It's almost like your living in a swanky hotel. Everything I always clean and the amenities are A
Hanover West LA has honestly been an extremely pleasant experience from the first visit, to move-in, to daily living. The premises are modern and well-maintained. The management/office staff are so kind and pleasant to interact with and the proximity to stores and airport couldnt be more perfect. From someone who has lived in several new buildings, Im enjoying my new home.
