Property Ratings at Knightshade - Historical Access
I move in the fall of 2022 with 3x3. The unit is horrible, filthy, and covered with dust. Bugs, ants and spiders all over. Broken light in the kitchen. The floor had white paint everywhere. Wall is dirty without being repainted. Find many roaches in the kitchen/ my bedroom and living room. Screen doors have ripped. My toilet leaked. Call for pet control.. Not show up until 2 weeks later. Overall.. Not worth your money. I Super regret moving in. Find elsewhere for a better price with better service.
Just moved in. Lots of live ( biting ) bugs, hair in sink, floor, bathtub. Furniture dirty / disgusting, as is floors. Apartment not as advertised/ marketed. Maintanance - management is slow / unresponsive. Students / service / safety not important to this company or local leadership.
I have lived at Knightshade (formerly Retreat) since I was a sophomore in college (I am a senior now). I am glad that I have had this experience throughout college, I have met met my girlfriend and someone of my best friends here. The cottage style of living is very suited to whatever lifestyle you desire, having parties with friends or having a house to decorate and hang out at. The management staff has always been respectful, but I really do appreciate the new management under Cardinal, I am excited to see what the new year brings!

I have toured multiple properties in the area and Knightshade by far has the best staff to work with. They respond to calls and emails quickly and when I ask questions, they always take the time needed to explain so I understand their responses.

This place is a joke, lived here for a year and got paired with a roommate that was the complete opposite of what we asked for on our roommate pairing sheet. We had issues our entire lease with her and the company gave us false promises and never withheld their end of the deal. Had to deal with THREE different management companies within a couple months span, and the one that is there now is the worst one yet. You can call the phone number as many times as you want, no one will talk to you and if you do get ahold of someone they're useless. Our power bill goes over constantly, not due to the residents but due to maintenance saying everything is fine when clearly it is not. They've lied to my roommates and our parents and have absolutely no care in the world for their residents. They don't own up to their word and never have, the house was great and the community and amenities are great but Alejandro lied to my roommates and I and we even have proof and they continue to not care, I am leaving this community and never coming back due to POOR MANAGEMENT. I have never seen anything like it. Steer clear and save some money.

New management lied when stating they would replace the internet system by the new year in an email to all residents in November. Property only gets 600mbps for 200+ houses & over 700+ residents. That is the same speed the International Space Station receives. Spectrum came in late 2020 and set a throttle limit of 30mbps for each house because the system was being overloaded. The internet system used is from 2010 when Bright House was still a thing. All other student housing options for UCF receive well over 200mbps+ per residence and have state-of-the-art access points. The property was built in 2014, but has the access point (Wi-Fi) technology that was released in 2008 when AC (5g Wi-Fi) was released that same year in 2014. It is not ethical in my eyes to state "High Speed Internet" on the website, when in reality it is limited to 30 mbps. All basic plans from Spectrum, AT&T, Xfinity start at 100mbps nowadays, so expect a downgrade from the internet from home. Time for an upgrade!!!

Hello! Thank you so much for your review, as we greatly appreciate your honest feedback regarding your concerns. When time permits, please give the community manager a call. We'd love to discuss your matters at hand. Have a great day and I look forward to your phone call today!
Multiple houses had a power outage happen at 6:30pm. NO ONE IS ABLE TO HELP. When you call Knightshade, you get taken to a third party call center who has to call maintenance for you. Maintenance never picked up. They don’t even have the phone number to the Property Manager, the MOST important person who should know about the situation. So then I called duke energy myself and the earliest someone can get here is 11:45pm. We’re left stranded and Knightshade is no help to anyone here at all This is 5 stars so it doesn’t get buried. Real rating 0/5

