Property Ratings at Knollwood Towers East Apartments
As of this review knollwood towers East has become a sketchy, shady, scammy place to live. There have been deaths, harassments, frequent water outages, and constant construction noise. There’s dried blood on different hallway walls and nobody is ever in the office.

Hi L Blair, Thank you for your feedback. All concerns can be reported to knollwood@ipgliving.com.
I loved this apartment at first, but then after Sage took over, it has gone downhill. No one is ever at the office. I call and no one gets back to me. Packages get stolen so often. Outside doors or garage doors don’t get fixed in a prompt manner, which effects the security of the building. The parking lot is FILLED with potholes that have never been fixed. The whole building is way dirtier than it ever used to be.

Hi Anna, Unfortunately we have been dealing with short staffing recently and are trying to cover as much as possible. In regards to each of your concerns, the Hopkins police department have stated that package theft is an issue in not only Hopkins but in the entire Minneapolis area. Anytime the garage is in need of repair a vendor is called immediately as this does affect everyone in the building. We are in the process of having the potholes repaired. The building continues to be cleaned by RWK cleaning on a daily basis and we have a great groundskeeper that has been with us for the last 6 months. If you have any questions, please get in touch with us at (866) 908-7884 or knollwood@ipgliving.com to discuss further.
There was a point when this building was a rare gem - an affordable, no frills but well-kept rental in an inner ring suburb. It was still owned and operated by the very man who built it as part of a construction endeavor decades earlier. Vacancies were rare with waitlists common, and the onsite manager (emphasis on ONSITE because they lived here and had a vested interest in the building) was professional and treated the tenants with dignity. People stayed years and years, because it was quiet, safe, comfortable, and clean. Sage Management out of Irvine, California bought it, and it is not a place I wish to call my home any longer. The building has gone from a happy and settled community to a slum. It is dirty. It is deteriorating. It is unprofessional. It is poorly managed. It is a miserable place to live, and it is truly a shame. It's hard to watch a place you called home turn so foul so quickly. You may end up paying more to go somewhere else, but save yourself the trouble of moving to Knollwood Towers. Because yes, it really has gotten that bad.
If I could give the community zero stars, I absolutely would. It's gone downhill very rapidly since the new management company, SAGE, purchased it. Issues: Unresponsive management: The manager does not return phone calls or emails, and there is essentially no onsite manager, though they claim they have office hours. USPS and Fed Ex just leaves packages outside the office door now. I manager literally will not cal you back. Filthy and unmaintained: There are several broken washing machines, one which has had sitting water in for several weeks. The building is filthy now with stains on the carpets and dirt and grime every where. There are also mice traps all over the hallways. Unexpected water shut offs: This feels like its a weekly occurrence. There is no notice from management, and we will go hours without water. Overflowing trash: It's not unusual to see the trash and recycle bins absolutely overflowing from lack of pick-up. The place is a disgusting. You can do better.
Building is fairly dated and units could use a renovation. I had a one bedroom that was decent in size for the price. When I lived here, the elevators were constantly down or just wouldnt work properly and it seemed the water would get shut off A lot. I also got my car broken into and management never did anything to make things more secure. Also, the view outside is pretty awful and if your windows are open, you will hear traffic and people outside. You'll also hear the train and police sirens every hour or so at night.
I have lived in these apartments for a while. I have lived in both a studio and 1 bedroom. They are small but they do the job. Nice to have a balcony (west side is much better than east side balconies though). Having electricity included is really nice; just one bill I don't have to worry about. Getting things fixed if needed is a smooth process and very timely. Property manager knows you by name which makes it such a friendly place to live. The only con is rent going up $40 or so each year. When I first lived in my studio I was there for 3 years with rent never going up, but the last 5 years it creeps up each year. I understand that happens, just a pain. It is a great area so definitely worth the money (which is lower than many places around).
My husband and I lived in a one bedroom at Knollwood Towers East for four years and I lived in a studio in the same building for almost two years before that. This apartment is quiet, secure and is in a great location. Because there are only studio and one-bedroom apartments most of the tenants are young professionals or older singles in the building. No noise from kids running around in the hallways. The building has made several improvements to amenities in the past few years, including adding a workout room that has a couple treadmills, elliptical machines, a stationary bike, and weight machines. It was never overcrowded when we went to use it. Julie, the apartment manager was always very helpful and friendly whenever we had a question and maintenance issues were normally resolved within 24 hours, if not the same day. Close to biking trails, restaurants, grocery stores, Downtown Minneapolis and downtown Hopkins this is an ideal spot for anyone looking for a good price on a great apartment. We only moved out because we have a baby on the way and needed more space.
At the time I moved into this apartment (a few years ago), I was seeking something smaller, secure, and simple. These apartments met all of my needs. It's got the right amenities, secured parking and comfortable living, and is very, very quiet. The construction is concrete, which minimizes the anxiety we might have as tenants about being noisy or disruptive. Hopkins will continue to develop and grow in the next few years, and Knollwood Towers East has provided me with an easy way to go shopping, be close to freeways and biking trails, and maintain an affordable lifestyle. The staff is receptive to maintenance, helpful with inquiries, and rapid in response via e-mail or telephone. The neighborhood will continue to grow, and I'm excited to live here!
This was my first apartment living alone and i was very concerned with safety in general, but at KTE I instantly felt safe. The doors are not left open and the garage is only opened by other tenants. The price is great and its nice not having to worry about an extra utility bill. The building manager Julie is a joy to talk too and is a really great source of information. You will not regret living here.
Excellent and very quite place to live. The rent is competitively priced and the utilities are bundled in with the rent which is very convenient. The location is good, my work place and downtown is within 10 mile. knollwood mall is just 2 blocks away. The building/tenants are very quite as well. Been here almost 3 years and have no complaints.

