There’s an unmistakable charm to Springfield, a city that exudes the allure of a small town while housing nearly 115,000 residents. Blending modern conveniences with a historic atmosphere, the capital city of Illinois — and birthplace of President Abraham Lincoln — is a compelling Midwest metropolis for renters of all types.
Aside from its presidential history, Springfield is full of culinary delights and entertainment destinations. Cozy Dog Drive-In alleges to have made the first corn dog in 1946, and it’s always a popular spot. Enjoy the shops at White Oaks Mall, fun at Knight’s Action Park, and plenty of breweries just north of the city center. There’s a number of parks and excellent educational opportunities, including the University of Illinois Springfield. The city comes together to enjoy annual events like the Illinois State Fair and more.

Property Ratings at Koke Mill Apartments
Love this property and staff. Great Springfield location too.
Great location, amazing management team, and the nicest neighbors you could ask for. Very well maintained property with a staff that's always ready to help (special shout out to Jade, the pool girl!). So far, so good!
I loved this property when the previous owners were in charge, but the new management is ridiculous. I have gone a total of two full months without a functioning dryer and the new management does not care at all. Will not compensate for anything. If you try to call for updates, 8 times out of 10 they'll let the phone ring until you're sent to voicemail. If you leave a voicemail, they won't get back to you. I heard recently they're charging some residents a water bill out of nowhere. They went about this by taping bills to residents front door. No other communication. Want to reach the lady you're leasing to? That's unfortunate, she's running errands and there is absolutely no way to reach her for hours at a time (during business hours!). These people accept no cash because "money is scary" so have your checks and money orders prepared. I am constantly disappointed by these people and they don't care at all 'cause in the end, they're still getting your money.

We apologize that your experience did not match your expectations. We set high standards for ourselves and are disappointed we missed the mark. We do make it a point to return calls within 24 hours, and currently there are not any messages that have not been returned and we do not have any open work orders for a dryer not working. I want to make sure you are contacting the correct number, 217.572.1363. If your dryer is not operating correctly, please contact us immediately so we can get this taken care of for you. As far as water bills, we did not tape bills of any kind to tenant's doors. We did deliver information regarding how your water bill will look and how this is calculated. These water bills are being delivered via US Mail. It appears that you are not receiving accurate information, so please contact our office with any questions you may have. We have a full office staff and are more than happy to help. Your concern with cash payments, that we do not accept as a form of a payment. We do accept checks, money orders, and online payments. This is pretty standard across the board with other properties. Again, please contact our office for any assistance that you are needing. Our goal is to have happy tenants that love living here!
New owners/management are not on top of things. It takes forever to get something fixed. My AC went out this summer and I waited almost a week before portable units were brought to me. The unit has yet to be replaced. Recently we were told that we would now have to start paying water charges as determined by the total building usage divided by the number of residents. This is not fair as we all have different levels of usage of water. New management seems to only be interested in the bottom line--money. It is disappointing as the previous owners were good, honest and caring people.
Property Manager at Koke Mill Apartments, Responded To This Review
I am sorry to hear that you are this unhappy with our service. This summer we sure got hit hard with such high temperatures. We literally worked all hours of the day trying to find other HVAC contractors that were available to help us get caught up. Everyone in the city of Springfield were backed up for weeks. With close to 100 AC calls we took, sadly some tenants did have to wait longer than we liked. We were in contact with everyone with updates on service if they were having to wait. While we were only backed up on calls for two weeks during that heat wave, I find it unfair for you to base your whole opinion on just that period of time. I am more than happy to sit down and discuss the water bills or anything else you might have a problem with. We take great pride in our property and value our residents! Our goal is to have everyone enjoy their home with us.
This is the best place I have every lived. I am close to shopping, downtown activities, and parks. The area promotes healthy living and the complex keeps a clean pool. The staff here are fantastic!!
