Curved along Shilshole Bay, Ballard is one of Seattle’s trendiest neighborhoods. Settled in the early 1800s, Ballard has its own identity – historic warehouses converted into lofts, shops, and breweries, the must-see Ballard Locks (if it’s salmon season, be sure to head down the fish ladder and watch the salmon trying to swim against the current through glass panels), and Golden Gardens Park.

We have lived at KOI twice. The first time was only two years after they had started. This second time is for the last three years. I can definitely say current management is by far the best, and we are very grateful to them. They take our concerns seriously, fix repairs almost instantly, and do a fine job.
Koi is a modern and clean establishment. The staff is friendly and professional.
Best leasing experience and most responsive management team of any building in 20 years. The biggest concern of living in any rental unit is the responsiveness of the management team - Knowing that if something were ever to go wrong that someone will quickly reply to your emails or calls is huge. I've dealt with the opposite standards at other buildings and definitely one of the top reasons I chose this complex.
We have lived here twice. The current management team is by far the best and has met our every need with speed and grace. Thanks, guys!
KOI has been a wonderful place to live. The leasing and move-in process was made very easy due to their excellent leasing team. KOI is in the best location in Ballard, relatively quiet, and very well maintained.
The office staff made signing everything very easy. It was a great experience.
Koi is a lovely place to call home! I'm so happy that I moved here with the friendly staff and nice amenities. My studio apartment is spacious with a great view.

We have loved living at Koi. Probably the best kept secret of Ballard. The area is quiet compared to other parts of Market St., its close to many great spots, the staff is incredible and attentive to the concerns of residents. The residents are nice and have been very respectful of COVID protocols. We have nothing but positive things to say about this place.

Being from a different state and moving to WA for the first time, I couldnt imagine having picked a better, well suited community like KOI. It is quiet, respectable, and gated. I havent had any problems and everyone including my neighbors have been so nice when Ive briefly conversed with them. The KOI is a great place to be!

KOI is the hidden Gem in Ballard, it has great floor plans and it's location is incredible. It is on Market street so its close enough that you can walk to everything that is in Ballard yet far away enough that we dont get any of the busy noise and traffic that the rest of Market street gets. We have 6 grocery stores walking distance from us, 3 of them less than a block away! And last but not least there are 15 micro breweries right behind us, literally 2 streets away!!

Koi is very attractive, close to entertainment and Golden Gardens Beach and Burke -Gilman Trail, and on the bus line. Very high walkability: two grocery stores within two blocks. Very well managed and maintained.

Despite the name, there is no KOI pond - but get past that and its a great building where the team takes pride in its excellent and smooth operation. Quality finishes throughout the apartments and common areas make it feel like a step above an apartment building. Highly recommended :)

Decent neighborhood -- dog friendly. People generally keep to themselves -- which also is a perk. Packets of noise here and there. Would have been great if all the floors were concrete or had noise baffles, some neighbors are restless which is annoying if you are attempting to sleep or concentrate (outside of the library or study spot aka barefoot).
Great neighborhood. Amenities are good. Neighbors are generally pet owners or parents who keep to themselves. Many attempts to bring community together. Front desk very polite and responsive. Decent location.
The staff is so friendly and helpfull, they trully care and are constantly going the extra mile to make residents lives as easy as possible.
Good location, near several grocery stores, parks, bus routes, and small-shop retail. The neighborhood itself is fairly private. Suggestion is to live on the first floor or sixth floor if you are a lite sleeper or require quiet from your neighbors above.
Front agents are nice and helpful. They play good music most days. I think they should list some important locations such as grocery stores, gas stations, mail stores, and restaurants to help transitioning guests. Rooms should be both move in and cosmetically ready. All dents and foreign odors shoild be mitigated before client moves in. Also, a special touch would be for maintenance to help with some of the basic move in needs such as providing power tools for move in or basic overstock supplies for nailing pictures, constructing furniture, etc.
