Property Ratings at Knoll Gardens
I have lived at Knoll Gardens for 2 years and have had a mixed, but overall negative, experience. The apartments are spacious and there is ample parking, but that’s about where the good points stop… I have had problems with roaches and ants starting from about 2 months after I moved in. They are I my bathroom, kitchen (even inside the dishwasher) and living room. Management does not do anything about the bugs unless they come into your apartment and SEE THE LIVING BUGS in your apartment. They do not “count” if they’re dead on your counter/floor and will not treat your apartment unless they literally see them crawling around…so there’s that. My neighbors are lovely, but noisy. I’m on the second floor, if my downstairs neighbor’s kid is running around or the neighbors I share a wall with have a party, they might as well be in my apartment it’s so loud. I moved into a filthy, uncleaned apartment. They had done some renovations (placed laminate flooring that was peeling up by the time I moved in, fixed bannister which is fine) and every surface was covered in this fine grey dust from construction. The windows and cabinets had a layer of grime (maybe from prior tenant) that I needed to scrub off. The apartment was NOT MOVE IN READY by any means. Lastly, my apartment has mold. I have suffered serious health problems because of this. I asked maintenance to come in and check for mold, and of course, they didn’t find anything! Shocker! I did a mold test myself and I have mold in my bedroom and in my bathroom. Whenever I’m in my apartment, especially my bedroom, I am congested and wheezing. I have actually had to go to the hospital TWICE because my reaction was so bad. I thought I had developed allergies and went for rounds of testing, but no, it was the mold. PLEASE PLEASE PLEASE heed the warnings you see in the reviews online. It’s cheap for a reason.
The staff in the management office is very professional and helpful in the application process. Clean offices and apartments. Makes a person feel like they are somewhere special. Alex helped me and the other kind girl even shared some advice.

This place is awsome... Maintenance is perfect they always come on time.....I love it
Management here does nothing to help! They let tenants get away with anything even if it is in direct violation of the lease. Maintenance enters your apartment without warning even though you need to give direct permission for them to do so. The apartment complex itself is beyond dirty. Broken glass, garbage, broken pieces of equipment used to fix the apartment just lays around. You only get something accomplished here if you know someone and it is very obvious.
It has been a pleasure working with Nicole. She always picked up my phone calls and was very thorough with explaining how the lease process works here. She was able to get my paperwork to me in a timely manner and provided me with a great amount of information. Would recommend Nicole to everyone who is looking for a nice affordable and comfortable apartment.

You will have lifetime experience of dealing with worst staff that one can even not imagine. They are rude, arrogant, don't treat you like human being. Condition of apartments are worst. You will be living with some guests like roaches, ants and bugs. Rent is definitely lower as compared to other communities but you want to have lowest standard of living possible in US, to save $100-$150 per month, go for it.
Leasing consultant NICOLE is the worst and least helpful, if you have any questions she will yell at you and is always irritated. She is really rude to people as she is aware she has power and no action will be taken against her as the. rent is LOW and people are always waiting in queue for apartments. Leasing office will keep making mistakes,loosing your documents and are not even sorry for it.So if you find your important information in wrong hands, don't be surprised !! They say it is a NO PET society but you will see PETS pooping everywhere. Roaming on streets. NOTE: It is advised to have water treated if there are PETS in the society. The speed limit in Society is 15 mph but you will see people driving no less than 40mph and worst is kids playing on streets, running everywhere, hiding in parking lots. The maintenance is even worse, the street lights don't work, the laundry rooms stinks and have roaches everywhere. 4 machines for a building.