If it was possible to give zero stars I would. Between the violence, the theft, the damage, to cars the constant incompetence of the staff. I would write more but honestly not worth my time I finally got out and don't recommend anyone to try it.
Had a problem recently with third party maintenance coming into our cottage and rooms unannounced and at one point the entered my roommates bathroom when she was gone and knocked over her straightener and shelf onto the ground and left the toilet seat up when she is a female and wouldn’t have left it up. All of the roommates contacted the main office and were all told that someone would get back to us. Myself and my mother have both called back 3 times each to try to get an answer as to why and how they can fix it in the future and are always told we will be followed up with and never are. i even went into the office in tears when men who were cleaning the air conditioning entered our unit without even ringing the door bell and then once i asked for a supervisor or for them to leave until i had official permission and they said no and continued working and didn’t have a supervisor name to give me. Still trying to figure out what is going on and how people are entering our cottage. Many problems have occurred before this such as a leaking window taking nearly a year to be repaired correctly.
Value: Last year I moved into a Springmore which is a 4/4.5. To start, the house is huge. The rooms are spacious with a large walk-in closet albeit a smaller bathroom. The living room is large with a large kitchen. It’s a newer property and the house more or less reflects that. The property, however, does not. Throughout the year there was trash nearly everywhere all over the complex, which is probably reflective of how this complex being majority Greek life and the result of the frequent parties that occur here. During my tour, I was assured that there would never be overages and that it’s typically uncommon for a house to go over the utility cap. That was a big lie. Every month I got overages ranging from $5-$35. One month it was so bad management sent out a mass email (a result of probably a lot of complaints) to the residents trying to justify the unusually large overages that month. This place also literally charges you for everything. Want to live inside of the gates? Premium charge. Want to live by the pool? Premium charge. Want to live by literally amenity? Premium charge. Staff: With the exception of one or two employees, the staff is literally a joke. Almost every time I needed to go to the office to pick up a package the employees would swear to one another and throw stuff at each other because they didn’t want to be the ones to have to go get it. The CA Jada is, by far, one of the rudest people I’ve ever met. On move-in day I had questions for her and she literally “yepped” at me as she walked away to the back of the office. I don’t know what it is about her, but she seems to have an innate eye-roll reflex every time you talk to her or ask her a question. For whatever reason, the manager here feels the need to bring her Pomeranian to work. I can’t even count the number of times I went into the office just to be barked at. During a taco event, the dog peed in the clubhouse and she made another one of her employees clean up after it. Like... really? I’ve also seen her walk her dog in front of future residents parking (which is literally right in front of the office/clubhouse) and not pick up after it. I get that the employees here are college students, and this is just a “college job” but you’re representing a company that has invested a lot of money into this property... the least you can do is act professionally.
I had a great experience as a resident at The Retreat. However, once I moved out I experienced many issues with management. First there were ridiculous charges on my move-out statement. For example, they charged me for a gate clicker when I never even received a gate clicker. It took them months to correct the mistakes they made on my move out statement and give me my deposit back. My second issue is that they continued to leave my name on the apartment subsequent to me moving out, so I was was still being charged for utilities by SimpleBills. I called The Retreat several times to resolve this issue. Each time I called they told me they would take care of it and never did. At the end of the day they are out to get and keep your money. Management moves at the pace of a snail with no regards for your time or money. Yes I enjoyed living here, but there isn’t anything that sets this apartment out from the rest. Moving in was a smooth process, but they made moving out an EXTREME hassle.
I love where I live and the management and maintenance crew make it great for college living. The best pool in the entire ucf area. Granite countertops. It's college living so be sure you won't mind the occasional noise. I've lived here for two years now
Pros: The Retreat has a lot of curb appeal. It is a beautiful community with really nice amenities, updated appliances, a nail salon on-site & much more. It also has a very home-y feel & it's nice to not have to deal with as much noise as you might in an apt, where ppl are living above & below you. No other student housing community offers the cottage style homes that the retreat does. Literally a college students dream! Cons: If youre not the party type this probably isnt the place for you. I am currently a graduate student & found the party atmosphere a bit annoying at times. Just a week ago I went out to my car & found hot sauce splashed all over my drivers side door & window. This is the type of thing that drunk students like to do on the weekends. Also, although the cottages are very beautiful, it is obvious that they were built in a rush. I have had some small issues like my door knob coming unhinged & my shower faucet coming apart from the wall. Pests are an issue. Upon moving in in August we had ants take over the pantry & trash. There was also a centipede infestation throughout the community. I mean centipedes crawling all over the living room floor..it was gross.