Thank you so much for your great review! We are happy to see you are enjoying your time here at Knollwood Towers East.
Been living at KTE for a year now in May, and it was an amazing first apartment. A lot of people that I had talked to said it was a lot nicer than theirs and wished they had done a little more research before settling into theirs. It is a great location, management is amazing at communicating and will try and help you however they can. I would definitely recommend living here.

Thank you so much for giving us this great review! We are glad you are enjoying your home here at Knollwood Tower East.
Elevator is constantly out of service, the whole building smells like mildew, water tastes absolutely awful and is constantly being shut off for "maintenance" purposes. Walls are extremely thin, I can hear the TV shows my neighbors watching. I've had experiences with maintenance requests taking as long as three weeks or being told that my request is not necessary and had it refused. I really don't have much of anything nice to say about this place. Please do yourself a favor and check out some of the nicer, similarly priced apartments in the Hopkins/St. Louis Park area!
Two elevators that are constantly out of commission, and when they are working, are so slow that it is almost always more convenient to just take the stairs. It seems like every couple of months they have building-wide water shut off for "repairs" which can be inconvenient-- makes me wonder if they got lead pipes or something. Overall, it is a rather dilapidated building. I'm sure that the addition of the "Brand New Fitness Center!" caused feelings of consternation for many of the residents. Why spend all this money on gym equipment that no one uses, when it could go towards more useful things like washer/dryer machines and air-conditioning units that were made within the last decade? Probably because it is a nice feature to advertise to prospective tenants. Repair requests seem to take an average of a couple of weeks to be addressed.
KTE is great. It's always quiet, and as my first apartment, I'm thankful to be living somewhere I feel safe. I haven't had any problems 3 months into living here, and the resident manager Julie is nothing but helpful! I highly recommend living here if you are looking for a studio or one bed room close to the cities for a great price, knollwood towers east is one of the best options.
I was shown an end unit on the 5th floor, the management had said because of the location that the bathroom and bedroom were cut short. You would have to have a small bed to fit in the bedroom. My king size bed would only have a foot and a half clearance. I measured :) The "underground parking" is off to the side of the building but it is covered and has a small storage closet there for you too. It would have been quite the hike from the parking spot to that apartment.
Good quite place to live. The rent is competitively priced and the utilities are bundled in with the rent which is very convenient. The location is good, everything you would need is within a mile or two of the building. The building/tenants are very quite as well. Been here almost 7 years and have no complaints. Overall a great place to live.
