Property Ratings at Knollwood Manor Apartment Homes
One A/C unit does not equal air conditioning. My third floor unit gets AM sun in the living area and PM sun in the bedroom. Even with blinds closed at all times it climbs well into the 80s inside in the summer. I can't sleep in the bedroom at least four months of the year. The only A/C unit, in the living room, runs so loudly I can't hear the TV or radio unless I turn up the volume unreasonably high. They don't shovel snow on all the walkways. I've fallen trying to climb over snow piles between the parking lot and walkways. They don't do a good job plowing the parking lots, either. They leave a half-inch of packed snow that freezes and is hazardous to walk on. Don't rent here at all if you want a smoke-free apartment. I often smell cigarette smoke in my building. Fellow residents smoke outside the entrances, and the smoke and smell wafts up and through open windows into my apartment and the often open window in the stairway. The office isn't good about telling residents about maintenance work. I've discovered the water's been turned off in my building a few times with no heads up from them.
This complex was "okay" in the 70's-90's under the original ownership. However, it is now a crumbling, decrepit and decaying eyesore and there are more issues than one has time to list. I hope to see the property razed/demolished in my lifetime.
Just moved in last week and so far its been amazing, the staff is wonderful and everything is maintained so nicely!
I just moved out of this complex. The area is amazing, it's what I loved most about my stay. However, upon moving out there was a situation that was very concerning to me. I had begun slowly moving into my new residence from my apartment. A week before the end of my lease, I stopped by my apartment to pick up more boxes. It was the first visit I had made to the apartment in about 3 days. What was concerning to me was, when I walked in my AC unit was turned on (meaning that someone had been inside my apartment that day- it was set on a timer and was off when I last left.) I assumed it was management, perhaps showing the apartment before I moved out, and it bothered me. I asked my leasing manager about it because I was upset that I had not been notified. When I asked, the manager suggested that it was "probably someone from maintenance". She reminded me that my contract states anyone from the maintenance team can enter my apartment to deal with any maintenance issues, without notice (apparently). I personally feel that a phone call or letter beforehand would be nice. I would want to know beforehand if someone would be coming or going while I'm not there.....On top of all this, the manager spoke to the gentlemen on the maintenance team- and all of them stated they had NOT gone in my apartment at all for any reason. The fact of the matter is, someone was in my apartment without me knowing, and no one can tell me who or why. I am so glad I am done with this place. If I weren't moving out already, I would have decided to do so immediately after this situation. How can you expect your residents to feel safe when you can't keep track of who has access to your apartments?! They need to work on their organization and security if you ask me. Absolutely unacceptable.
Moved in last January. At first, we loved it. It was quiet and in the winter, it was always warm, even with the heat off. During the summer, we learned it was basically a frat house. Parties, drunk kids smoking late at night and loud people blowing horns. Now. My girlfriend is pregnant and they won't give her a spot close to the door for the winter. This means that she has to walk through deep snow, because they don't shovel. Last, matainence can come in whenever, which violates NYS law... but, it's hidden in the contract, so whatever. Don't rent here
This place is really nice. Honestly we enjoy living here. There are a few issues currently that will hopefully get resolved. The pool has a clear leak that hasn't been fixed yet. Our roof had a leak over the sinter and the problem was "fixed" but not really, there is mold in the air conditioner, and the place is all carpet. However, we just got a new thermostat and I'm sure the maintenance guys will help us with the current issues. Maintenance is very fast and helpful with the exception of the roof haha, but that wasn't their fault. We have a lot of space here and there are constant updates. We just got a new boiler system and they are rebuilding the storage units in the basement. Overall, not bad and definitely a good space for the price particularly because of the cheap Fairport electric bill. We are staying another year.
Ever since i moved in about 1yr ago i noticed that the Maintenance staff is very professional, Anytime i had any issues there right there to take care of you, No matter the time of day. Im taking the time out of my day to write this review so that the maintenance crew gets the credit they most deserve.. Thanks Al, Kurt, and Jon YOUR ALL AWSOME!!!