WOULD NOT RECOMMEND LIVING HERE! Please read the negative reviews. If I could give 0 stars I would. There's a reason the rent is so cheap. The maintenance team is terrible - extremely unprofessional, rude at times, just generally painful to deal with. ***The apartments are INFESTED with roaches. We are not the only people that have this problem. Many people in other reviews have also complained about roaches. The exterminators have already come at least 3 times and we're still seeing bugs everywhere. They keep telling us it takes a few times to completely eradicate the bugs. It does NOT take 3-4 visits to exterminate a moderate infestation! My parents had a much worse, truly extreme, roach and ant infestation in their 4 bedroom house and the exterminators were able to exterminate everything in ONE day.*** The maintenance team is completely unhelpful and oftentimes rude. At this point, I think its absolutely insane that I'm paying money to live in a roach infested apartment and they can't hire decent exterminators to come and fix it. What's worse is that the exterminators only come on Fridays - now they're telling us if we want them to come before Friday, we would have to pay for it ourselves. Please, do not rent an apartment here - there are plenty of other apartments nearby that are far better, in the same price range! We've had so many issues here that it is frankly just too much to list. If I get some more time this weekend, I'll update this review with more details. I truly would not recommend living here at all.
One event with maintenance that directly affected me was when my apartment developed a serious roof leak. The ceiling in my bedroom one day and all of a sudden was wet. I had a second floor apartment, and no third floor in the building. Clearly this was a roof leak. At first the ceiling was just wet, but after maintenance finally responded; it was so long that mold and mildew had already started growing. The ceiling was discolored in large areas, and the powerful smell of mold filled the apartment. I could not sleep in the bedroom for weeks. After they were done, no one was willing or able to explain how this hole got there. With the repairs one would think they would replace the ceiling sheetrock, but all they did was paint over it after the sheetrock eventually dried. This could have developed into a serious health problem. Anyone breathing in mold over a long period of time can develop health problems. This could have developed into a VERY SERIOUS CONDITION due to taking a cheap shortcut. The rules are not enforced equally to all tenants. One restriction in the lease, which is a common one, is that no dogs are allowed, but the people who lived below me were allowed to keep one. When I approached them about it, they said that it is ok for them because they have friends who work in maintenance. Why should the rules apply to some, but not all tenants? Vehicle parking for tenants and visitors is another major problem in a long list of issues. There is nowhere to park anywhere near your apartment at night because of how many cars stay there and never move. Broken down cars are left abandoned for long periods of time, taking up vital parking spaces. I have seen people working on a boat all summer long and not moving it, taking up a spot. There are tenants who keep a lot of cars to one apartment, and in the winter they leave most of their cars covered with snow all winter long, while they carpool anyway. Other tenants block spots to reserve them with furniture and cones. One nearby apartment owned a series of old muscle cars that they are constantly working on in the parking lot. These cars are often broken down, and don’t move. Arguments and fights breakout over parking. The parking lot is total chaos. Management needs to step in and find a solution. There has to be some kind of compromise.
I don't understand why there is absolutely no organization when it comes to parking, first come first serve is one thing but I don't understand why the people who have a parking lot behind their building don't use it then they end up parking in the spots that belong to buildings that have limited parking?? not to mention handicapped spots that just take up space because the cars in them NEVER MOVE! why can't each apartment just have one assigned spot? why is that such a difficult thing to set up?? and the snow removal is atrocious, it doesn't even look like they tried to plow...I cannot wait to move out next year!!

I moved in 2 months back and everything is good except for the floors. Floors have bumps here and there. Also there are so much of left offs from floor finish which makes us feel like walking on sand.. Wish this is fixed to have a pleasant stay.

Lived there for 2 years and overall it was good. Besides the ton of cockroaches and their lack of getting rid of them. Left the appartment in better condition then as we moved in. Did not get my security deposit back after the contract ended due to not giving notice apparently. Big ripoff. Take the amount of the deposit into account when renting because you won´t see it again!!

According to your Lease Agreement which is a legally binding document, all residents must advise Landlord in writing no later than 60 days prior to lease expiration on their intention to vacate the premises or to renew lease. Failure to comply could jeopardize the return of security deposit. As a standard policy and practice, our office sends Lease Renewals 90 plus days prior to end of lease in order for residents to advise us accordingly in a timely fashion. Beautiful apartment. Spacious in a busy body town. The only downfall is how expensive rent can be month to month. Especially as a single parent. I just wish it was a little more affordable.

I live in the Knoll Garden Apartments. in Lake Hiawatha, NJ. Been living there now for 16 yrs. It is not to far from a grocery store, laundry mat, library, restaurants & gas stations, even post office. The apartment complex has a large pool & small one for the little kids, plus tennis & basketball courts. I live on the first floor and it makes it easy for me to put the groceries and laundry baskets through the window instead of having to carry everything up stairs.
